## Short-term rental and Airbnb management in Hollywood

Hollywood’s vacation rental market splits into two kinds of property. On the beach side, condos and small apartment buildings line the Hollywood Beach Broadwalk and the streets between A1A and the Intracoastal. West of the Intracoastal, single-family homes in Hollywood Lakes and the streets around Downtown Hollywood suit families and groups who want a pool and a yard.

Property management in Hollywood means working inside a city licensing program that has been in place for years. The city publishes a list of registered vacation rentals and runs a 24/7 complaint hotline, so a house that skips the license is easy for neighbors to report. Our Airbnb management here starts with getting that license right.

## Where guests come from

The Broadwalk is the main draw: a beachfront promenade lined with restaurants and small hotels, where guests can walk from the rental to the sand. Downtown Hollywood and ArtsPark at Young Circle add an evening scene a short drive inland.

Fort Lauderdale-Hollywood International Airport sits on the city’s northern edge, and Port Everglades is close by for cruise passengers who want a night ashore. Memorial Regional Hospital and Joe DiMaggio Children’s Hospital, both in Hollywood, bring patients’ families who often need a furnished place for weeks rather than nights. Seminole Hard Rock Hotel & Casino Hollywood draws concert and event crowds.

## Hollywood short-term rental rules

The city’s [Vacation Rental License page](https://www.hollywoodfl.org/946/Vacation-Rental-License) covers any unit advertised for less than 30 days or one calendar month more than three times a year. The rules sit in Chapter 119 of the City Code, and the city’s [FAQ](https://www.hollywoodfl.org/Faq.aspx?TID=41) says licenses expire every September 30 and each dwelling unit needs its own.

The [application checklist](https://www.hollywoodfl.org/DocumentCenter/View/19221/Vacation-Rental-License-Application-Check-list) lists what the city wants first: a DBPR transient public lodging license, a Department of Revenue registration, a Broward County tourist development tax account, Broward County and City of Hollywood business tax receipts, interior and exterior sketches showing the noise device, smoke detectors and parking, a notarized owner certification and a certificate of liability insurance. Both the state license number and the city license number must appear on every listing.

Each rental must have a noise-level detection device that alerts the owner and guests and keeps 180 days of data for the city. The FAQ caps overnight occupancy at two times the number of bedrooms and daytime occupancy at one and a half times that figure, and homes licensed for more than eight guests need an extra garbage container. The city says it notifies the owner or manager when a complaint comes in, and most complaints must be resolved within 30 minutes.

Hollywood’s [quick reference sheet](https://www.hollywoodfl.org/ImageRepository/Document?documentID=18438) also draws a line worth knowing before you buy: condo-hotel rooms can only be booked by the hotel operator, so an individual owner cannot list one on Airbnb. Ordinary condos need the license like any house.

The city’s [fee schedule](https://www.hollywoodfl.org/DocumentCenter/View/18340/VRL-Schedule-of-Fees-Penalties-and-Fines) for fiscal year 2026 lists an $850 application for a home that is not owner-occupied, a $600 renewal and a $400 initial inspection for up to 1,500 square feet. Operating without a license carries a daily fine of up to $5,000.

## Taxes on Hollywood vacation rentals

Guests pay Florida’s 6% sales tax on stays of six months or less ([§212.03](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0200-0299%2F0212%2FSections%2F0212.03.html)) plus Broward County’s 1% discretionary sales surtax ([DR-15DSS](https://floridarevenue.com/Forms_library/current/dr15dss_26.pdf)). Broward County’s 6% tourist development tax ([DR-15TDT](https://floridarevenue.com/Forms_library/current/dr15tdt.pdf)) is paid to the Broward County Tax Collector. The city’s checklist notes that a separate tax account may not be needed if the property is listed only on Airbnb or Vrbo and the platform collects, so we confirm how each listing is set up.

## How Florida Hosts manages Hollywood rentals

Florida Hosts prepares the paperwork Hollywood asks for, from the DBPR license and Broward County tax account to the city Vacation Rental License application. In Hollywood we take care of the city license file, the noise monitor and the 30-minute complaint window, and our own cleaning and maintenance staff prepare each Broadwalk condo or Hollywood Lakes house between guests.

Short-term rental management and Airbnb management cost 18–25% of booking revenue, set out in writing. For homes near Memorial Regional or Joe DiMaggio Children’s Hospital, mid-term furnished stays of 30 days or more are worth a look, and we also manage annual leases through licensed brokers. The rules

## Hollywood vacation rental rules

Hollywood requires a city Vacation Rental License, issued under Chapter 119 of the City Code, for any dwelling unit rented to guests more than three times a year for less than 30 days; licenses expire every September 30. Each rental needs a noise-level detection device with 180 days of stored data, a local representative available 24/7 who can reach the property within one hour, liability insurance, and the DBPR and city license numbers on every listing. Maximum overnight occupancy is two times the number of bedrooms, and condo-hotel rooms may only be rented through the hotel operator.

Common questions

## Hollywood vacation rental management — FAQs

Is Airbnb legal in Hollywood, FL?

Yes, with a city Vacation Rental License. The City of Hollywood requires a license for any dwelling unit rented to guests more than three times a year for less than 30 days, issued under Chapter 119 of the City Code. Applicants need a DBPR transient lodging license, a Department of Revenue registration, a Broward County tourist development tax account, city and county business tax receipts, floor and parking sketches and proof of liability insurance.

What taxes apply to short-term rentals in Hollywood?

Florida's 6% sales tax on rentals of six months or less (§212.03), Broward County's 1% discretionary sales surtax (DR-15DSS, 2026) and Broward County's 6% tourist development tax (DR-15TDT), which is filed with the Broward County Tax Collector.

How many guests can stay in a Hollywood vacation rental?

The city's vacation rental FAQ sets maximum overnight occupancy at two times the number of bedrooms and daytime occupancy at one and a half times the overnight figure. Up to four children under age four are allowed beyond either limit.

Can I rent my Hollywood condo-hotel unit on Airbnb myself?

No. The city's Vacation Rental Quick Reference says condo-hotel rooms can only be booked and managed by the hotel operator, not by the individual owner. Ordinary condo units are different: they need a Vacation Rental License if rented three or more times a year for under 30 days, and can be managed by the owner or a management company.

How quickly must a Hollywood vacation rental respond to complaints?

The city says owners, managers or emergency contacts are notified right away and have 30 minutes to resolve most complaints. Its application checklist also requires a local representative reachable 24/7 who can appear at the property within one hour.
