Who this is for
Nightly and weekly stays, run end to end by our own team.
Every property is different. These are the owners this service was built around — if one of them sounds like you, we should talk.
- Owners of a Florida condo, pool home or beach house who want it earning on Airbnb and Vrbo without running it themselves
- Self-managing hosts who are tired of 2 a.m. messages, no-show cleaners and pricing by guesswork
- Snowbirds and second-home owners who want the house earning while they are away — and free for their own weeks
- Investors adding homes in more than one Florida market who need one team that covers the state
- Owners unhappy with a manager who leaves cleaning, maintenance or the paperwork to them
What short-term rental management actually covers
Short-term rental management means someone else runs the business your home has become: the listing, the price of every night, every guest message, every turnover, every repair and every statement. Done properly it is a full-time operation — which is exactly why most owners hand it over.
We have hosted short-term rentals since 2014 and manage 450+ homes across Florida. Cleaning and maintenance are done by our own staff, not a rotating list of strangers, and guest communication runs around the clock.
Pricing every night, not once a season
Florida demand moves with snowbird season, spring break, school holidays, festivals, race weeks and summer on the Gulf and the Panhandle. A rate set once leaves money behind on the busy nights and empty nights in the quiet weeks.
We review your calendar daily and price each night around real demand, the competing homes near you and the events coming up — then check the result in your monthly statement.

Florida licensing and local rules, checked at set-up
In Florida, a home rented to guests more than three times in a calendar year for stays of less than 30 consecutive days is a transient public lodging establishment, and vacation rentals must hold a licence from the state Division of Hotels and Restaurants. On top of that, many cities and counties run their own registration, and condo and HOA documents can set their own limits.
Before a single guest books, we check what applies to your address — state licence, local registration and building rules — and help you put it in place. Short-term rentals of six months or less also carry Florida sales tax and, in most counties, a tourist development tax; we set the listing up so those are accounted for.
Our own cleaners and maintenance staff
Turnovers decide reviews. Our own cleaning teams turn the home over to a detailed checklist after every stay, with fresh linens, restocked essentials and a quality check before the next guest arrives.
When something breaks — and in Florida that usually means AC or a pool — our own maintenance staff handle it. Above a threshold you agree with us, we call you first.
What it costs

Common questions
Short-Term Rental Management — answered
What is short-term rental management?
Running a home as a nightly or weekly rental on platforms such as Airbnb and Vrbo on the owner’s behalf: the listing, pricing, guest communication, cleaning, maintenance and reporting. We do all of it with our own team.
How much does short-term rental management cost in Florida?
Our fee is 18–25% of booking revenue, quoted in writing before you sign. Where your home lands in that range depends on its size, the services it needs and its market.
Do I need a licence to rent my Florida home short-term?
If it is rented to guests more than three times a year for stays under 30 days, yes — vacation rentals are licensed by the state Division of Hotels and Restaurants, and many cities and counties add their own registration. We check what applies to your address at set-up.
What taxes apply to short-term rentals in Florida?
Rentals of six months or less are subject to Florida’s 6% state sales tax on the rent, and counties can levy a tourist development tax on rentals of six months or less. Rates and who collects them vary by county and platform; we set your listings up accordingly.
Can I still use my home?
Yes. Block the dates you want for your own stays and we keep every calendar in sync.
Who handles cleaning and repairs?
Our own cleaning teams turn the home over after every stay, and our own maintenance staff handle AC, pools, plumbing and general repairs.
