## Short-term rental and Airbnb management in Hallandale Beach

Hallandale Beach sits on Broward County’s southern edge, right on the Miami-Dade line. Most of its vacation rental stock is condo towers on the barrier island along South Ocean Drive and on the Intracoastal side around Three Islands and Golden Isles. West of Federal Highway there are older single-family streets and small multi-unit buildings.

Property management in Hallandale Beach depends heavily on the building. Many condo associations set their own leasing rules, and the city adds its own license on top of the state’s. Our Airbnb management here starts by checking the association documents and the city file before a unit is listed.

## Where guests come from

The beach is the main draw for guests. Gulfstream Park, the thoroughbred track with shops and restaurants on its grounds, is inside the city and draws race-day visitors and diners. Aventura Mall is just across the county line in Aventura.

Location does a lot of work for Hallandale Beach. Guests can fly into either Fort Lauderdale-Hollywood International Airport or Miami International Airport, and the city sits between the Hollywood Beach Broadwalk to the north and Sunny Isles Beach to the south. That makes it a practical base for visitors who split their time between Broward and Miami-Dade.

## Hallandale Beach short-term rental rules

The city’s [vacation rental page](https://www.hallandalebeachfl.gov/1134/Vacation-Rentals) says that under [Ordinance 2023-003](https://hallandalebeachfl.gov/DocumentCenter/View/17027/Ordinance--2023-003-Vacation-Rental-License-PDF-?bidId=) every owner of a vacation rental must obtain an operating license each year. The rule covers all properties rented for less than 30 consecutive days, including single rooms and guest houses. Owners file a Vacation Rental Application together with a Business Tax License application, and the city warns that an incomplete file can be left pending and lose its processing fee.

The [requirement checklist](https://hallandalebeachfl.gov/1270/Vacation-Rental-Requirement-Checklist) sets out the paperwork: a notarized application, the DBPR transient public lodging license, proof of an active Broward County Tax Collector account, a local business tax receipt, a floor sketch marking parking spaces, fire extinguishers, smoke detectors and exits, an evacuation route map and a sample of the required posting notice.

The checklist also sets standards for running the unit. A rental agent must be available 24 hours a day and present within 60 minutes, and must inspect the unit at the end of every rental. The unit needs a landline, must meet building and fire codes, and must post the trash rules. Maximum occupancy is calculated from the available space, with a cap of four per bedroom.

The city lists a $300 license fee and a $25 business tax receipt fee, with penalties of $250 for a first offense and $500 for later ones. Residents can report suspected illegal rentals through the city’s app and an online complaint form. The state license under [§509.241](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0500-0599%2F0509%2FSections%2F0509.241.html) is still required for any unit that meets the transient lodging test in §509.013.

## Taxes on Hallandale Beach vacation rentals

Stays of six months or less are taxed at Florida’s 6% rate under [§212.03](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0200-0299%2F0212%2FSections%2F0212.03.html), plus Broward County’s 1% discretionary sales surtax on [DR-15DSS](https://floridarevenue.com/Forms_library/current/dr15dss_26.pdf). Broward County’s 6% tourist development tax, listed on [DR-15TDT](https://floridarevenue.com/Forms_library/current/dr15tdt.pdf), is reported to the county. Hallandale Beach is in Broward, so Miami-Dade’s tourist taxes do not apply even though the county line is a few blocks away.

## How Florida Hosts manages Hallandale Beach rentals

Florida Hosts sets up the state license, the Broward County tax account and the city application for Hallandale Beach owners before the first booking. For a Hallandale Beach condo, we handle the yearly city license, the 60-minute agent requirement and guest messages around the clock, and our own cleaning and maintenance staff reset the unit between stays.

We charge 18–25% of booking revenue for short-term rental management and Airbnb management, quoted in writing. Where a building’s association bans short stays, we manage mid-term furnished rentals of 30 days or more and annual leases, with licensed brokers handling the leasing.
