Why STR Works Here
What Drives Demand in Reunion
These are the reasons guests choose Reunion, and they shape how we price, list and run a rental here.
Reunion is a resort community in Osceola County, built around golf. Osceola County’s page for the Reunion Resort & Club of Orlando DRI says the project was first approved on July 8, 1992, covers approximately 2,226 acres, and is approved for 6,233 homes, 1,574 hotel rooms and a 54-hole golf course, with buildout set for 2031.
The resort’s address is 7593 Gathering Drive, Kissimmee, but Reunion is a county development, not part of the City of Kissimmee. That matters, because the county’s rules apply rather than the city’s short-term rental overlay.
Short-term rentals at Reunion
Reunion Resort’s own website rents vacation homes inside the resort that start at three bedrooms and run up to a 14-bedroom luxury estate, alongside condos and townhomes. Guests staying in those homes get access to resort amenities. That is the clearest sign of how Reunion is used: as a place where vacation rental management is normal business, not an exception.
Each home is still its own licensed business. Florida requires a DBPR vacation rental license under §509.241. In unincorporated Osceola County, the Land Development Code allows short-term rental only in a Planned Development inside the Short-Term Rental Overlay, and the county’s STRPD page notes that subdivision rules can add limits. HOA covenants can add their own limits, so we read the documents for each home before listing it.
Taxes
Reunion stays of six months or less owe Florida’s 6% sales tax (§212.03), Osceola County’s 1.5% surtax (DR-15DSS) and Osceola County’s 6% tourist development tax (DR-15TDT, R. 10/26). The Osceola County Tax Collector says the county is not contracted with Airbnb, VRBO or other platforms, so the owner or manager collects and remits the tourist tax.
What guests come for
The resort lists three championship courses on its home page: Arnold Palmer’s Legacy Course, Tom Watson’s Independence Course and Jack Nicklaus’s Tradition Course. It also has a five-acre water park, tennis and pickleball, mini golf and on-site dining. The resort pitches itself for family vacations, golf getaways and group retreats, and rental guests book for the same reasons.
Nearby, the Omni Orlando Resort at ChampionsGate adds two more Greg Norman courses for golfers staying a week.
How we manage Reunion homes
At Reunion, Florida Hosts uses its own cleaning and maintenance staff and answers guests 24/7, and we set up each home’s DBPR license and Osceola tourist tax account. For Reunion owners, our Airbnb management and short-term rental management cover pricing around golf seasons and school holidays, guest screening and turnovers, for a fee of 18–25% of booking revenue, quoted in writing.
Owners who would rather have one tenant can choose furnished stays of 30 days or more or annual leases with licensed broker partners. Reunion owners can get a free rental projection within one business day.

Common Questions
Reunion STR Management — FAQs
Can I rent my Reunion home on Airbnb?
Reunion Resort itself books vacation homes of three to 14 bedrooms inside the resort, so short-term rental is part of how the community works. Each home still needs its own state vacation rental license, county tourist tax registration and a check of its neighborhood's HOA documents before it is listed.
Is Reunion in the City of Kissimmee?
No. Reunion has a Kissimmee mailing address (7593 Gathering Drive, Kissimmee, FL 34747 for the resort), but it is an Osceola County development: the county approved the Reunion Resort & Club of Orlando DRI on July 8, 1992. County rules, not city rules, apply.
What taxes do Reunion short stays owe?
Florida's 6% sales tax (§212.03), Osceola County's 1.5% discretionary sales surtax and Osceola County's 6% tourist development tax for stays of six months or less. The Osceola County Tax Collector says it has no collection contract with Airbnb, VRBO or other platforms, so the owner or manager remits the 6% tourist tax.
