ExploreLocal vs. national
The Fort Myers advantage: local knowledge at every level
National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Fort Myers around its own seasons and events, and our own cleaners and maintenance staff look after the homes.
Short-term rental and Airbnb management in Fort Myers
Fort Myers is the Lee County seat, set along the south bank of the Caloosahatchee River. The city has a walkable downtown River District with older homes and newer riverfront condo towers, historic streets lined with palms along McGregor Boulevard, and newer neighborhoods spreading east toward the airport.
Property management in Fort Myers is wider than beach rentals. Guests here are baseball fans, families at the hospitals, parents visiting the university, and winter visitors who want the river and the beaches within a short drive. Short-term rental management in the city sits alongside steady mid-term and long-term demand, so many owners mix nightly, monthly and annual leasing over the life of a home.
Where guests come from
Spring training is the biggest event of the year. Lee County hosts the Boston Red Sox at JetBlue Park and the Minnesota Twins at Hammond Stadium in the Lee County Sports Complex, and fans of both teams travel south every February and March. The county warns drivers about traffic on the Daniels Parkway corridor on afternoons when both teams play.
History brings visitors the rest of the year. The Edison and Ford Winter Estates on McGregor Boulevard preserves the winter homes, gardens and laboratory of Thomas Edison and Henry Ford. Florida Gulf Coast University, with a Fort Myers address on FGCU Boulevard, brings move-in weekends, graduations and athletics. Lee Health’s hospitals, including Lee Memorial Hospital, HealthPark Medical Center and Gulf Coast Medical Center, create furnished-stay demand from patients’ families and visiting clinicians. Southwest Florida International Airport (RSW) is southeast of downtown.
Fort Myers short-term rental rules
We found no City of Fort Myers ordinance that bans vacation rentals or sets a minimum stay. The city’s residential rental dwelling standards in Chapter 54, Article XI, cover the rental of attached, detached and accessory dwelling units in the city. They require a certificate of compliance, a local agent or contact who is available on weekdays, and inspections that the code intends to happen at least once every three years.
That article states that it does not apply to hotels, motels, resort condominiums, transient apartments, resort dwellings or vacation rentals as defined in Florida Statutes §509.242. A licensed vacation rental is regulated by the state under §509.241, and §509.032(7)(b) limits how far local governments can restrict one.
Many homes with a Fort Myers mailing address are outside city limits in unincorporated Lee County, and HOA and condominium documents can carry their own leasing rules. We check both before a listing goes live.
Taxes on Fort Myers vacation rentals
Stays of six months or less owe Florida’s 6% sales tax under §212.03 plus any county discretionary sales surtax. Lee County levies a 5% tourist development tax under §125.0104; the Department of Revenue’s DR-15TDT shows it is reported and paid to the county rather than to the state.
How Florida Hosts manages Fort Myers rentals
Florida Hosts helps Fort Myers owners with licensing and registration as part of the service. In Fort Myers we time pricing around the spring training calendar and FGCU dates, handle the state license and Lee County tourist tax filings, and answer guests 24/7. Our own cleaning and maintenance teams cover turnovers and repairs.
Short-term and Airbnb management is 18–25% of booking revenue, quoted in writing, and the free rental projection takes one business day. For owners who prefer fewer turnovers, we offer mid-term furnished rentals for hospital and university stays and long-term leasing that meets the city’s rental dwelling standards, with licensed brokers handling the leasing.

Common questions
Fort Myers vacation rental management — FAQs
Is Airbnb legal in Fort Myers?
Yes. We found no City of Fort Myers ordinance that bans or limits the length of vacation rentals. The city's residential rental dwelling standards in Chapter 54 expressly do not apply to vacation rentals as defined in Florida Statutes §509.242, which are licensed and inspected by the state DBPR instead. Many 'Fort Myers' addresses are in unincorporated Lee County, so we check the jurisdiction and any HOA rules first.
What taxes apply to short-term rentals in Fort Myers?
Stays of six months or less owe Florida's 6% sales tax (§212.03) plus any county discretionary sales surtax, and Lee County's 5% tourist development tax (DOR DR-15TDT), which Lee County collects itself.
Do long-term rentals in Fort Myers need a city inspection?
Long-term rental homes inside city limits fall under the city's residential rental dwelling standards: a certificate of compliance posted in the unit, a local agent or contact, and inspections the code intends to happen at least once every three years. Licensed vacation rentals are excluded from that article.
Is there demand for furnished monthly rentals in Fort Myers?
Yes. Lee Health runs several hospitals in and around the city, and families, visiting staff and patients look for furnished stays of 30 days or more. We manage those as mid-term rentals.
What does Airbnb management in Fort Myers cost?
Our short-term and Airbnb management fee is 18–25% of booking revenue, quoted in writing, and the free rental projection comes back within one business day.
