Vacation Rental & Airbnb Management in Sarasota County, FL

Sarasota County stretches from the City of Sarasota and its keys down through Siesta Key, Venice and the Sarasota County side of Englewood. Rental rules here change at every boundary: the city, Venice and the unincorporated county each run their own code. We manage weekly city rentals, multifamily condos on the barrier islands and monthly single-family rentals, and we confirm the jurisdiction and zoning of every parcel before a listing goes live.

Why Sarasota County

Gulf beaches carry the county, from Lido Key and Siesta Beach to Venice and Manasota Key. Sarasota's cultural institutions, The Ringling and Marie Selby Botanical Gardens, bring week-long visitors, and the Baltimore Orioles train at Ed Smith Stadium each spring. Winter residents who stay for a month or a season suit the many homes that must rent monthly.

Local vs. national

The Sarasota County advantage: local knowledge at every level

A national platform prices Sarasota County from a spreadsheet and sends whoever is free to turn the unit. We work it address by address: which city or county code applies, which tax accounts the stay needs, and our own cleaning and maintenance staff on every turnover, with guests able to reach us 24/7.

Regulatory compliance

Sarasota County short-term rental rules

The unincorporated county's Unified Development Code treats a dwelling rented for less than a month as a transient accommodation, allowed only where zoning lists it, but lets RMF-zoned dwellings on the barrier islands, Siesta Key included, rent for less than 30 days. The City of Sarasota registers one- to four-family vacation rentals, inspects them yearly and requires a seven-night minimum stay. Venice allows no new short-term rentals in its RE and RSF single-family districts.

Always confirm the latest rules with the relevant local authority before listing — we'll point you to exactly what applies to your property.

Tourist development tax

6%

On rentals of six months or less, on top of Florida's 6% state tax.

Common questions

Sarasota County STR management — FAQs

Can I run a nightly Airbnb in unincorporated Sarasota County?

Only in limited places. The county code allows rentals of less than 30 days for RMF (multifamily) zoned dwellings on the barrier islands, such as Siesta Key condos. Elsewhere a home rented for less than a month is a transient accommodation, which the single-family RSF districts do not allow, so houses there rent monthly or longer.

What is the minimum stay in the City of Sarasota?

Seven full days and seven full nights for every vacation rental in city limits. One- to four-family homes in residential zones also need a city certificate of registration and an annual inspection; condos, co-ops, owner-occupied rentals and stays of 30 days or more are exempt from registration.

What is the Sarasota County tourist development tax?

Sarasota County levies a 6% tourist development tax on rentals of six months or less, on top of the 6% state sales tax and any surtax. The Department of Revenue lists it as collected by the county rather than the state.
