New Smyrna Beach, FL
Why New Smyrna Beach — and what it means for your property
Airbnb and short-term rental management for New Smyrna Beach condos and beach homes, matched to the city's map of where stays under 30 days are allowed.
New Smyrna Beach sits in Volusia County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.
What stands out about New Smyrna Beach
- Stays under 30 days allowed only in listed zoning districts, mostly east of the Intracoastal
- Flagler Avenue and Canal Street shops and restaurants
- Canaveral National Seashore's Apollo Beach just south of town
- Smyrna Dunes Park and the inlet at the north tip of the beachside
- AdventHealth New Smyrna Beach on the mainland
How mid-term rental management works in New Smyrna Beach
What mid-term rental management is
A mid-term rental is a furnished home let for a month or more at a time — longer than a vacation stay, shorter than a year’s lease. It suits guests who need a real home for a while: snowbirds spending the winter, travelling healthcare staff on contract, families relocating for work, and households placed by their insurer after a fire, flood or storm.
For owners it means fewer turnovers, less wear and steadier occupancy than nightly hosting. We price it, find and screen the guests, put a written agreement in place, and look after the home and the guest for the whole stay — with our own cleaning and maintenance staff.
Why mid-term works so well in Florida
Florida has a built-in monthly market: winter residents who come for one to six months every year, plus a steady flow of contract professionals and relocating families. A furnished home in the right place can fill its winter with one or two long stays instead of dozens of short ones.
Monthly stays are also an option for many owners whose condo association or neighbourhood rules limit nightly rentals but allow longer ones — check your documents, or send them to us and we will.
What mid-term rental management looks like in New Smyrna Beach specifically
New Smyrna Beach’s short-term rental restriction applies to rentals of less than 30 days, so furnished stays of 30 days or more fall outside it. For mainland homes around Canal Street and other areas outside the listed districts, a monthly furnished rental is the way to rent furnished without breaking the zoning rule.
Stays of six months or less still owe Florida’s 6% sales tax and Volusia County’s 6% local transient rental tax, and condo or HOA documents can set longer minimum terms. We write each mid-term lease to start at 30 days or more and keep the tax filings current.
Want the whole property handled, not just mid-term rental management? New Smyrna Beach property management covers short-term, long-term and everything between — one team, one point of contact.

New Smyrna Beach questions
Owning and renting in New Smyrna Beach
Is Airbnb legal in New Smyrna Beach?
Only in certain zones. The city's Land Development Regulations define a short-term rental as renting a dwelling unit for less than 30 days and allow it only in listed districts: R-3A east of Atlantic Avenue, R-4, R-5, R-6, B-4, M-U and BBH east of the Intracoastal Waterway, R-2A east of the Intracoastal and south of Third Avenue, and M-U and BBH west of the Intracoastal. Advertising a use that is not permitted in a district is also prohibited.
What taxes apply to short-term rentals in New Smyrna Beach?
Stays of six months or less carry Florida's 6% sales tax (§212.03) plus any county discretionary sales surtax, and Volusia County's 6% local transient rental tax (DOR DR-15TDT), which the county code splits into a 3% tourist development tax and a 3% convention development tax. The city also requires a local business tax receipt for rental units.
My New Smyrna Beach home is not in an allowed zone. What can I do?
Stays of 30 days or more fall outside the city's short-term rental definition, so a furnished monthly rental or an annual lease is the usual route. We manage both, with licensed brokers handling the leasing.
