Who this is for
Twelve-month leases with the right tenant, and nothing left to you.
Every property is different. These are the owners this service was built around — if one of them sounds like you, we should talk.
- Owners who want steady monthly rent from a Florida home rather than nightly bookings
- Homes in buildings or neighbourhoods where short stays are not allowed
- Landlords tired of chasing rent, repairs and paperwork themselves
- Investors with several rentals who want one manager across Florida
- Owners moving away who want the house cared for while it is let
What long-term rental property management covers
Long-term rental management is everything between “this house should be rented” and a monthly deposit in your account: pricing the rent, marketing the home, screening applicants, the lease, collecting rent, maintenance, inspections and renewals.
Leasing is done with licensed brokers, and maintenance by our own staff — the same people who look after our short-term homes across Florida.
Finding the right tenant
A good tenant is worth more than a few dollars of rent. We price the home against comparable rentals nearby, market it, show it, and screen every applicant before a lease is offered — then walk you through the lease before it is signed.

Florida security deposits, done by the book
Florida law sets tight deadlines on deposits. When a lease ends, the landlord has 15 days to return the deposit if there is no claim, or 30 days to send written notice of a claim — by certified mail or, where agreed, email — and the tenant then has 15 days to object.
Miss those steps and the claim can be lost, so we track every deadline for you.
Maintenance, inspections and renewals
Repairs are handled by our own maintenance staff, with your approval above a limit you set. We inspect the home at move-in, during the tenancy and at move-out, and we handle renewals and rent reviews when the lease comes up.
What it costs
Long-term rental management is quoted for your property in writing before you sign anything.

Common questions
Long-Term Rental Management — answered
What does a long-term rental property manager do?
Prices the rent, markets the home, screens tenants, prepares the lease, collects rent, handles maintenance and inspections, and manages renewals — so the owner receives the rent and a statement each month.
Do you handle tenant screening?
Yes. Every applicant is screened before a lease is offered, and leasing is done with licensed brokers.
How long does a Florida landlord have to return a security deposit?
15 days after the lease ends if there is no claim. To make a claim, the landlord must send written notice within 30 days, and the tenant has 15 days to object.
Should I rent long-term or short-term?
It depends on the home, its location and what the rules allow. Long-term usually means steadier income and less management; short-term usually earns more in peak season. Your free projection can compare both.
Who handles repairs?
Our own maintenance staff, with your approval above a limit you set.
