The Fort Myers Beach advantage: local knowledge at every level

Short-term rental and Airbnb management in Fort Myers Beach
The Town of Fort Myers Beach covers Estero Island, a narrow barrier island reached from the north by the Matanzas Pass Bridge and from the south through Lovers Key. Estero Boulevard runs the length of the island, with Gulf-front condominiums and houses on one side and canal homes on the bay side.
Location on the island decides what a rental can do. The town’s code treats Gulf-front land and land directly on the bay side of Estero Boulevard differently from the residential streets behind it, so property management in Fort Myers Beach starts with the address and the zoning district. Short-term rental management here also means registering with the town and running every stay under its code of conduct.
The island has been rebuilding since Hurricane Ian. In February 2023 the town expanded its permitting desk hours to serve property owners rebuilding after the storm, and owners bringing a home back into rental service still need its permits closed out before guests arrive.
Where guests come from
The beach is the product. Times Square at the north end, near the Matanzas Pass Bridge, is the island’s restaurant and nightlife hub, and the long Gulf beach runs south from there. Lovers Key State Park, between the island and Bonita Beach, adds kayaking and quieter shoreline.
Baseball fans make up a busy spring. The Boston Red Sox and Minnesota Twins hold spring training in the Fort Myers area, according to Lee County, and the island is a natural base for fans who want a beach week around the games. Sanibel and its wildlife refuge are a short drive away, and guests usually fly into Southwest Florida International Airport (RSW).
Fort Myers Beach short-term rental rules
Chapter 10, Article VIII of the town code requires every dwelling licensed under Florida Statutes chapter 509 and used as a vacation rental to register with the town. The registrant must name a contact available 24 hours a day who can take action within one hour of the town’s notice, acknowledge the town’s rules and the state, county and fire district requirements, and renew every year. The registration number must appear in all advertising and cannot be transferred.
Division 32-A of the land development code sets the weekly-rental limits. In the restricted districts, a dwelling may be rented to one family only once in any one-month period, with a minimum stay of one week. That cap does not apply to land between Estero Boulevard and the Gulf, land directly adjoining the bay side of Estero Boulevard, or units on the town’s registry of pre-existing weekly rentals from 2003, which may rent to one family for a week or longer. Condominiums of six or more units may rent for three days or more if their documents allowed it on or before March 3, 2003 and the association notified the town before January 31, 2020.
Every short-term rental must also follow the town’s code of conduct: occupancy within the code’s definition of a family, quiet hours from 10:00 p.m. to 7:00 a.m., trash rules and mandatory hurricane evacuations. The code is posted at the main entrance and signed by guests. The state DBPR license under §509.241 applies as well.
Taxes on Fort Myers Beach vacation rentals
Rentals of six months or less owe Florida’s 6% sales tax under §212.03 and any county discretionary sales surtax. Lee County’s tourist development tax is 5% according to the Department of Revenue’s DR-15TDT, and the town’s registration form requires owners to acknowledge their obligations to the Lee County Tax Collector, which handles it.
How Florida Hosts manages Fort Myers Beach rentals
Florida Hosts takes care of licensing on the island, starting with the DBPR license and the Lee County tourist tax account. On Fort Myers Beach we register each unit with the town, put the registration number on every listing, set the minimum stay that matches the parcel’s district, and get the code of conduct signed by every guest. We serve as the 24/7 contact the town requires, and our own cleaning and maintenance staff handle turnovers on the island.
Airbnb management is 18–25% of booking revenue, quoted in writing, and a free rental projection arrives within one business day. Owners whose homes sit in the once-a-month districts can rent by the month through the winter instead, and we also manage mid-term furnished rentals and long-term leases with licensed brokers handling the leasing.

Common questions
Fort Myers Beach vacation rental management — FAQs
Is Airbnb legal in Fort Myers Beach?
Yes, within the town's rules. Every vacation rental must register with the Town of Fort Myers Beach and show its registration number in all advertising. In certain residential districts a home may be rented to one family only once a month, with a minimum stay of one week. Land between Estero Boulevard and the Gulf, land directly on the bay side of Estero Boulevard, and registered pre-2003 weekly rentals may rent weekly without the once-a-month cap. Qualifying condominiums of six or more units may rent for three days or more.
What taxes apply to short-term rentals in Fort Myers Beach?
Stays of six months or less owe Florida's 6% sales tax (§212.03) plus any county discretionary sales surtax, and Lee County's 5% tourist development tax (DOR DR-15TDT), which the county collects.
What is the Fort Myers Beach code of conduct?
The town's code of conduct covers occupancy consistent with the code's definition of a family, quiet hours from 10:00 p.m. to 7:00 a.m., putting trash out no more than 24 hours before collection, and obeying mandatory hurricane evacuations. It must be posted at the main entrance and signed by guests, and the town must have a contact number that is answered 24 hours a day.
Can a condominium association opt out of town enforcement?
Yes. The code lets condominium associations apply to opt out and run their own code-of-conduct enforcement for each building, for a fee, but an association that fails to meet the enforcement requirements loses that option.
