ExploreLocal vs. national
The Venice advantage: local knowledge at every level
National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Venice around its own seasons and events, and our own cleaners and maintenance staff look after the homes.
Short-term rental and Airbnb management in Venice
Venice sits on the Gulf in southern Sarasota County, with a historic downtown on Venice Avenue and an island section separated from the mainland by the Intracoastal Waterway. Housing runs from Gulf-front condominium buildings and older island bungalows to golf and gated communities inland.
Property management in Venice depends heavily on zoning. The city stopped allowing new short-term rentals in its single-family districts, so a house in an RE or RSF zone is a monthly or seasonal rental unless it is a grandfathered resort dwelling. Short-term rental management in Venice is therefore mostly about condos and homes outside those districts, and about well-run monthly stays for everything else.
Where guests come from
The beaches are the draw. Venice Beach and the Venice Fishing Pier are close to downtown, and Caspersen Beach to the south is known for fossil shark teeth that wash up along the shoreline. Visitors spend days searching the sand, then walk the shops and restaurants along Venice Avenue.
Winter is the long season, when snowbirds book a month or more. Medical stays matter too: Sarasota Memorial Hospital-Venice, part of the Sarasota Memorial system, serves the south county, and families visiting patients look for furnished homes nearby. Guests usually arrive through Sarasota Bradenton International Airport (SRQ) to the north or Southwest Florida International Airport (RSW) to the south.
Venice short-term rental rules
The city’s rule is Section 6.4 of the Land Development Code, titled Resort Dwellings and formerly Section 86-151. The code says it keeps the wording of the city’s earlier rules to stay compliant with Florida Statutes §509.032(7)(b), which protects local rental-duration rules adopted on or before June 1, 2011. Its stated intent is to prevent single-family residences being used for transient purposes.
In practice: no new resort dwelling units are allowed in the RE or RSF zoning districts. A unit offered for rent for 30 days or one calendar month or more is not a resort dwelling and is not subject to these rules. Existing legal resort dwellings must keep inspections current, post an 11 by 17 inch all-weather placard by the front entrance listing a 24-hour contact, maximum occupancy and vehicles, parking and trash rules, keep a tenant and vehicle registration log the city can inspect, and provide at least one paved off-street parking space per bedroom.
Homes outside city limits with a Venice mailing address fall under Sarasota County’s Unified Development Code instead. Every short-term rental also needs the state DBPR license under §509.241.
Taxes on Venice vacation rentals
Rentals of six months or less owe the 6% Florida sales tax under §212.03 and any county discretionary sales surtax. Sarasota County’s 6% tourist development tax applies on top, and the state’s DR-15TDT rate chart lists it as collected by the county. A monthly winter rental is still under six months, so it owes both.
How Florida Hosts manages Venice rentals
Florida Hosts helps Venice owners with the DBPR license and the Sarasota County and state tax accounts before the first guest arrives. In Venice we start by confirming whether the parcel is in the city or the county and how it is zoned. From there we run Airbnb management for eligible condos and homes, keep grandfathered resort dwellings compliant with the placard, log and parking rules, and market single-family houses for monthly snowbird stays. Our own cleaning and maintenance staff look after every turnover, and guests reach us 24/7.
Short-term and Airbnb management costs 18–25% of booking revenue, quoted in writing, and the free rental projection is delivered within one business day. Mid-term furnished rentals and long-term leases are also available, with licensed brokers handling the leasing.

The rules
Venice vacation rental rules
Section 6.4 of the Venice Land Development Code (formerly Section 86-151), kept in its pre-2011 form to stay within Florida Statutes §509.032(7)(b), states that no new resort dwelling units are allowed in the RE or RSF zoning districts. Units offered for 30 days or one calendar month or more are not resort dwellings. Existing legal resort dwellings must post a front-entrance placard with a 24-hour contact, occupancy, vehicle, parking and trash rules, keep a tenant and vehicle registration log open to city inspection, and provide one paved off-street parking space per bedroom.

Common questions
Venice vacation rental management — FAQs
Is Airbnb legal in Venice, FL?
In the city's RE and RSF single-family districts, no new resort dwellings are allowed, meaning homes offered for stays of less than 30 days or one calendar month. Existing legal resort dwellings may continue under strict conditions. Rentals of 30 days or a calendar month or more are not resort dwellings and are allowed. Condos and homes in other zoning districts are not covered by this section, but the state license and any association rules still apply.
What taxes apply to short-term rentals in Venice?
Stays of six months or less owe Florida's 6% sales tax (§212.03) plus any county discretionary sales surtax, and Sarasota County's 6% tourist development tax (DOR DR-15TDT), which is paid to the county.
My house has a Venice mailing address. Do the city rules apply?
Only if the parcel is inside the City of Venice. Some homes with a Venice address are in unincorporated Sarasota County, where the county's Unified Development Code applies instead. We check the parcel's jurisdiction and zoning before advising on any rental plan.
What does a grandfathered resort dwelling have to do?
It must post an 11 by 17 inch all-weather placard by the front entrance with a 24-hour contact, the maximum occupants and vehicles, parking and trash rules, keep a tenant and vehicle log the city can inspect, and provide one paved off-street space per bedroom.
