Cocoa Beach, FL

Why Cocoa Beach — and what it means for your property

Airbnb and short-term rental management for Cocoa Beach condos and beach homes, built around the city's registration, inspection and occupancy rules and the Port Canaveral cruise calendar.

Cocoa Beach sits in Brevard County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.

What stands out about Cocoa Beach

  • City vacation rental registration, renewed every year, with an inspection after each renewal
  • Occupancy capped at two per bedroom plus two, or eight, whichever is less
  • Cruise guests sailing from Port Canaveral just north of the city
  • Rocket launch visitors bound for Kennedy Space Center Visitor Complex
  • Cocoa Beach Pier, Lori Wilson Park and the Thousand Islands on the Banana River

How mid-term rental management works in Cocoa Beach

What mid-term rental management is

A mid-term rental is a furnished home let for a month or more at a time — longer than a vacation stay, shorter than a year’s lease. It suits guests who need a real home for a while: snowbirds spending the winter, travelling healthcare staff on contract, families relocating for work, and households placed by their insurer after a fire, flood or storm.

For owners it means fewer turnovers, less wear and steadier occupancy than nightly hosting. We price it, find and screen the guests, put a written agreement in place, and look after the home and the guest for the whole stay — with our own cleaning and maintenance staff.

Why mid-term works so well in Florida

Florida has a built-in monthly market: winter residents who come for one to six months every year, plus a steady flow of contract professionals and relocating families. A furnished home in the right place can fill its winter with one or two long stays instead of dozens of short ones.

Monthly stays are also an option for many owners whose condo association or neighbourhood rules limit nightly rentals but allow longer ones — check your documents, or send them to us and we will.

What mid-term rental management looks like in Cocoa Beach specifically

Cocoa Beach’s vacation rental chapter applies to vacation rentals and other transient public lodging establishments, which its definitions describe as places rented more than three times a year for periods of less than 30 days or one calendar month. A home rented only for stays of 30 days or more sits outside that definition, so mid-term furnished rentals are a workable option for owners who do not want the registration and inspection cycle.

Mid-term stays of six months or less still owe Florida’s 6% sales tax and Brevard County’s 5% tourist development tax. Condo declarations in the city can also set minimum lease lengths, so we check the association documents before offering monthly stays.

Want the whole property handled, not just mid-term rental management? Cocoa Beach property management covers short-term, long-term and everything between — one team, one point of contact.

Cocoa Beach questions

Owning and renting in Cocoa Beach

What taxes apply to short-term rentals in Cocoa Beach?

Stays of six months or less carry Florida's 6% sales tax (§212.03) plus any county discretionary sales surtax, and Brevard County's 5% tourist development tax (DOR DR-15TDT; Brevard County Tourism Development Office). Brevard collects its tax itself, so the owner registers with the county as well as the state.

Is Airbnb legal in Cocoa Beach?

Yes, with registration. Chapter 26.5 of the Cocoa Beach code requires every vacation rental to register with the city or its third-party vendor, renew every year and pass an inspection after the initial registration and after each renewal. The chapter states that it does not prohibit vacation rentals or limit how long or how often they are rented. A Florida DBPR license is also required.

How many guests can a Cocoa Beach vacation rental take?

The code caps occupancy at the lesser of two occupants per bedroom plus two, or eight occupants in total, unless the owner lives there. Rentals outside the RS-1 district that were already operating on April 17, 2025 could apply for grandfathered occupancy for ten years. Vehicles, boats and trailers are capped at four in total.
