The Cape Coral advantage: local knowledge at every level
National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Cape Coral around its own seasons and events, and our own cleaners and maintenance staff look after the homes.
Short-term rental and Airbnb management in Cape Coral
Cape Coral is a planned city laid out around a grid of residential canals on the north and west side of the Caloosahatchee River, across from Fort Myers. The typical rental is a single-family pool home on a canal, many with a dock and boat lift, and the most sought-after have direct boat access out to the river and the Gulf.
Property management in Cape Coral is about running those homes as a rental product: the pool heated and clean, the dock safe, the lanai screen intact and the listing honest about whether a boat can reach open water. Short-term rental management here also means the city’s own registration program, which since 2026 charges short-term rentals a separate annual fee and sets steep penalties for registering under the wrong category.
Where guests come from
The water is the main reason guests book. Families come for a private pool and a dock, and boaters come for canal access out to the Caloosahatchee and the Gulf. Cape Harbour, a marina with restaurants on the south end, and the Yacht Club area with its public beach on the river are the main gathering spots, and the Cape Coral Bridge leads straight into Fort Myers.
Spring training adds a busy stretch. Lee County hosts the Boston Red Sox at JetBlue Park and the Minnesota Twins at Hammond Stadium, both a drive across the river. Lee Health’s Cape Coral Hospital serves the city, which brings families looking for furnished stays during treatment. Most guests arrive through Southwest Florida International Airport (RSW).
Cape Coral short-term rental rules
The city’s Rental Property Registration program, under Code §12-129, requires every residential rental in Cape Coral to register, whether it is a single-family home, duplex, condo or a single rented room. Hotels, motels, public housing and licensed community residential facilities are excluded.
From January 1, 2026, registration is annual. Under Resolution 279-25 the fee is $350 per property per year for a short-term rental, meaning one rented for six months or less, and $35 for a long-term rental of more than six months. Renewals fall on the anniversary of the first registration, with a $50 late fine after 30 days. For late or repeat violations on a short-term rental the city lists $500 for a first offense and $1,000 for repeats, each day counting separately, and registering a short-term rental as long-term costs $1,000, rising to $2,000 for repeats within 36 months.
The same page states that the minimum stay for short-term rentals in Cape Coral is 6 nights, so we set six-night minimums on every channel. Owners must keep their contact details current and tell the city within 30 days of changes. The state DBPR license under §509.241 is required as well.
Taxes on Cape Coral vacation rentals
Rentals of six months or less owe Florida’s 6% sales tax under §212.03 and any county discretionary sales surtax. Lee County’s 5% tourist development tax under §125.0104 applies too; the Department of Revenue’s DR-15TDT lists Lee as a county that collects its own.
How Florida Hosts manages Cape Coral rentals
Florida Hosts handles licensing for Cape Coral owners, from the DBPR license to the Lee County tourist tax account. For Cape Coral owners we file and renew the city registration in the correct short-term category, set six-night minimums, keep pools, docks and lanais guest-ready with our own cleaning and maintenance staff, and handle guest questions 24/7.
Our Airbnb management fee is 18–25% of booking revenue, quoted in writing, and a free rental projection comes back within one business day. Cape Coral homes can also be leased on longer terms, and we manage mid-term furnished rentals and long-term leases, registered at the city’s long-term rate where they qualify, with licensed brokers handling the leasing.

Common questions
Cape Coral vacation rental management — FAQs
Is Airbnb legal in Cape Coral?
Yes, with registration. Since January 1, 2026, every residential rental in Cape Coral must register with the city each year under Code §12-129. A short-term rental (six months or less) pays $350 a year per property and a long-term rental pays $35. The city's registration FAQ states that the minimum stay for short-term rentals in Cape Coral is 6 nights. A Florida DBPR license is also required.
What taxes apply to short-term rentals in Cape Coral?
Stays of six months or less owe Florida's 6% sales tax (§212.03) plus any county discretionary sales surtax, and Lee County's 5% tourist development tax (DOR DR-15TDT), which the county collects directly.
What happens if I register a short-term rental as long-term?
The city treats it as misrepresentation. Its FAQ lists a $1,000 penalty for a first offense and $2,000 for repeat offenses within 36 months, and failing to renew within 30 days of the anniversary date brings a $50 fine and a referral to Code Compliance.
Does renting my Cape Coral home affect my homestead exemption?
It can. The city tells owners of homesteaded properties that start renting to contact the Lee County Property Appraiser to confirm whether the exemption still applies, and it notifies the Property Appraiser when it finds a violation at a property still claiming one.
What does Airbnb management in Cape Coral cost?
