## The Islamorada advantage: local knowledge at every level

National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Islamorada around its own seasons and events, and our own cleaners and maintenance staff look after the homes.

## Short-term rental and Airbnb management in Islamorada

Islamorada, the Village of Islands, has its own vacation rental code. It treats any stay of 28 days or less as a vacation rental, allows it only at a licensed home, and holds the number of licenses at 331 for the whole Village.

That makes property management in Islamorada a question of status first. A home with an active license can take weekly guests, and that is where our short-term rental management and Airbnb management fit. A home without one rents for more than 28 days, which suits furnished monthly stays and annual leases.

## Where guests come from

Visitors come for the water and the islands’ history. [Theater of the Sea](https://www.theaterofthesea.com/), at Mile Marker 84.5, runs dolphin and sea lion shows and animal swims, and the [History of Diving Museum](https://www.divingmuseum.org/) is at 82990 Overseas Highway.

Three state parks carry Islamorada addresses. [Windley Key Fossil Reef Geological State Park](https://www.floridastateparks.org/parks-and-trails/windley-key-fossil-reef-geological-state-park) is the old quarry that supplied stone for Henry Flagler’s Overseas Railroad. [Indian Key Historic State Park](https://www.floridastateparks.org/parks-and-trails/indian-key-historic-state-park), reachable only by boat, was Dade County’s first county seat in 1836. [Lignumvitae Key Botanical State Park](https://www.floridastateparks.org/parks-and-trails/lignumvitae-key-botanical-state-park) protects a virgin tropical hardwood hammock. ## Islamorada short-term rental rules

The [Village Code](https://islamorada.municipalcodeonline.com/book?type=ordinances#name=DIVISION_30-VI-6_VACATION_RENTALS) (§§30-1291 to 30-1298) allows vacation rentals in the Residential Conservation, Residential Low, Residential Medium, Residential High, Mixed Use and Airport land use categories, but no new units in Residential Medium, mobile home parks or the settlers’ residential district. New units must also pass an assessed value test. For 2027 applications, the Village’s [license page](https://www.islamorada.fl.us/315/Vacation-Rental-License-Annual-Registrat) lists $777,600 for Residential High and Mixed Use and $1,166,400 for Residential Conservation, Residential Low and Airport.

The license is annual and costs $1,325. Applicants need a Monroe County tourist tax account, a county business tax receipt, a state [DBPR license](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0500-0599%2F0509%2FSections%2F0509.241.html), a parking sketch, a property manager who lives in the Village, and a secondary contact living in Monroe County north of the Seven Mile Bridge. A fire inspection is required with every new and renewal application.

Use rules follow §30-1297. In a residential subdivision no stay may be shorter than seven days unless the property is in a tourist commercial district. Occupancy is two adults per bedroom, with children over six counted as adults. A permit sign of at least 12 by 12 inches must be posted, every ad must show the state and Village license numbers, and guests must leave when a hurricane warning is posted for any part of the Keys.

The license is retired when the home sells at arm’s length, and a property found in violation by two final, non-appealable orders loses its license. The division was first adopted in 2001 and rewritten in 2006, before the June 1, 2011 date in [§509.032(7)(b)](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0500-0599%2F0509%2FSections%2F0509.032.html); its registration section was last amended in 2023.

## Taxes on Islamorada vacation rentals

Rent on an Islamorada stay of up to six months carries the 6% state sales tax under [§212.03](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0200-0299%2F0212%2FSections%2F0212.03.html), plus Monroe County’s 1.5% surtax ([DR-15DSS, 2026](https://floridarevenue.com/Forms_library/current/dr15dss_26.pdf)) and its 5% tourist development tax ([DR-15TDT](https://floridarevenue.com/Forms_library/current/dr15tdt.pdf)). The [Monroe County Tax Collector](https://monroetaxcollector.com/services/tdt/) collects the tourist tax directly and says platforms such as Airbnb do not remit it for owners.

## How Florida Hosts manages Islamorada rentals

Florida Hosts helps Islamorada owners assemble the license file: the DBPR license, the Monroe County tourist tax account and the county business tax receipt. For a licensed Islamorada vacation rental, we set seven-night minimums, keep license numbers on every listing, renew the license and fire inspection on time, and run 24/7 guest communication with our own cleaning and maintenance staff, including hurricane departures.

Homes outside the 331-unit cap can still earn through furnished stays longer than 28 days or annual leases, placed by licensed brokers. Our fee for licensed units is 18–25% of booking revenue, stated in writing, and an Islamorada rental projection costs nothing and takes one business day.

In residential subdivisions the minimum stay is seven days, occupancy is two adults per bedroom, a fire inspection is required every year, and units must be evacuated when a hurricane warning is posted for the Keys.

Common questions

## Islamorada vacation rental management — FAQs

Is Airbnb legal in Islamorada?

Only at a home with a Village vacation rental license. The Village Code defines a vacation rental as a stay of 28 days or less, caps licensed units at 331, and in residential subdivisions sets a minimum stay of seven days unless the property is in a tourist commercial zoning district (Village Code §§30-1292 to 30-1297).

What taxes apply to short-term rentals in Islamorada?

An Islamorada booking of six months or less owes 12.5% in tax: 6% Florida sales tax (§212.03), 1.5% Monroe County discretionary sales surtax (DR-15DSS, 2026) and 5% Monroe County tourist development tax (DR-15TDT). The Village requires proof of an active Monroe County tourist development tax account with every license application.

Does an Islamorada vacation rental license transfer when I buy a home?

No. Under Village Code §30-1296, the license is retired when ownership passes in an arm's-length sale. A transfer to the owner's spouse or children is the exception. A buyer has to apply as a new unit under the cap and the assessed value test.

What is the assessed value rule for new Islamorada vacation rentals?

A new unit can be registered only if the Monroe County Property Appraiser's assessed value exceeds a multiple of the county's median household income. For 2027 applications the Village lists $777,600 in the Residential High and Mixed Use land use categories and $1,166,400 in Residential Conservation, Residential Low and Airport.

What does Airbnb management cost in Islamorada?
