## Why Fort Lauderdale — and what it means for your property

Fort Lauderdale lets owners run vacation rentals, but only with a city certificate of compliance, an inspection every year and a responsible party who can reach the house within an hour.

Fort Lauderdale sits in **Broward County**, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.

### What stands out about Fort Lauderdale

- City vacation rental certificate of compliance, renewed by September 30
- Annual inspection and two overnight guests per sleeping room
- Noise-level detection device required in every vacation rental
- Port Everglades cruise traffic and Fort Lauderdale-Hollywood International Airport
- Broward County's 6% tourist development tax, collected by the county

## How mid-term rental management works in Fort Lauderdale

### What mid-term rental management is

A mid-term rental is a furnished home let for a month or more at a time — longer than a vacation stay, shorter than a year’s lease. It suits guests who need a real home for a while: snowbirds spending the winter, travelling healthcare staff on contract, families relocating for work, and households placed by their insurer after a fire, flood or storm.

For owners it means fewer turnovers, less wear and steadier occupancy than nightly hosting. We price it, find and screen the guests, put a written agreement in place, and look after the home and the guest for the whole stay — with our own cleaning and maintenance staff.

### Why mid-term works so well in Florida

Florida has a built-in monthly market: winter residents who come for one to six months every year, plus a steady flow of contract professionals and relocating families. A furnished home in the right place can fill its winter with one or two long stays instead of dozens of short ones.

Monthly stays are also an option for many owners whose condo association or neighbourhood rules limit nightly rentals but allow longer ones — check your documents, or send them to us and we will.

### What mid-term rental management looks like in Fort Lauderdale specifically

Fort Lauderdale’s vacation rental program is aimed at stays of less than 30 days, so a furnished rental of a month or more is managed differently from an Airbnb. That kind of stay fits yacht crews and marine contractors in town for the boat show or a refit, and the families of patients at Broward Health Medical Center and Holy Cross Health.

Taxes still apply. Florida’s 6% sales tax and Broward County’s 6% tourist development tax both reach rentals of six months or less, along with Broward’s 1% surtax, so a two- or three-month furnished stay is taxed the same way as a weekend. We set up mid-term leases with that six-month line in mind and file the county return for stays that fall under it.

Fort Lauderdale questions

## Owning and renting in Fort Lauderdale

Is Airbnb legal in Fort Lauderdale?

Yes, with a city registration. Chapter 15, Article X of the City Code makes it unlawful to rent or advertise a one- to four-family house or dwelling unit as a vacation rental unless it is registered and holds a city certificate of compliance. The city's program page says condominiums advertised for 30 days or less must register too. Before applying you need the state DBPR license, a Department of Revenue registration, a Broward County business tax receipt and a Broward County tourist development tax account.

What taxes apply to short-term rentals in Fort Lauderdale?

Florida's 6% sales tax on rentals of six months or less (§212.03), Broward County's 1% discretionary sales surtax (DOR form DR-15DSS, 2026) and Broward County's 6% tourist development tax, which DOR form DR-15TDT lists as collected by the county rather than the state.

How many guests can stay in a Fort Lauderdale vacation rental?

City Code §15-278 limits overnight guests to two persons per sleeping room, with the number of sleeping rooms confirmed by a city inspector. Gatherings are capped at one and a half times the overnight limit and never more than 20 people, and up to four children under 13 do not count toward either limit.
