What short-term rental management looks like in Siesta Key specifically
Siesta Key is unincorporated Sarasota County, so the rules come from the county Unified Development Code, not a city. Under §124-305 a dwelling rented for less than monthly periods is a transient accommodation, allowed only in zoning districts that list it, but dwellings zoned RMF or RMF/SKOD on the barrier islands are carved out of that definition. In practice, short stays on the key belong to multifamily-zoned condos and apartments.
Section 124-76 permits the short-term rental in the RMF districts on the barrier islands only, and attaches two duties: the Siesta Key Overlay District requirements apply, and the owner or managing agent must keep records of each lessee's name and address, the rental period and the number of occupants. We keep that record for every stay we book, so it is ready if the county asks.
