Local vs. national

The Cocoa Beach advantage: local knowledge at every level

National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Cocoa Beach around its own seasons and events, and our own cleaners and maintenance staff look after the homes.

Short-term rental and Airbnb management in Cocoa Beach

Cocoa Beach is a narrow barrier-island city between the Atlantic and the Banana River, so almost every rental is within a short walk of one or the other. The stock runs from oceanfront condo buildings along State Road A1A and Ridgewood Avenue to single-family canal homes on the river side.

Property management in Cocoa Beach is mostly about running a registered vacation rental cleanly. The city has a detailed ordinance with registration, yearly inspections, occupancy caps and parking limits, and it enforces listing accuracy with its own advertising rules. Short-term rental management here means keeping the registration, the listing and the guests inside those numbers.

Where guests come from

Port Canaveral, just north of the city, is home to seven cruise lines, and passengers often book a night or two in Cocoa Beach before or after sailing. Rocket launches are the other draw: Kennedy Space Center Visitor Complex on Merritt Island sells launch-viewing tickets with commentary and bleacher seating, and launch days bring visitors who want a beach base nearby.

The beach itself does the rest. The Cocoa Beach Pier, the surf breaks around it, Lori Wilson Park and the mangrove paddling trails of the Thousand Islands on the Banana River all sit inside the city. Patrick Space Force Base lies just south, and Orlando International Airport and Melbourne Orlando International Airport are the usual arrival points.

Cocoa Beach short-term rental rules

Chapter 26.5 of the city code, rewritten by Ordinance 1697 on April 17, 2025, requires every vacation rental to register with the city or its third-party vendor, with a separate registration for each unit. Registration lasts one year and must be renewed annually, and the unit is inspected against the Florida Building Code and Fire and Life Safety Codes after the initial registration and after each renewal.

Occupancy is limited to the lesser of two occupants per bedroom plus two, or eight in total, unless the owner lives in the home. Rentals outside the RS-1 district that were operating on April 17, 2025 could apply for ten-year grandfathered occupancy. Vehicles, boats and trailers are capped at four, the owner or agent must answer a listed phone 24 hours a day for police and fire, and a city-supplied contact sticker goes near the front door. The misleading-advertising chapter targets listings that advertise more occupants than allowed. The state license under §509.241 applies too.

Taxes on Cocoa Beach vacation rentals

Stays of six months or less owe Florida’s 6% sales tax under §212.03 and any county discretionary sales surtax. Brevard County adds a 5% tourist development tax, shown on the Department of Revenue’s DR-15TDT as county-collected and confirmed by the county’s Tourism Development Office, which says voters first approved the tax in November 1986.

How Florida Hosts manages Cocoa Beach rentals

In Cocoa Beach we handle the city registration and renewals, prepare units for the yearly inspection, set listings to the registered occupancy and parking plan, and answer guests and the city 24/7. Our own cleaning and maintenance staff turn units over between cruise and launch bookings.

The Airbnb management fee is 18–25% of booking revenue, quoted in writing, and the free rental projection comes back within one business day. Mid-term furnished stays and long-term leases are also available, with licensed brokers handling the leasing.

The rules

Cocoa Beach vacation rental rules

Cocoa Beach regulates vacation rentals under Chapter 26.5 of its Code of Ordinances, rewritten by Ordinance 1697 on April 17, 2025. Each rental must register with the city or its vendor, renew annually and be inspected after the initial registration and after each renewal. Occupancy is capped at the lesser of two per bedroom plus two, or eight (owner-occupied homes excepted), vehicles at four, and the owner or agent must answer a listed phone 24 hours a day for emergency personnel and post a city-supplied contact sticker near the front door. A separate chapter penalizes listings that advertise more occupants than allowed.

Rules change, so always confirm the current position for your address — we will tell you exactly what applies.

  • In Florida, a home rented to guests more than three times in a calendar year for stays of less than 30 consecutive days — or advertised as regularly available for such stays — is a transient public lodging establishment.
    Fla. Stat. §509.013(4)(a)1 (2026)
  • A condominium or cooperative unit, or a house of up to four units, that is a transient public lodging establishment (and not a timeshare) is a "vacation rental" under Florida law.
    Fla. Stat. §509.242(1)(c) (2026)
  • Each public lodging establishment, vacation rentals included, must hold a license from the Division of Hotels and Restaurants of the Florida Department of Business and Professional Regulation (DBPR).
    Fla. Stat. §§509.013(1), 509.241(1) (2026)
  • A Florida local law may not prohibit vacation rentals or regulate how long or how often they are rented — unless that local law was adopted on or before June 1, 2011.
    Fla. Stat. §509.032(7)(b) (2026)

Common questions

Cocoa Beach vacation rental management — FAQs

Is Airbnb legal in Cocoa Beach?

Yes, with registration. Chapter 26.5 of the Cocoa Beach code requires every vacation rental to register with the city or its third-party vendor, renew every year and pass an inspection after the initial registration and after each renewal. The chapter states that it does not prohibit vacation rentals or limit how long or how often they are rented. A Florida DBPR license is also required.

What taxes apply to short-term rentals in Cocoa Beach?

Stays of six months or less carry Florida's 6% sales tax (§212.03) plus any county discretionary sales surtax, and Brevard County's 5% tourist development tax (DOR DR-15TDT; Brevard County Tourism Development Office). Brevard collects its tax itself, so the owner registers with the county as well as the state.

How many guests can a Cocoa Beach vacation rental take?

The code caps occupancy at the lesser of two occupants per bedroom plus two, or eight occupants in total, unless the owner lives there. Rentals outside the RS-1 district that were already operating on April 17, 2025 could apply for grandfathered occupancy for ten years. Vehicles, boats and trailers are capped at four in total.

Can I advertise more guests than my registration allows?

No. Cocoa Beach adopted a misleading-advertising chapter aimed at listings that show more occupants than the vacation rental registration permits, with its own penalties. We set the listing to the registered maximum.

What does Airbnb management in Cocoa Beach cost?

Our short-term and Airbnb management fee is 18–25% of booking revenue, quoted in writing. A free rental projection comes back within one business day.
