Local vs. national

The New Smyrna Beach advantage: local knowledge at every level

National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price New Smyrna Beach around its own seasons and events, and our own cleaners and maintenance staff look after the homes.

Short-term rental and Airbnb management in New Smyrna Beach

New Smyrna Beach rentals split into two kinds. On the beachside, east of the Indian River, there are oceanfront and near-ocean condos along South Atlantic Avenue and smaller homes on the streets around Flagler Avenue. On the mainland, around Canal Street and the historic downtown, the housing is mostly single-family homes, and many of those sit outside the zones where stays under 30 days are allowed.

That makes property management in New Smyrna Beach a zoning exercise first. We confirm the district for the exact address, then the condo or HOA rules, and only then build a pricing plan. Short-term rental management here works best for units in the beachside multifamily and mixed-use districts the city lists by name.

Where guests come from

Most visitors come for the beach itself: the surf breaks near the inlet, the long flat sand south toward Bethune Beach, and the shops and restaurants that run from Flagler Avenue to the boardwalk. Smyrna Dunes Park sits at the north tip of the barrier island beside Ponce de Leon Inlet.

Just south of town, Canaveral National Seashore’s Apollo Visitor Center on South Atlantic Avenue is the gateway to the seashore’s undeveloped Apollo Beach. Canal Street’s galleries and restaurants, the Atlantic Center for the Arts, AdventHealth New Smyrna Beach and race weeks up the coast at Daytona International Speedway add guests outside the summer beach season.

New Smyrna Beach short-term rental rules

The city’s Land Development Regulations define a short-term rental as renting a dwelling unit for less than 30 days. Section 504.00 then permits short-term rentals only in these districts:

  • East of the Intracoastal Waterway: R-3A east of Atlantic Avenue, R-4, R-5, R-6, B-4, M-U and BBH
  • East of the Intracoastal and south of Third Avenue: R-2A
  • West of the Intracoastal: M-U and BBH

The same section says advertising for any use not permitted in a zoning district is strictly prohibited, so an Airbnb listing for a home in another district is itself a violation. The city’s local business tax schedule requires a business tax for rental units, with a separate one for each parcel. A Florida DBPR vacation rental license under §509.241 is required as well.

Taxes on New Smyrna Beach vacation rentals

Stays of six months or less owe Florida’s 6% sales tax under §212.03 and any county discretionary sales surtax. Volusia County’s local transient rental tax is 6% on the Department of Revenue’s DR-15TDT: a 3% countywide tourist development tax and a 3% convention development tax, which the county levies in each of its three convention tax districts (Halifax, Southeast Volusia and West Volusia). Owners register with Volusia County Revenue Services, which collects both.

How Florida Hosts manages New Smyrna Beach rentals

In New Smyrna Beach we check the district first, then run Airbnb management with our own cleaning and maintenance staff, 24/7 guest communication and pricing that follows the summer season and Daytona’s race weeks.

The short-term and Airbnb management fee is 18–25% of booking revenue, quoted in writing, and the free rental projection comes back within one business day. For mainland homes outside the listed zones, we manage mid-term furnished stays of 30 days or more and long-term leases, with licensed brokers handling the leasing.

Common questions

New Smyrna Beach vacation rental management — FAQs

Is Airbnb legal in New Smyrna Beach?

Only in certain zones. The city's Land Development Regulations define a short-term rental as renting a dwelling unit for less than 30 days and allow it only in listed districts: R-3A east of Atlantic Avenue, R-4, R-5, R-6, B-4, M-U and BBH east of the Intracoastal Waterway, R-2A east of the Intracoastal and south of Third Avenue, and M-U and BBH west of the Intracoastal. Advertising a use that is not permitted in a district is also prohibited.

What taxes apply to short-term rentals in New Smyrna Beach?

Stays of six months or less carry Florida's 6% sales tax (§212.03) plus any county discretionary sales surtax, and Volusia County's 6% local transient rental tax (DOR DR-15TDT), which the county code splits into a 3% tourist development tax and a 3% convention development tax. The city also requires a local business tax receipt for rental units.

My New Smyrna Beach home is not in an allowed zone. What can I do?

Stays of 30 days or more fall outside the city's short-term rental definition, so a furnished monthly rental or an annual lease is the usual route. We manage both, with licensed brokers handling the leasing.

Do condo rules matter in New Smyrna Beach?

Yes. Even in an allowed zone, a condominium declaration or HOA covenant can set its own minimum stay or rental cap. We read those documents before we list a unit.

What does Airbnb management in New Smyrna Beach cost?

Our short-term and Airbnb management fee is 18–25% of booking revenue, quoted in writing. A free rental projection comes back within one business day.
