Key West, FL
Why Key West — and what it means for your property
In Key West, nightly and weekly stays are legal only at homes holding a city transient license. We manage licensed vacation rentals, and rent every other home by the month or year.
Key West sits in Monroe County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.
What stands out about Key West
- City transient business tax receipt required for any stay under 30 days or one calendar month
- Licensed homes display a city medallion and pass a fire marshal inspection
- Rentals of a month or longer need no transient license
- Monroe County's 5% tourist tax is filed with the county Tax Collector
- Old Town, the Truman Annex and Fort Zachary Taylor
How mid-term rental management works in Key West
What mid-term rental management is
A mid-term rental is a furnished home let for a month or more at a time — longer than a vacation stay, shorter than a year’s lease. It suits guests who need a real home for a while: snowbirds spending the winter, travelling healthcare staff on contract, families relocating for work, and households placed by their insurer after a fire, flood or storm.
For owners it means fewer turnovers, less wear and steadier occupancy than nightly hosting. We price it, find and screen the guests, put a written agreement in place, and look after the home and the guest for the whole stay — with our own cleaning and maintenance staff.
Why mid-term works so well in Florida
Florida has a built-in monthly market: winter residents who come for one to six months every year, plus a steady flow of contract professionals and relocating families. A furnished home in the right place can fill its winter with one or two long stays instead of dozens of short ones.
Monthly stays are also an option for many owners whose condo association or neighbourhood rules limit nightly rentals but allow longer ones — check your documents, or send them to us and we will.
What mid-term rental management looks like in Key West specifically
For most Key West homes, mid-term rental management is the legal way to furnish and rent. A lease of 30 days or one calendar month or longer falls outside the transient license requirement in City Code §18-601, and outside the 28-day zoning definition of transient lodging in §86-9.
The city watches for workarounds. Section 122-1371(d)(8) makes it a violation to sign a long-term lease with a shared intent to defeat the transient rules, or to rent space to "roommates" for less than 30 days or one calendar month without a license. We write genuine monthly leases, one tenant household per lease, with dates that match the actual stay.
Monthly stays are still taxed. Florida sales tax under §212.03 and the county's 5% tourist development tax apply to rentals of six months or less, so a two-month Key West stay owes the same taxes as a weekend, filed with the Monroe County Tax Collector.
Want the whole property handled, not just mid-term rental management? Key West property management covers short-term, long-term and everything between — one team, one point of contact.

Key West questions
Owning and renting in Key West
Is Airbnb legal in Key West?
Only at a property that holds a City of Key West transient business tax receipt. City Code §18-601 makes it unlawful to lease a residential property for less than 30 days or one calendar month without one, and says a state or county license alone is not enough. Advertising an unlicensed home for short stays is itself evidence of a violation under §18-602.
What taxes apply to short-term rentals in Key West?
Any Key West stay of six months or less, monthly ones included, owes 12.5%: Florida's 6% sales tax (§212.03), Monroe County's 1.5% discretionary sales surtax (DR-15DSS, 2026) and Monroe County's 5% tourist development tax (DR-15TDT). The tourist tax is filed with the Monroe County Tax Collector, which says online platforms do not remit it on the owner's behalf.
Can I rent my Key West home by the month?
Yes. A lease of 30 days or one calendar month or longer falls outside the transient license requirement in §18-601. The city still requires a non-transient residential rental business tax receipt (§66-109), and stays of six months or less still owe sales tax and the county tourist tax. The code also bars long leases written to get around the transient rules.
