## The Daytona Beach advantage: local knowledge at every level

National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Daytona Beach around its own seasons and events, and our own cleaners and maintenance staff look after the homes.

## Short-term rental and Airbnb management in Daytona Beach

Daytona Beach’s housing runs from oceanfront condo towers on the beachside peninsula along State Road A1A to single-family streets and apartment complexes on the mainland side of the Halifax River. Which of those can host nightly guests depends on the zoning district, because the city limits transient rentals to its Tourist districts and certain redevelopment districts.

Property management in Daytona Beach is shaped by the calendar more than almost anywhere else in Florida. Race fans, bikers and festival crowds fill the town on fixed weekends, then the city quiets down to beach families, snowbirds and university visitors. Good short-term rental management here means planning those peaks months ahead and keeping the unit earning in between.

## Where guests come from

[Daytona International Speedway](https://www.daytonainternationalspeedway.com/) drives the biggest weeks. Its 2027 calendar lists the Rolex 24 At DAYTONA from January 28 to 31, the DAYTONA 500 on February 21, Bike Week At DAYTONA from March 5 to 14 (with DAYTONA Supercross and the DAYTONA 200 inside that window), Welcome To Rockville in May and the Coke Zero Sugar 400 on August 27 and 28. Fall Cycle Scene brings motorcycle crowds back in October.

Outside race season, guests come for the drivable beach, the Main Street Pier and the Ocean Center convention hall on the beachside. Embry-Riddle Aeronautical University and Bethune-Cookman University bring parents, prospective students and visiting faculty. Halifax Health Medical Center and AdventHealth Daytona Beach draw patients’ families and visiting medical staff, and Daytona Beach International Airport puts most arrivals a short drive from the beach.

## Daytona Beach short-term rental rules

The city’s [Land Development Code](https://library.municode.com/fl/daytona_beach/codes/land_development_code?nodeId=DABELADECO_ART11DEIN_S11.5TEUSDE) defines “other accommodations” as a dwelling unit rented or leased to transient persons or tourists for less than six months, and says the use is grandfathered from the later state limits on local vacation rental rules. In the [principal use tables](https://library.municode.com/fl/daytona_beach/codes/land_development_code?nodeId=DABELADECO_ART5USST_S5.2PRUS), that use is permitted by right in the T-1, T-2, T-4 and T-5 Tourist districts and in several of the Beachside, Downtown and Midtown redevelopment districts. It is not listed for the SFR-5 single-family district or the MFR multifamily districts.

In plain terms, a vacation rental in Daytona Beach starts with the zoning map, parcel by parcel. On top of local zoning, any home rented more than three times a year for stays under 30 days is a transient public lodging establishment under [§509.013](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0500-0599%2F0509%2FSections%2F0509.013.html) and needs a Division of Hotels and Restaurants license under [§509.241](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0500-0599%2F0509%2FSections%2F0509.241.html). Condo declarations often add their own rental limits.

## Taxes on Daytona Beach vacation rentals

Rentals of six months or less owe Florida’s 6% sales tax under [§212.03](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0200-0299%2F0212%2FSections%2F0212.03.html), plus any county discretionary sales surtax. Volusia County adds a 6% local transient rental tax according to the Department of Revenue’s [DR-15TDT](https://www.floridarevenue.com/Forms_library/current/dr15tdt.pdf). The county code breaks that into a [3% tourist development tax](https://library.municode.com/fl/volusia_county/codes/code_of_ordinances?nodeId=COORCOVOVOII_CH114TA_ARTIITODETA_S114-32LECOAD) and a 3% convention development tax. Volusia collects those itself, so owners register with [Volusia County Revenue Services](https://www.volusia.org/services/financial-and-administrative-services/revenue-services/tourist-and-convention-development-tax/).

## How Florida Hosts manages Daytona Beach rentals

For Daytona Beach condos, we set race-week pricing and minimum stays early, our own cleaning and maintenance staff handle quick turnovers, and guests reach us 24/7 when a Bike Week check-in lands at midnight.

Our Airbnb management fee is 18–25% of booking revenue, quoted in writing, and a free rental projection comes back within one business day. We also manage mid-term furnished stays and long-term leases, with licensed brokers handling the leasing. Because the city’s rule reaches any transient rental under six months, a home in a residential zone is usually better suited to an annual lease, and we check that before recommending anything.

The rules

## Daytona Beach vacation rental rules

Daytona Beach's Land Development Code treats a dwelling rented to transient persons or tourists for less than six months as an "other accommodations" use, which the code says it has regulated since before the state's 2011 limits on local vacation rental rules. The principal use tables permit it by right in the T-1, T-2, T-4 and T-5 Tourist districts and in several Beachside, Downtown and Midtown redevelopment districts, and do not list it for the SFR and MFR residential districts. A Florida DBPR vacation rental license is required on top of the zoning.

Common questions

## Daytona Beach vacation rental management — FAQs

Is Airbnb legal in Daytona Beach?

In some zones, yes. The city's Land Development Code calls a dwelling rented to transient persons or tourists for less than six months an "other accommodations" use. Its principal use table permits that use by right in the T-1, T-2, T-4 and T-5 Tourist districts and in several Beachside, Downtown and Midtown redevelopment districts. It is not listed for the single-family or multifamily residential districts. Every vacation rental also needs a Florida DBPR license.

What taxes apply to short-term rentals in Daytona Beach?

Stays of six months or less carry Florida's 6% sales tax (§212.03) plus any county discretionary sales surtax, and Volusia County's 6% local transient rental tax (DOR DR-15TDT). Volusia's code splits that into a 3% tourist development tax and a 3% convention development tax. The county taxes are registered and paid with Volusia County Revenue Services.

Can I rent my Daytona Beach house on Airbnb if it is in a residential zone?

The code does not list the "other accommodations" use for the SFR-5, MFR-12, MFR-20 or MFR-40 districts, so short stays in those zones are not permitted by right. We check the zoning of the exact parcel before taking on a home, and where nightly stays are not allowed we talk about longer leases instead.

Do race weeks matter for a Daytona Beach rental?

They shape the calendar. The Speedway lists the Rolex 24 At DAYTONA in late January, the DAYTONA 500 in February, Bike Week At DAYTONA in March and the Coke Zero Sugar 400 in late August. We set minimum stays and pricing for those dates well ahead.

What does Airbnb management in Daytona Beach cost?

Our short-term and Airbnb management fee is 18–25% of booking revenue, quoted in writing once we have seen the property. You get a free rental projection within one business day.
