ExploreLocal vs. national
The Melbourne advantage: local knowledge at every level
National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Melbourne around its own seasons and events, and our own cleaners and maintenance staff look after the homes.
Short-term rental and Airbnb management in Melbourne
Melbourne sits mostly on the mainland side of the Indian River, with single-family neighborhoods, townhomes and riverfront condos rather than an oceanfront hotel strip. The beaches are across the causeways in Indialantic, Melbourne Beach and Satellite Beach, which are separate towns with their own rules.
That mix makes property management in Melbourne different from the beach towns to the north. Many guests are here for work, school or family rather than a beach week, so short-term rental management in Melbourne often means longer average stays, steady weekday bookings and a mix of Airbnb and furnished monthly rentals.
Where guests come from
Melbourne Orlando International Airport is inside the city, so many arrivals land a few minutes from their rental. Florida Institute of Technology brings prospective students, parents on move-in and graduation weekends, and visiting researchers. Health First’s Holmes Regional Medical Center draws patients’ families and visiting medical staff who want a furnished place nearby.
For leisure guests, Downtown Melbourne along New Haven Avenue has restaurants, the Henegar Center and the riverfront, while the Eau Gallie Arts District to the north is known for its murals, galleries and the Foosaner Art Museum. Brevard Zoo is on North Wickham Road, and rocket launches from Cape Canaveral and Kennedy Space Center are a drive up US 1 or I-95.
Melbourne short-term rental rules
We searched the City of Melbourne’s Code of Ordinances and zoning appendix and did not find a vacation rental registration ordinance or a short-term rental zoning rule. That does not mean anything goes. Under §509.013, a home rented more than three times a year for stays under 30 days is a transient public lodging establishment, and §509.241 requires a DBPR license for it.
§509.032(7)(b) limits how far cities can ban vacation rentals or cap their duration, but it does not override private restrictions. HOA covenants in a subdivision or a condo declaration can set minimum lease terms of their own, so we read those documents for every address before we list it.
Taxes on Melbourne vacation rentals
Stays of six months or less owe Florida’s 6% sales tax under §212.03 and any county discretionary sales surtax. Brevard County levies a 5% tourist development tax on rentals of six months or less, listed on the Department of Revenue’s DR-15TDT as collected by the county and confirmed by Brevard’s Tourism Development Office.
How Florida Hosts manages Melbourne rentals
In Melbourne we set up the DBPR license and Brevard tax account, then handle Airbnb management, pricing, our own cleaning and maintenance staff, and 24/7 guest communication, whether the guest is a Florida Tech parent or a contractor in town for a month.
Short-term and Airbnb management costs 18–25% of booking revenue, quoted in writing, and the free rental projection comes back within one business day. Mid-term furnished stays and long-term leases are managed too, with licensed brokers handling the leasing.

The rules
Melbourne vacation rental rules
Florida licenses vacation rentals at state level, and cities, counties and condo or HOA documents can add their own requirements. We check what applies to your Melbourne address — license, registration and building rules — before a single guest books.
Rules change, so always confirm the current position for your address — we will tell you exactly what applies.
- In Florida, a home rented to guests more than three times in a calendar year for stays of less than 30 consecutive days — or advertised as regularly available for such stays — is a transient public lodging establishment.Fla. Stat. §509.013(4)(a)1 (2026)
- A condominium or cooperative unit, or a house of up to four units, that is a transient public lodging establishment (and not a timeshare) is a "vacation rental" under Florida law.Fla. Stat. §509.242(1)(c) (2026)
- Each public lodging establishment, vacation rentals included, must hold a license from the Division of Hotels and Restaurants of the Florida Department of Business and Professional Regulation (DBPR).Fla. Stat. §§509.013(1), 509.241(1) (2026)
- A Florida local law may not prohibit vacation rentals or regulate how long or how often they are rented — unless that local law was adopted on or before June 1, 2011.Fla. Stat. §509.032(7)(b) (2026)

Common questions
Melbourne vacation rental management — FAQs
Is Airbnb legal in Melbourne, FL?
We did not find a vacation rental registration ordinance in the City of Melbourne's code. Florida's rules still apply: a home rented more than three times a year for stays under 30 days needs a DBPR vacation rental license, and the county's tourist tax must be collected. Zoning, HOA covenants and condo declarations can still restrict short stays at a given address, so we check those before listing.
What taxes apply to short-term rentals in Melbourne?
Stays of six months or less carry Florida's 6% sales tax (§212.03) plus any county discretionary sales surtax, and Brevard County's 5% tourist development tax (DOR DR-15TDT), which Brevard collects itself.
Do you manage furnished monthly rentals in Melbourne?
Yes. Mid-term furnished stays of 30 days or more suit people in town for a semester, a project or a hospital stay, and we manage annual leases too, with licensed brokers handling the leasing. Stays of six months or less still owe the sales tax and Brevard's tourist tax.
Is Melbourne the same as Melbourne Beach?
No. The Town of Melbourne Beach and Indialantic are separate municipalities on the barrier island with their own codes. This page covers the City of Melbourne on the mainland side of the Indian River.
What does Airbnb management in Melbourne cost?
