Cape Coral, FL
Why Cape Coral — and what it means for your property
Airbnb and short-term rental management for Cape Coral canal and pool homes, including the city's annual rental registration, its six-night minimum and the Lee County tourist tax.
Cape Coral sits in Lee County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.
What stands out about Cape Coral
- Annual city rental registration for every rental, short-term and long-term
- Six-night minimum stay for short-term rentals, per the city's registration FAQ
- Canal homes with boat access to the Caloosahatchee and the Gulf
- Cape Harbour, the Yacht Club area and the Cape Coral Bridge to Fort Myers
- Homestead exemption check required when a home becomes a rental
How long-term rental management works in Cape Coral
What long-term rental property management covers
Long-term rental management is everything between “this house should be rented” and a monthly deposit in your account: pricing the rent, marketing the home, screening applicants, the lease, collecting rent, maintenance, inspections and renewals.
Leasing is done with licensed brokers, and maintenance by our own staff — the same people who look after our short-term homes across Florida.
Finding the right tenant
A good tenant is worth more than a few dollars of rent. We price the home against comparable rentals nearby, market it, show it, and screen every applicant before a lease is offered — then walk you through the lease before it is signed.
What long-term rental management looks like in Cape Coral specifically
Long-term rentals in Cape Coral, those leased for more than six months, must also register with the city every year, at $35 per property under Resolution 279-25. The city lists penalties of $250 for a first late or repeat violation and $500 for repeats on long-term rentals, and a $50 fine for renewing more than 30 days after the anniversary date.
Owners must keep the city's contact details current and report a change of property manager within 30 days. When we take over a long-term lease we update the registration, and when an owner stops renting we tell the city so no renewal invoice is issued.
Want the whole property handled, not just long-term rental management? Cape Coral property management covers short-term, long-term and everything between — one team, one point of contact.

Cape Coral questions
Owning and renting in Cape Coral
Is Airbnb legal in Cape Coral?
Yes, with registration. Since January 1, 2026, every residential rental in Cape Coral must register with the city each year under Code §12-129. A short-term rental (six months or less) pays $350 a year per property and a long-term rental pays $35. The city's registration FAQ states that the minimum stay for short-term rentals in Cape Coral is 6 nights. A Florida DBPR license is also required.
What happens if I register a short-term rental as long-term?
The city treats it as misrepresentation. Its FAQ lists a $1,000 penalty for a first offense and $2,000 for repeat offenses within 36 months, and failing to renew within 30 days of the anniversary date brings a $50 fine and a referral to Code Compliance.
What taxes apply to short-term rentals in Cape Coral?
Stays of six months or less owe Florida's 6% sales tax (§212.03) plus any county discretionary sales surtax, and Lee County's 5% tourist development tax (DOR DR-15TDT), which the county collects directly.
