Local vs. national

## The Fort Pierce advantage: local knowledge at every level

National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Fort Pierce around its own seasons and events, and our own cleaners and maintenance staff look after the homes.

## Short-term rental and Airbnb management in Fort Pierce

Fort Pierce has two very different rental markets. On the mainland, the historic downtown along the Indian River Lagoon has older single-family homes, bungalows and small multifamily buildings. Across the North Bridge and the South Causeway, Hutchinson Island has oceanfront condos and beach cottages a short walk from the sand.

Property management in Fort Pierce comes with one of the more detailed city rental ordinances on the Treasure Coast. Registration, a designated responsible person, posted house information and strict listing content are all required, so short-term rental management here is as much about keeping paperwork current as it is about guests.

## Where guests come from

Hutchinson Island is the leisure draw. [Fort Pierce Inlet State Park](https://www.floridastateparks.org/parks-and-trails/fort-pierce-inlet-state-park) and Jetty Park sit on either side of the inlet, and the [National Navy UDT-SEAL Museum](https://www.navysealmuseum.org/visit) on North Highway A1A marks the beaches where Navy frogmen trained during World War II. Surfers, anglers and divers come for the inlet and the reefs offshore.

Downtown, the Sunrise Theatre, the Saturday farmers market, the city marina and the Manatee Observation and Education Center keep visitors around the waterfront. Harbor Branch Oceanographic Institute, Indian River State College’s main campus and HCA Florida Lawnwood Hospital bring researchers, students’ families and medical visitors, some of whom need furnished stays of several weeks. Treasure Coast International Airport is in the city.

## Fort Pierce short-term rental rules

[Article X of Chapter 22](https://library.municode.com/fl/fort_pierce/codes/code_of_ordinances?nodeId=PTIICOOR_CH22BUBURE_ARTXSHTEVARERE) covers vacation rentals and what the code calls short-term rentals, meaning rentals of more than one month and less than six. Each needs a rental unit registration from the city clerk’s office that expires and is renewed on its anniversary each year, and a new owner must apply for a new registration. The owner names a management company or responsible person who must answer any call within one hour; three missed responses in 12 months revokes that manager’s ability to manage the unit for 12 months.

Units must meet building, fire and life safety codes, carry a fire extinguisher on each floor and working smoke and carbon monoxide alarms, and post contact, occupancy, parking and trash information within ten feet of the front door. Whole-unit occupancy is one person per 200 square feet of air-conditioned space, overnight on-street parking is not allowed, and commercial events are banned. Every ad must show the registration number, maximum occupancy and parking, and a link to the city’s good neighbor brochure. The state license under [§509.241](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0500-0599%2F0509%2FSections%2F0509.241.html) applies on top.

## Taxes on Fort Pierce vacation rentals

Stays of six months or less owe Florida’s 6% sales tax under [§212.03](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0200-0299%2F0212%2FSections%2F0212.03.html) plus the county discretionary sales surtax. St. Lucie County’s tourist development tax is 5% on the Department of Revenue’s [DR-15TDT](https://www.floridarevenue.com/Forms_library/current/dr15tdt.pdf), and the [St. Lucie County Tax Collector](https://www.tcslc.com/233/Tourist-Development) describes it as a 5% charge on rentals of six months or less, on top of the 7% state sales tax collected in the county.

## How Florida Hosts manages Fort Pierce rentals

In Fort Pierce we can act as the designated management company, answer city and guest calls 24/7 well inside the one-hour rule, keep registrations and renewals current, and write every listing to the city’s advertising rules. Our own cleaning and maintenance staff handle turnovers.

Short-term and Airbnb management costs 18–25% of booking revenue, quoted in writing, and the free rental projection comes back within one business day. Mid-term furnished stays and long-term leases are also managed, with licensed brokers handling the leasing.

The rules

## Fort Pierce vacation rental rules

Fort Pierce regulates vacation rentals and short-term rentals under Chapter 22, Article X of its Code of Ordinances. Each needs a rental unit registration from the city clerk's office, renewed annually and not transferable between owners. The owner must designate a management company or responsible person who answers calls within one hour; three missed responses in 12 months removes that manager for a year. Occupancy is one person per 200 square feet of air-conditioned space for whole-unit rentals, overnight on-street parking is not allowed, and every ad must show the registration number, maximum occupancy, maximum parking and a link to the city's good neighbor brochure.

Common questions

## Fort Pierce vacation rental management — FAQs

Is Airbnb legal in Fort Pierce?

Yes, with a city registration. Article X of Chapter 22 of the Fort Pierce code requires every vacation rental and short-term rental to hold a current rental unit registration from the city clerk's office, renewed annually, plus the state DBPR license where it applies. The owner must name a management company or responsible person who answers calls within one hour.

What taxes apply to short-term rentals in Fort Pierce?

Stays of six months or less carry Florida's 6% sales tax (§212.03) plus the county discretionary sales surtax, and St. Lucie County's 5% tourist development tax (DOR DR-15TDT). The St. Lucie County Tax Collector administers the tourist tax and notes the state sales tax there totals 7%.

What must a Fort Pierce rental listing include?

The city requires every ad to show the city rental unit registration number, the maximum occupancy and the maximum parking on the registration, plus a link to the city's good neighbor brochure. The code also requires the business tax receipt number on advertising. Missing or wrong details count as a violation for each day the ad runs.

How many guests can stay in a Fort Pierce rental?

For a whole-unit rental, the code sets maximum occupancy at one person per 200 square feet of air-conditioned space. Room rentals and owner-occupied units use one person per 150 square feet of the rented rooms.
