West Palm Beach, FL
Why West Palm Beach — and what it means for your property
West Palm Beach requires a city rental license and business tax receipt for every rental dwelling, and Palm Beach County adds its own short-term rental receipt and tourist tax filings.
West Palm Beach sits in Palm Beach County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.
What stands out about West Palm Beach

- Inspection before the city license is issued
- Palm Beach International Airport and Brightline downtown
- Clematis Street, Rosemary Square and the Kravis Center
- Palm Beach County's 6% tourist tax, filed monthly by the host
How long-term rental management works in West Palm Beach
What long-term rental property management covers
Long-term rental management is everything between “this house should be rented” and a monthly deposit in your account: pricing the rent, marketing the home, screening applicants, the lease, collecting rent, maintenance, inspections and renewals.
Leasing is done with licensed brokers, and maintenance by our own staff — the same people who look after our short-term homes across Florida.
Finding the right tenant
A good tenant is worth more than a few dollars of rent. We price the home against comparable rentals nearby, market it, show it, and screen every applicant before a lease is offered — then walk you through the lease before it is signed.
What long-term rental management looks like in West Palm Beach specifically
West Palm Beach licenses every rental, not only short stays. Chapter 22, Article XII of the City Code makes it unlawful to rent any dwelling unit without a business tax receipt and a rental license or temporary certificate, so an annual lease needs the same city license and inspection as a vacation rental. Units newly converted to rental use cannot be occupied until the license is issued.
The owner must also designate, in writing, the owner or a resident agent to accept notices of code violations, and the agent must live in the city or work at a business location there. For owners who live elsewhere, we fill that role, keep the annual license current, and have licensed brokers handle tenant placement and the lease.
Want the whole property handled, not just long-term rental management? West Palm Beach property management covers short-term, long-term and everything between — one team, one point of contact.

Owning and renting in West Palm Beach
Do I need a local agent for a West Palm Beach rental?

Who pays the Palm Beach County tourist tax on Airbnb bookings?
The host. The Palm Beach County Tax Collector says online platforms do not remit tourist development tax to it, so the host collects it from guests and files a return every month, including $0 returns in months without rentals.
Is Airbnb legal in West Palm Beach?
Short-term rentals can operate in West Palm Beach with the right licenses. Chapter 22, Article XII of the City Code makes it unlawful to rent any dwelling unit without a city business tax receipt and rental license, issued after an inspection.
