Miami, FL

Why Miami — and what it means for your property

Short-term rental and Airbnb management for Miami condos and apartments, from Brickell to Edgewater, built around the City of Miami's lodging rules and Miami-Dade's tourist taxes.

Miami sits in Miami-Dade County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.

What stands out about Miami

  • Condo and apartment units in Brickell, Edgewater, Downtown and the Omni area
  • Cruise guests sailing from PortMiami on Dodge Island
  • Heat games at Kaseya Center and Marlins games at loanDepot park
  • Medical travelers and staff at Jackson Memorial and UHealth in the Health District
  • City lodging approval: Certificate of Use, Business Tax Receipt and DBPR license

How short-term rental management works in Miami

What short-term rental management actually covers

Short-term rental management means someone else runs the business your home has become: the listing, the price of every night, every guest message, every turnover, every repair and every statement. Done properly it is a full-time operation — which is exactly why most owners hand it over.

We have hosted short-term rentals since 2016 and manage 350+ homes across Florida. Cleaning and maintenance are done by our own staff, not a rotating list of strangers, and guest communication runs around the clock.

Pricing every night, not once a season

Florida demand moves with snowbird season, spring break, school holidays, festivals, race weeks and summer on the Gulf and the Panhandle. A rate set once leaves money behind on the busy nights and empty nights in the quiet weeks.

We review your calendar daily and price each night around real demand, the competing homes near you and the events coming up — then check the result in your monthly statement.

What short-term rental management looks like in Miami specifically

In the City of Miami, short-term rental management starts with permits rather than photos. The city handles short-term rentals as a Short-Term Rental/Lodging use, and single-family homes and duplexes in the T3 and T4-R transect zones are not eligible at all. Eligible properties need a building permit in the lodging category, a new Certificate of Occupancy, a lodging Certificate of Use, a Florida DBPR lodging license and a Business Tax Receipt, with the Certificate of Use and Business Tax Receipt renewed every year.

Condo buildings carry an extra test. The city requires the condo or homeowners’ association to certify the evaluation form and sign the operational management plan, and once more than 25% of a building’s units are used as transient lodging, the whole building needs a change of occupancy. Our management keeps the operational plan, the 24-hour contact details and the on-site documents current, because the city’s code and fire inspectors can arrive unannounced.

Want the whole property handled, not just short-term rental management? Miami property management covers short-term, long-term and everything between — one team, one point of contact.

Miami questions

Owning and renting in Miami

Is Airbnb legal in Miami?

In parts of the city, yes, with approvals. The City of Miami says single-family homes and duplexes in the T3 and T4-R transect zones are not eligible for Short-Term Rental/Lodging use. Eligible properties need a lodging Certificate of Use, a Business Tax Receipt and a Florida DBPR lodging license, and condo or HOA associations must certify the application.

What taxes apply to short-term rentals in Miami?

Stays of six months or less carry Florida's 6% sales tax (§212.03), Miami-Dade's 1% discretionary sales surtax (DOR DR-15DSS, 2026) and Miami-Dade's 6% local transient rental tax (DOR DR-15TDT): a 3% convention development tax, a 2% tourist development tax and a 1% professional sports franchise facility tax. The county taxes are filed with Miami-Dade's RER Business Section.

Can I rent my Brickell or Edgewater condo on Airbnb?

Only if the building and the unit clear the city's Short-Term Rental/Lodging process, which requires the condo association to certify the evaluation form and sign the operational management plan. The city also says that when more than 25% of a building's units are used as transient lodging, the whole building needs a change of occupancy. Many associations restrict rentals in their own documents, so we check those first.
