Why Destin — and what it means for your property
Airbnb and short-term rental management for Destin homes and condos, run to the city's annual registration, occupancy and signage rules and Okaloosa County's 6% tourist tax.
Destin sits in Okaloosa County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.
What stands out about Destin
- City registration required for single-family homes and, since 2025, condo units
- Overnight occupancy capped at two per bedroom plus four, and never above 24
- Henderson Beach State Park, Destin Harbor and the East Pass inside city limits
- Destin–Fort Walton Beach Airport (VPS) serves the city
- Okaloosa County's 6% tourist development tax on stays of six months or less
How short-term rental management works in Destin
What short-term rental management actually covers
Short-term rental management means someone else runs the business your home has become: the listing, the price of every night, every guest message, every turnover, every repair and every statement. Done properly it is a full-time operation — which is exactly why most owners hand it over.
We have hosted short-term rentals since 2016 and manage 350+ homes across Florida. Cleaning and maintenance are done by our own staff, not a rotating list of strangers, and guest communication runs around the clock.
Pricing every night, not once a season
Florida demand moves with snowbird season, spring break, school holidays, festivals, race weeks and summer on the Gulf and the Panhandle. A rate set once leaves money behind on the busy nights and empty nights in the quiet weeks.
We review your calendar daily and price each night around real demand, the competing homes near you and the events coming up — then check the result in your monthly statement.
What short-term rental management looks like in Destin specifically
Destin registers short-term rentals by building type. Single-family homes, townhomes and duplexes rented for one day to six months fall under Chapter 13, Article VI of the city code; condominium units rented for 180 days or less were added under Article VI(A) by Ordinance 24-23-CC on March 3, 2025. Registrations are not transferable, so a sale or a change of management company means a new one.
The single-family rules reach into day-to-day operations. Overnight occupancy between 10 p.m. and 7 a.m. is the lesser of two per bedroom plus four or 24 people, and the responsible party must receive reasonable verification of the guest count within 36 hours of arrival. The owner must keep one trash can for the first three bedrooms and one per two bedrooms after that, buy valet garbage service, and have all garbage removed by 5 p.m. the day after checkout.
The city’s FAQ prices single-family registration by size, $500, $600 or $700 depending on square footage, with registration opening January 1 and late fees of $100 after March 31 and $500 after June 1. Condo registrations expire March 1 and can be renewed without a late fee until the last business day in June.

Destin questions
Owning and renting in Destin
Is Airbnb legal in Destin?
Yes, with city registration. Destin Code Chapter 13, Article VI makes it unlawful to rent a single-family home (including townhomes and duplexes) for one day to six months without registering with the city each year, and Article VI(A), added by Ordinance 24-23-CC in March 2025, does the same for condominium units rented for 180 days or less. A Florida DBPR vacation rental license, a city Business Tax Receipt and a state sales tax number are also required. The city's FAQ lists the zoning districts where short-term rentals are generally allowed, so we check the parcel first.
What taxes apply to short-term rentals in Destin?
Stays of six months or less carry Florida's 6% sales tax (§212.03), Okaloosa County's 1% discretionary sales surtax (DR-15DSS, 2026) and Okaloosa County's 6% tourist development tax (DR-15TDT). The tourist tax is registered and paid with the Okaloosa County Clerk, not the state.
How many guests can stay in a Destin vacation rental?
For single-family short-term rentals, Destin Code §13-117 sets overnight occupancy at the lesser of two persons per bedroom plus four, or 24 persons per rental. The city's FAQ applies the limit from 10:00 p.m. to 7:00 a.m.; a three-bedroom house is allowed 10 people overnight.
