National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Deerfield Beach around its own seasons and events, and our own cleaners and maintenance staff look after the homes.

## Short-term rental and Airbnb management in Deerfield Beach

Deerfield Beach is the northernmost coastal city in Broward County, on the Palm Beach County line at the Hillsboro Canal. Its vacation rental stock runs from condos and small apartment buildings near the beach and along the Intracoastal to single-family homes in the neighborhoods west of Federal Highway.

Property management in Deerfield Beach is relatively clear-cut. The city registers vacation rentals and sets safety and occupancy standards, but its code says plainly that it does not ban them or limit how long or how often they are rented. Our Airbnb management here focuses on keeping the registration current and the house within the occupancy cap.

## Where guests come from

The beach and the Deerfield Beach International Fishing Pier are the main draws, with a walkable stretch of restaurants along the oceanfront. Quiet Waters Park, a large Broward County park on the west side of the city, brings families for camping, water sports and events. Deerfield Island Park, reached only by boat, sits on the Intracoastal.

Boca Raton’s shopping and Florida Atlantic University are a short drive north, which brings visiting families and campus visitors across the county line. Broward Health North on East Sample Road serves the northern part of the county. Guests fly into Fort Lauderdale-Hollywood International Airport or Palm Beach International Airport, and the Deerfield Beach Tri-Rail station links the city to both.

## Deerfield Beach short-term rental rules

The rules are in [Section 98-106 of the Land Development Code](https://library.municode.com/fl/deerfield_beach/codes/land_development_code?nodeId=SPBLADECO_CH98LADERE_ARTIVSURE_S98-106VARE). It permits vacation rentals in all residential dwellings that meet its standards and the zoning district rules, and it states that it is not meant to prohibit vacation rentals or regulate how long or how often they are rented, in line with [§509.032(7)(b)](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0500-0599%2F0509%2FSections%2F0509.032.html).

Registration has been required since October 1, 2018, and must be renewed by October 1 each year with a notarized affidavit. The city’s [registration package](https://www.deerfield-beach.com/DocumentCenter/View/12584/Vacation-Rentals-Registration-Form) lists the documents: a city business tax receipt, a Broward County tourist development tax registration, the DBPR vacation rental license, a Department of Revenue certificate, the required postings, a notarized affidavit, casualty insurance showing a Deerfield Beach address of record, and a $100 fee. Changes must be reported within 30 days.

The safety standards cover pool and spa safety, an interconnected hard-wired smoke and carbon monoxide system, a fire extinguisher on each floor and battery-powered emergency lighting at the main exit. Each vacation rental may house one family and no more than two persons per bedroom plus two more, and that limit has to appear in the lease.

The owner, or a responsible party the owner designates, must answer a mobile phone 24 hours a day, be willing to come to the property within two hours when needed, accept legal notices, and check the property at least weekly. The registration affidavit warns of fines up to $250 a day for a first offense and $500 for repeat offenses, and the owner agrees to city inspections on reasonable notice.

## Taxes on Deerfield Beach vacation rentals

Guests staying six months or less pay Florida’s 6% sales tax under [§212.03](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0200-0299%2F0212%2FSections%2F0212.03.html) and Broward County’s 1% discretionary sales surtax ([DR-15DSS](https://floridarevenue.com/Forms_library/current/dr15dss_26.pdf)). Broward County’s 6% tourist development tax ([DR-15TDT](https://floridarevenue.com/Forms_library/current/dr15tdt.pdf)) is reported to the county, and proof of that registration is part of the city file.
