## The Pensacola advantage: local knowledge at every level

National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Pensacola around its own seasons and events, and our own cleaners and maintenance staff look after the homes.

## Short-term rental and Airbnb management in Pensacola

Pensacola is the county seat of Escambia County, set on Pensacola Bay. Its rental stock is mostly houses: historic cottages and bungalows in East Hill, North Hill and the downtown grid around Seville Square, plus newer homes on the west and north sides. Guests come for the city itself as much as the beach, which sits across the bay bridges at Pensacola Beach.

Property management in Pensacola is often a mix of models. A downtown house might take weekend Airbnb guests in summer and a traveling nurse or Navy student for a few months in winter. We plan that mix with the owner instead of assuming nightly rentals fit every home.

## Where guests come from

Naval Air Station Pensacola is the biggest single draw. The Navy calls it the “Cradle of Naval Aviation,” and the [National Naval Aviation Museum](https://history.navy.mil/content/history/museums/nnam/about-us/visit-the-museum/plan-your-visit.html) on the base offers free admission. [The Navy’s training command](https://www.cnatra.navy.mil/tw6/nas-pensacola.asp) names NAS Pensacola as the home station and primary practice site of the Blue Angels, and the team’s practices over the base draw visitors of their own.

Downtown, Palafox Street holds restaurants and venues, and Blue Wahoos Stadium sits on the waterfront. Baptist Hospital, Ascension Sacred Heart Pensacola and HCA Florida West Hospital bring patients’ families and medical staff on assignment, and the University of West Florida brings families for move-in and graduation. Guests fly into [Pensacola International Airport (PNS)](https://www.flypensacola.com/), which calls itself the gateway to Northwest Florida.

## Pensacola short-term rental rules

The state rules are the base layer. Every vacation rental needs a [DBPR vacation rental license](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0500-0599%2F0509%2FSections%2F0509.241.html), and a vacation rental is a unit rented more than three times a year for less than 30 days at a time under [§509.013](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0500-0599%2F0509%2FSections%2F0509.013.html). Under [§509.032(7)(b)](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0500-0599%2F0509%2FSections%2F0509.032.html), a city or county may not ban vacation rentals or regulate their duration or frequency unless the rule was adopted on or before June 1, 2011.

We did not find a stand-alone vacation rental registration in the City of Pensacola’s code, and we do not invent one. Zoning, historic district review for exterior changes, and homeowners’ association covenants can still shape what an owner may do, so we check each of those for the specific address before listing. If the city adopts new rules, we follow them from the effective date.

## Taxes on Pensacola vacation rentals

Rentals of six months or less carry Florida’s 6% sales tax under [§212.03](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0200-0299%2F0212%2FSections%2F0212.03.html) and Escambia County’s 1.5% discretionary sales surtax from the [DR-15DSS for 2026](https://floridarevenue.com/Forms_library/current/dr15dss_26.pdf), half a point above its Panhandle neighbors.

Escambia County’s tourist development tax is 5% on the state’s [DR-15TDT chart](https://floridarevenue.com/Forms_library/current/dr15tdt.pdf), and the county collects it itself. [Escambia County Code Chapter 90, Article II](https://library.municode.com/fl/escambia_county/codes/code_of_ordinances?nodeId=PTICOOR_CH90TA_ARTIITODETA) states that the tax is collected by the clerk of the circuit court.

## How Florida Hosts manages Pensacola rentals

Florida Hosts helps Pensacola owners with the DBPR license and the state and county tax accounts. In Pensacola our Airbnb management covers licensing, county tax filings, pricing and 24/7 guest communication, and our guest guides explain base access for museum visits.

Our own cleaning and maintenance staff look after older houses between stays. Short-term rental management is 18–25% of booking revenue, quoted in writing. Mid-term furnished stays and long-term leases are a large part of the Pensacola picture, and we manage both with licensed brokers handling the leasing. The rules

## Pensacola vacation rental rules

Florida licenses vacation rentals at state level, and cities, counties and condo or HOA documents can add their own requirements. We check what applies to your Pensacola address — license, registration and building rules — before a single guest books.

Rules change, so always confirm the current position for your address — we will tell you exactly what applies.

- In Florida, a home rented to guests more than three times in a calendar year for stays of less than 30 consecutive days — or advertised as regularly available for such stays — is a transient public lodging establishment.

    [Fla. Stat. §509.013(4)(a)1 (2026)](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0500-0599%2F0509%2FSections%2F0509.013.html)
- A condominium or cooperative unit, or a house of up to four units, that is a transient public lodging establishment (and not a timeshare) is a "vacation rental" under Florida law.

    [Fla. Stat. §509.242(1)(c) (2026)](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0500-0599%2F0509%2FSections%2F0509.242.html)
- Each public lodging establishment, vacation rentals included, must hold a license from the Division of Hotels and Restaurants of the Florida Department of Business and Professional Regulation (DBPR).

    [Fla. Stat. §§509.013(1), 509.241(1) (2026)](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0500-0599%2F0509%2FSections%2F0509.241.html)
- A Florida local law may not prohibit vacation rentals or regulate how long or how often they are rented — unless that local law was adopted on or before June 1, 2011.

    [Fla. Stat. §509.032(7)(b) (2026)](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0500-0599%2F0509%2FSections%2F0509.032.html)

Common questions

## Pensacola vacation rental management — FAQs

Is Airbnb legal in Pensacola?

Yes. Every vacation rental needs a Florida DBPR license, and state law bars local rules that prohibit vacation rentals or limit how long or how often they are rented unless adopted by June 1, 2011. We did not find a separate city vacation rental registration in Pensacola's code, so we do not claim one, but zoning, homeowners' associations and historic district rules can still affect a property, and we check those for each address.

What taxes apply to short-term rentals in Pensacola?

Stays of six months or less carry Florida's 6% sales tax (§212.03), Escambia County's 1.5% discretionary sales surtax (DR-15DSS, 2026) and Escambia County's 5% tourist development tax (DR-15TDT). Escambia's code assigns collection of the tourist tax to the clerk of the circuit court, so it is filed with the county rather than the state.

Is there demand for mid-term rentals in Pensacola?

Pensacola has steady sources of 30-day-plus stays: Naval Air Station Pensacola, three large hospital systems and the University of West Florida. Those stays fall outside the state's vacation rental license definition but still owe sales and tourist tax when six months or less. We manage them with licensed brokers handling the leasing.

Can guests visit the National Naval Aviation Museum?

Yes. The Navy's museum page says admission and parking are free, but the museum is on Naval Air Station Pensacola, so adults need a government-issued ID and the public gate keeps set hours. We include the current access rules in our guest guides.
