Daytona Beach, FL
Why Daytona Beach — and what it means for your property
Airbnb and short-term rental management for Daytona Beach condos and beachside units, built around race weeks at the Speedway and the city's zoning map for transient rentals.
Daytona Beach sits in Volusia County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.
What stands out about Daytona Beach
- Race and event weeks at Daytona International Speedway, from the Rolex 24 to the Coke Zero Sugar 400
- Bike Week At DAYTONA each March, plus Supercross and the DAYTONA 200
- Students' families and visitors at Embry-Riddle and Bethune-Cookman
- Daytona Beach International Airport on the mainland side of the city
- Transient rentals allowed by right only in Tourist and certain redevelopment districts
How short-term rental management works in Daytona Beach
What short-term rental management actually covers
Short-term rental management means someone else runs the business your home has become: the listing, the price of every night, every guest message, every turnover, every repair and every statement. Done properly it is a full-time operation — which is exactly why most owners hand it over.
We have hosted short-term rentals since 2016 and manage 350+ homes across Florida. Cleaning and maintenance are done by our own staff, not a rotating list of strangers, and guest communication runs around the clock.
Pricing every night, not once a season
Florida demand moves with snowbird season, spring break, school holidays, festivals, race weeks and summer on the Gulf and the Panhandle. A rate set once leaves money behind on the busy nights and empty nights in the quiet weeks.
We review your calendar daily and price each night around real demand, the competing homes near you and the events coming up — then check the result in your monthly statement.
What short-term rental management looks like in Daytona Beach specifically
Short-term rental management in Daytona Beach starts with the zoning map. The city’s Land Development Code calls a dwelling rented to transient persons or tourists for less than six months an “other accommodations” use, and says the city regulated it before the state’s 2011 limits on local vacation rental rules. The principal use tables permit it by right in the T-1, T-2, T-4 and T-5 Tourist districts and in several Beachside, Downtown and Midtown redevelopment districts, and do not list it for the SFR-5 or MFR residential districts.
Taxes run through two offices. Florida’s 6% sales tax goes to the Department of Revenue, while Volusia County collects its own 6% local transient rental tax, a 3% tourist development tax and a 3% convention development tax under Chapter 114 of the county code. Volusia’s revenue office tells owners plainly that a tax account is not a zoning approval, so we confirm both before the first booking.

Daytona Beach questions
Owning and renting in Daytona Beach
Is Airbnb legal in Daytona Beach?
In some zones, yes. The city's Land Development Code calls a dwelling rented to transient persons or tourists for less than six months an "other accommodations" use. Its principal use table permits that use by right in the T-1, T-2, T-4 and T-5 Tourist districts and in several Beachside, Downtown and Midtown redevelopment districts. It is not listed for the single-family or multifamily residential districts. Every vacation rental also needs a Florida DBPR license.
What taxes apply to short-term rentals in Daytona Beach?
Stays of six months or less carry Florida's 6% sales tax (§212.03) plus any county discretionary sales surtax, and Volusia County's 6% local transient rental tax (DOR DR-15TDT). Volusia's code splits that into a 3% tourist development tax and a 3% convention development tax. The county taxes are registered and paid with Volusia County Revenue Services.
Can I rent my Daytona Beach house on Airbnb if it is in a residential zone?
The code does not list the "other accommodations" use for the SFR-5, MFR-12, MFR-20 or MFR-40 districts, so short stays in those zones are not permitted by right. We check the zoning of the exact parcel before taking on a home, and where nightly stays are not allowed we talk about longer leases instead.
