About the region
Owning a rental in Southwest Florida
Southwest Florida runs down the Gulf coast from Sarasota to Marco Island, through Sarasota, Charlotte, Lee and Collier counties. The rentals are Gulf-front condominiums on the keys, canal homes with pools and docks in Cape Coral, Punta Gorda and Marco Island, and older houses close to downtown Sarasota, Venice, Fort Myers and Naples. Owning a rental here means working with rules that change at every city line. The City of Sarasota requires a seven-night minimum, Sanibel requires four weeks outside its resort housing areas, the City of Naples holds single-family homes to 30 days apart from three shorter stays a year, and unincorporated Sarasota County allows stays under 30 days only in multifamily-zoned units on the barrier islands. Elsewhere, Cape Coral, Fort Myers Beach and Bonita Springs run their own registrations or permits. Florida Hosts manages short-term, mid-term and long-term rentals across the region and checks the jurisdiction of every address first.
Minimum stays differ city by city
Inside the City of Sarasota, every vacation rental must keep a minimum stay of seven full days and seven full nights, and one- to four-family homes in residential zones need a city certificate and a yearly inspection. On Sanibel, a dwelling may not be rented for less than four consecutive weeks unless resort housing is a permitted use there. The City of Naples tells owners that single-family homes must rent for 30 days or longer, with three shorter stays allowed each calendar year and no advertising of stays under 30 days.
Fort Myers Beach limits its restricted residential districts to one rental a month of at least a week, while Gulf-front land and land directly on the bay side of Estero Boulevard can rent weekly. Cape Coral states a six-night minimum for short-term rentals on its registration page. Venice allows no new short-term rentals in its RE and RSF single-family districts.
City or county: check the parcel first
Many addresses in the region carry a city name without being inside that city. Siesta Key and Englewood have no city government, and large parts of what people call Naples, Fort Myers and Venice are unincorporated county land. On Siesta Key and the Sarasota County side of Englewood, the county code treats a dwelling rented for less than a month as a transient accommodation, allowed only where zoning lists it, but lets RMF-zoned dwellings on the barrier islands rent for less than 30 days.
Because the answer to "can I rent this nightly?" depends on the parcel, Florida Hosts confirms the jurisdiction, the zoning district and any condominium or homeowners' association rules before setting a minimum stay or writing a listing.
Registrations, permits and tourist taxes
Several cities run their own programs on top of the state DBPR license. Cape Coral registers every rental each year, at $350 for a short-term rental and $35 for a long-term one. Fort Myers Beach requires town registration with the number shown in every advertisement. Sanibel issues an annual dwelling rental license, and Bonita Springs requires a rental permit renewed every three years with an inspection.
All four counties collect their own tourist development tax, on top of the 6% state sales tax on rentals of six months or less: 6% in Sarasota County and 5% in Charlotte, Lee and Collier counties, according to the Department of Revenue's DR-15TDT. Monthly winter rentals are still under six months, so they owe both taxes.

Common questions
Southwest Florida property management — FAQs
Is Airbnb legal in Southwest Florida?
Yes, but the rules depend on the city. Short stays are allowed with registration in places such as Cape Coral and Fort Myers Beach, while the City of Sarasota requires seven nights, Sanibel four weeks outside resort housing areas, and City of Naples single-family homes 30 days apart from three shorter stays a year. In unincorporated Sarasota County, stays under 30 days are limited to RMF-zoned units on the barrier islands.
What taxes apply to vacation rentals in Southwest Florida?
Florida's 6% sales tax applies to rentals of six months or less, plus any county discretionary sales surtax and the county tourist development tax: 6% in Sarasota County and 5% in Charlotte, Lee and Collier counties. Each of the four counties collects its tourist tax directly rather than through the state.
Which Southwest Florida cities require their own registration or permit?
The City of Sarasota, Fort Myers Beach, Sanibel, Cape Coral and Bonita Springs each run their own vacation rental registration, license or permit. The City of Fort Myers inspects long-term rentals but excludes licensed vacation rentals from that program.
Can I rent a single-family home by the month instead?
Yes. Monthly rentals are the usual route where nightly stays are not allowed: a rental of a calendar month or 30 days or more is not a transient accommodation in unincorporated Sarasota County, and Naples single-family homes rent for 30 days or longer. Florida Hosts manages those as mid-term furnished rentals.
