Cocoa Beach, FL

Why Cocoa Beach — and what it means for your property

Airbnb and short-term rental management for Cocoa Beach condos and beach homes, built around the city's registration, inspection and occupancy rules and the Port Canaveral cruise calendar.

Cocoa Beach sits in Brevard County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.

What stands out about Cocoa Beach

  • City vacation rental registration, renewed every year, with an inspection after each renewal
  • Occupancy capped at two per bedroom plus two, or eight, whichever is less
  • Cruise guests sailing from Port Canaveral just north of the city
  • Rocket launch visitors bound for Kennedy Space Center Visitor Complex
  • Cocoa Beach Pier, Lori Wilson Park and the Thousand Islands on the Banana River

How short-term rental management works in Cocoa Beach

What short-term rental management actually covers

Short-term rental management means someone else runs the business your home has become: the listing, the price of every night, every guest message, every turnover, every repair and every statement. Done properly it is a full-time operation — which is exactly why most owners hand it over.

We have hosted short-term rentals since 2016 and manage 350+ homes across Florida. Cleaning and maintenance are done by our own staff, not a rotating list of strangers, and guest communication runs around the clock.

Pricing every night, not once a season

Florida demand moves with snowbird season, spring break, school holidays, festivals, race weeks and summer on the Gulf and the Panhandle. A rate set once leaves money behind on the busy nights and empty nights in the quiet weeks.

We review your calendar daily and price each night around real demand, the competing homes near you and the events coming up — then check the result in your monthly statement.

What short-term rental management looks like in Cocoa Beach specifically

Cocoa Beach regulates every vacation rental under Chapter 26.5 of its code, rewritten by Ordinance 1697 on April 17, 2025. Short-term rental management here means holding a current city registration (made through the city or its third-party vendor), renewing it every year, and having the unit inspected against the Florida Building Code and Fire and Life Safety Codes after the initial registration and after each renewal.

The operating rules are specific. Occupancy is the lesser of two per bedroom plus two, or eight in total, unless the owner lives there; vehicles, boats and trailers are capped at four; someone must answer a listed phone 24 hours a day for police and fire; and a city-supplied contact sticker goes near the front door. Noise that is clearly audible inside another home with its windows closed is a violation, and a special magistrate can order noise-monitoring devices after a finding.

Want the whole property handled, not just short-term rental management? Cocoa Beach property management covers short-term, long-term and everything between — one team, one point of contact.

Cocoa Beach questions

Owning and renting in Cocoa Beach

Is Airbnb legal in Cocoa Beach?

Yes, with registration. Chapter 26.5 of the Cocoa Beach code requires every vacation rental to register with the city or its third-party vendor, renew every year and pass an inspection after the initial registration and after each renewal. The chapter states that it does not prohibit vacation rentals or limit how long or how often they are rented. A Florida DBPR license is also required.

What taxes apply to short-term rentals in Cocoa Beach?

Stays of six months or less carry Florida's 6% sales tax (§212.03) plus any county discretionary sales surtax, and Brevard County's 5% tourist development tax (DOR DR-15TDT; Brevard County Tourism Development Office). Brevard collects its tax itself, so the owner registers with the county as well as the state.

How many guests can a Cocoa Beach vacation rental take?

The code caps occupancy at the lesser of two occupants per bedroom plus two, or eight occupants in total, unless the owner lives there. Rentals outside the RS-1 district that were already operating on April 17, 2025 could apply for grandfathered occupancy for ten years. Vehicles, boats and trailers are capped at four in total.
