ExploreLocal vs. national
The Marco Island advantage: local knowledge at every level
National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Marco Island around its own seasons and events, and our own cleaners and maintenance staff look after the homes.
Short-term rental and Airbnb management in Marco Island
Marco Island is a barrier island city at the northern edge of the Ten Thousand Islands, south of Naples in Collier County. Its housing comes in two forms. High-rise and mid-rise condominiums line the crescent beach on the island’s western shore, and single-family homes sit along a network of canals, many with docks and pools.
Property management in Marco Island is shaped less by city rules than by the buildings themselves. Condominium associations can set their own rental minimums and registration steps, and canal homes need pool, dock and seawall upkeep that guests notice. Short-term rental management here means reading the association documents first, then running each home to the standard Marco Island guests expect.
Where guests come from
The beach is the anchor. Tigertail Beach on the northwest side of the island has a sheltered lagoon behind the Gulf shore, and the main crescent beach runs south from there past the resort hotels. Shelling, sunset walks and dolphin and fishing charters out of the island’s marinas fill out a week.
Nature draws a second crowd. The Rookery Bay National Estuarine Research Reserve, with its environmental learning center on Tower Road in Naples, protects the mangrove estuary between the city and Marco, and boaters head south into the Ten Thousand Islands. Naples’ Fifth Avenue South is a drive north over the Jolley Bridge, and most guests fly into Southwest Florida International Airport (RSW).
Marco Island short-term rental rules
We have not verified a current City of Marco Island ordinance that registers or limits vacation rentals, so this page does not describe one. That means the state rules are the baseline: a vacation rental rented more than three times a year for less than 30 days is transient under §509.013 and needs a Department of Business and Professional Regulation license under §509.241. Under §509.032(7)(b), local governments may not ban vacation rentals or regulate their duration or frequency unless the rule was adopted on or before June 1, 2011.
Private rules carry a lot of weight on Marco. Condominium declarations and homeowners’ association documents can set minimum stays, cap the number of rentals a year, or require guest registration with the association. We read those documents before any listing goes live and build the calendar around them. Rules can also change, so we recheck the city’s code and the association’s rules each year.
Taxes on Marco Island vacation rentals
Short stays of six months or less owe the 6% Florida sales tax under §212.03 plus any county discretionary sales surtax. Collier County’s tourist development tax is 5%, and the Department of Revenue’s DR-15TDT shows it is reported and paid to the county, while the state sales tax still goes to the Department of Revenue.
How Florida Hosts manages Marco Island rentals
Florida Hosts treats licensing and registration as part of managing a Marco Island rental. On Marco Island we review condominium and HOA rules before setting minimum stays, handle the DBPR license and Collier County tourist tax account, and keep pools, docks and Gulf-front units ready between bookings with our own cleaning and maintenance staff. Guests can reach us 24/7.
Airbnb and short-term rental management costs 18–25% of booking revenue, quoted in writing, and the free rental projection comes back within one business day. Owners who prefer seasonal tenants can choose mid-term furnished rentals or long-term leases, with licensed brokers handling the leasing.

Marco Island vacation rental rules
Florida licenses vacation rentals at state level, and cities, counties and condo or HOA documents can add their own requirements. We check what applies to your Marco Island address — license, registration and building rules — before a single guest books.
Rules change, so always confirm the current position for your address — we will tell you exactly what applies.

- A condominium or cooperative unit, or a house of up to four units, that is a transient public lodging establishment (and not a timeshare) is a "vacation rental" under Florida law.Fla. Stat. §509.242(1)(c) (2026)

Common questions
Marco Island vacation rental management — FAQs
Is Airbnb legal on Marco Island?
We have not verified a current City of Marco Island vacation rental ordinance, so we do not describe one here. Every short-term rental needs a Florida DBPR license under §509.241, and Florida law limits how far local governments can restrict rental duration or frequency. Condominium and homeowners' association documents can set their own minimum stays, and we read them before listing.
What taxes apply to short-term rentals on Marco Island?
Stays of six months or less owe Florida's 6% sales tax (§212.03) plus any county discretionary sales surtax, and Collier County's 5% tourist development tax (DOR DR-15TDT), which the county collects directly.
Can guests bring a boat to a Marco Island rental?
Many canal homes have a dock, and guests often ask to tie up a boat or rent one locally. We list dock details accurately, including bridge clearances and water depth that the owner has confirmed, and set house rules for dock use.
Are condos or houses better for Airbnb on Marco Island?
They suit different guests. Gulf-front condos sell the beach and suit couples and small families, while canal homes with pools sell space and boating. The deciding factor is often the condominium's own rental rules, which can limit short stays.
What does Airbnb management on Marco Island cost?
Our short-term and Airbnb management fee is 18–25% of booking revenue, quoted in writing. A free rental projection comes back within one business day.
