Daytona Beach, FL

Why Daytona Beach — and what it means for your property

Airbnb and short-term rental management for Daytona Beach condos and beachside units, built around race weeks at the Speedway and the city's zoning map for transient rentals.

Daytona Beach sits in Volusia County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.

What stands out about Daytona Beach

  • Race and event weeks at Daytona International Speedway, from the Rolex 24 to the Coke Zero Sugar 400
  • Bike Week At DAYTONA each March, plus Supercross and the DAYTONA 200
  • Students' families and visitors at Embry-Riddle and Bethune-Cookman
  • Daytona Beach International Airport on the mainland side of the city
  • Transient rentals allowed by right only in Tourist and certain redevelopment districts

How mid-term rental management works in Daytona Beach

What mid-term rental management is

A mid-term rental is a furnished home let for a month or more at a time — longer than a vacation stay, shorter than a year’s lease. It suits guests who need a real home for a while: snowbirds spending the winter, travelling healthcare staff on contract, families relocating for work, and households placed by their insurer after a fire, flood or storm.

For owners it means fewer turnovers, less wear and steadier occupancy than nightly hosting. We price it, find and screen the guests, put a written agreement in place, and look after the home and the guest for the whole stay — with our own cleaning and maintenance staff.

Why mid-term works so well in Florida

Florida has a built-in monthly market: winter residents who come for one to six months every year, plus a steady flow of contract professionals and relocating families. A furnished home in the right place can fill its winter with one or two long stays instead of dozens of short ones.

Monthly stays are also an option for many owners whose condo association or neighbourhood rules limit nightly rentals but allow longer ones — check your documents, or send them to us and we will.

What mid-term rental management looks like in Daytona Beach specifically

Daytona Beach’s rule reaches further than most: the code’s “other accommodations” use covers a dwelling rented to transient persons or tourists for less than six months, which takes in stays well past 30 days. A furnished two- or three-month stay in an SFR or MFR residential district therefore needs a zoning check before it is offered, and in those districts an annual lease is usually the clean option.

In the Tourist and redevelopment districts where the use is permitted, mid-term furnished stays between race weeks can suit visiting staff at Halifax Health Medical Center and AdventHealth Daytona Beach or faculty at Embry-Riddle and Bethune-Cookman. Stays of six months or less still owe Florida’s 6% sales tax and Volusia’s 6% local tax.

Want the whole property handled, not just mid-term rental management? Daytona Beach property management covers short-term, long-term and everything between — one team, one point of contact.

Daytona Beach questions

Owning and renting in Daytona Beach

Is Airbnb legal in Daytona Beach?

In some zones, yes. The city's Land Development Code calls a dwelling rented to transient persons or tourists for less than six months an "other accommodations" use. Its principal use table permits that use by right in the T-1, T-2, T-4 and T-5 Tourist districts and in several Beachside, Downtown and Midtown redevelopment districts. It is not listed for the single-family or multifamily residential districts. Every vacation rental also needs a Florida DBPR license.

What taxes apply to short-term rentals in Daytona Beach?

Stays of six months or less carry Florida's 6% sales tax (§212.03) plus any county discretionary sales surtax, and Volusia County's 6% local transient rental tax (DOR DR-15TDT). Volusia's code splits that into a 3% tourist development tax and a 3% convention development tax. The county taxes are registered and paid with Volusia County Revenue Services.

Can I rent my Daytona Beach house on Airbnb if it is in a residential zone?

The code does not list the "other accommodations" use for the SFR-5, MFR-12, MFR-20 or MFR-40 districts, so short stays in those zones are not permitted by right. We check the zoning of the exact parcel before taking on a home, and where nightly stays are not allowed we talk about longer leases instead.
