## Short-term rental and Airbnb management in Pompano Beach

Pompano Beach covers a lot of ground, from oceanfront condos on the barrier island to canal homes along the Intracoastal and older single-family streets west of Federal Highway. Duplexes and small multi-unit buildings near the beach are common, and they suit guests who want a kitchen and a short walk to the sand.

Property management in Pompano Beach has one detail that sets it apart from its neighbors. The city’s permit reaches any rental of six months or less, so it covers the seasonal winter lease as well as the weekend Airbnb booking. Our Airbnb management and seasonal leasing here both start with the permit.

## Where guests come from

The beach is the core of the market. The Pompano Beach Fishing Pier and the beachfront park and restaurants around it at Atlantic Boulevard draw day visitors and longer-staying guests alike, and the Hillsboro Inlet sits at the north end of the city’s coastline. Anglers and divers come for the offshore reefs and charter boats.

The Pompano Beach Amphitheater hosts concerts, and Pompano Beach Airpark, the city-owned general aviation airport, brings private pilots. Most guests fly into Fort Lauderdale-Hollywood International Airport to the south. Winter brings snowbirds looking for a furnished home for a month or more, and that stay length is covered by the city’s permit too.

## Pompano Beach short-term rental rules

The city’s [short-term rental guide](https://cdn.pompanobeachfl.gov/city/pages/code_compliance/Short-Term-Rentals-tri-fold-v6.pdf) answers the main question directly: short-term rentals are allowed, but an annual permit is required to operate a single-family home, duplex, triplex or fourplex as one. It defines a short-term rental as a dwelling unit rented by the day, week, month or any other length of time for a term of six months or less in a calendar year. The permit requirement is in [§153.08 of the City Code](https://codelibrary.amlegal.com/codes/pompanobeach/latest/pompanobeach_fl/0-0-0-90395), part of the Rental Housing chapter adopted by Ordinance 2017-50.

Applications go through the city’s Camino portal, run by the [Business Tax Receipt Division](https://www.pompanobeachfl.gov/government/code-compliance/business-tax-receipt-division). The [submittal requirements](https://cdn.pompanobeachfl.gov/city/pages/btr/Short-term_rental_app_submittal_requirements.pdf) list the DBPR transient lodging license, the Department of Revenue certificate, a Broward County tourist development tax account, Broward County and Pompano Beach business tax receipts, proof of no pending code violations or liens on any Pompano Beach property the owner holds, a standard lease, a site plan showing parking, pools and garbage storage, and an interior floor plan marking bedrooms, exits and fire extinguishers.

Fees are $675 for a single-family home or duplex and $750 for a triplex or quadplex, with a $375 annual renewal. Permits are issued only to the owner shown in Broward County property records. After the application is processed, the city schedules an inspection.

The permit expires every September 30, cannot be transferred, and a sale of the property requires a new one. The 24-hour contact must be within 25 miles of the rental. The city can revoke a permit for false statements or repeated code violations involving parking, noise or trash, and it publishes a list of approved short-term rentals with each one’s local contact.

## Taxes on Pompano Beach vacation rentals

Any stay of six months or less is subject to Florida’s 6% sales tax under [§212.03](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0200-0299%2F0212%2FSections%2F0212.03.html) and Broward County’s 1% discretionary sales surtax ([DR-15DSS](https://floridarevenue.com/Forms_library/current/dr15dss_26.pdf)). Broward County’s 6% tourist development tax ([DR-15TDT](https://floridarevenue.com/Forms_library/current/dr15tdt.pdf)) applies to the same stays and is paid to the county. A two-month winter lease is taxed the same way as a weekend booking.

## How Florida Hosts manages Pompano Beach rentals

Florida Hosts assembles the Pompano Beach permit file for owners, including the DBPR license, the county and city tax receipts, the lien search and the floor and site plans. In Pompano Beach we handle the city permit and renewal, the inspection, the 24-hour contact duty and guest communication at any hour, using our own cleaning and maintenance staff for turnovers.

Short-term rental management and Airbnb management run 18–25% of booking revenue, quoted in writing. We also manage mid-term furnished stays of 30 days or more, including snowbird seasons, and annual leases placed by licensed brokers. A free rental projection comes back within one business day.

Applications go through the city's Camino portal with the DBPR license, Department of Revenue and Broward County tax registrations, county and city business tax receipts, a lien search, floor and site plans and a lease form, followed by a city inspection. Common questions

## Pompano Beach vacation rental management — FAQs

Is Airbnb legal in Pompano Beach?

Yes, with an annual city permit. The City of Pompano Beach says an annual permit is required to operate a single-family home, duplex, triplex or fourplex as a short-term rental, under Chapter 153 of the City Code (Ordinance 2017-50). The permit belongs to one owner at one address and expires every September 30.

What taxes apply to short-term rentals in Pompano Beach?

Florida's 6% sales tax on rentals of six months or less (§212.03), Broward County's 1% discretionary sales surtax (DR-15DSS, 2026) and Broward County's 6% tourist development tax (DR-15TDT), which is filed with the Broward County Tax Collector.

Does a 60- or 90-day seasonal rental need the Pompano Beach permit?

Yes. The city defines a short-term rental as a dwelling unit rented by the day, week, month or any other length of time for a term of six months or less in a calendar year. A furnished winter lease of two or three months therefore falls under the permit, even though it is longer than the state's 30-day vacation rental test.

How much does the Pompano Beach short-term rental permit cost?

The city's submittal requirements, last updated July 2026, list an initial application fee of $675 for a single-family home or duplex, $750 for a triplex or quadplex, and $375 for each annual renewal.

Who can be the 24-hour contact for a Pompano Beach rental?

The city's application requires a 24-hour contact located within 25 miles of the property, with authority to deal with problems at any hour, keep the property free of garbage and tell guests the rules on parking, trash, noise and outdoor music before they arrive.
