ExploreLocal vs. national
The Sarasota advantage: local knowledge at every level
National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Sarasota around its own seasons and events, and our own cleaners and maintenance staff look after the homes.
Short-term rental and Airbnb management in Sarasota
The City of Sarasota covers the downtown bayfront, the mainland neighborhoods around it and three barrier-island areas: Lido Key, St. Armands and Bird Key. That gives owners two quite different products. Island homes and condos sell the Gulf and St. Armands Circle, while mainland houses sell space, a pool and a short drive to the arts district.
Property management in Sarasota starts with one number: seven. The city requires a minimum stay of seven full days and seven full nights for every vacation rental inside city limits, so this is a weekly market rather than a weekend one. Short-term rental management here means pricing by the week, turning homes over on a set changeover day and keeping each listing inside the rules the city inspects every year.
Where guests come from
Culture is the biggest pull. The Ringling runs its art museum, Ca’ d’Zan mansion and circus museum on the bayfront, and Marie Selby Botanical Gardens has its downtown campus on Mound Street plus a second campus at Historic Spanish Point in Osprey. Both draw week-long visitors who want a base close to downtown.
Spring brings baseball: the Baltimore Orioles play spring training at Ed Smith Stadium in Sarasota. Families visiting New College of Florida on Sarasota Bay, and patients and relatives at Sarasota Memorial Hospital, add steadier mid-length stays. Most guests fly into Sarasota Bradenton International Airport (SRQ), a short drive north of downtown.
Sarasota short-term rental rules
The city’s vacation rental program applies to any single, two, three or four-family home in a residential zone citywide. Each unit needs its own certificate of registration before it is advertised or rented. Owner-occupied rentals, condominiums, cooperatives and rentals of 30 consecutive days or more are exempt from registration, but the seven-night minimum stay applies to all vacation rentals in the city.
The application packet asks for the state DBPR vacation rental license, a City of Sarasota local business tax receipt, a designated responsible party form, interior and exterior sketches showing bedrooms and parking, and proof that tourist taxes are being paid. It lists a $500 initial fee and a $350 annual renewal, with a $200 late fee. Certificates expire on December 31, renewals are filed between July 1 and October 1, and each home is inspected every year for pool barriers, smoke and carbon monoxide alarms and fire extinguishers. The inspection checklist also states that vacation rental guests may not park on the street.
The responsible party must answer calls about guest conduct 24 hours a day, and the certificate number has to appear on every listing. Florida’s §509.241 license applies on top of the city certificate.
Taxes on Sarasota vacation rentals
Rentals of six months or less owe Florida’s 6% sales tax under §212.03, plus any county discretionary sales surtax. Sarasota County levies a 6% tourist development tax, listed on the Department of Revenue’s DR-15TDT as collected by the county rather than by the state. That is why the city asks for evidence of remittance to the Sarasota County Tax Collector with your registration.
How Florida Hosts manages Sarasota rentals
Florida Hosts sets up the paperwork a Sarasota rental needs: the DBPR vacation rental license, the city local business tax receipt and the Sarasota County tourist tax account. For a Sarasota home we prepare the certificate application and sketches, get the house ready for its annual inspection, set seven-night minimums and the registered occupancy on every channel, and keep the welcome binder current. Our own cleaning and maintenance staff handle the weekly changeovers, and guests can reach us 24/7.
Our Airbnb management fee is 18–25% of booking revenue, quoted in writing, and a free rental projection comes back within one business day. Because stays of 30 days or more fall outside city registration, many Sarasota owners also ask about mid-term furnished rentals or long-term leases, which we manage with licensed brokers handling the leasing.

The rules
Sarasota vacation rental rules
Under Chapter 34.5 of the City Code, every one-, two-, three- and four-family dwelling in a residential single- or multi-family zone citywide needs a vacation rental certificate of registration before it is advertised or rented; owner-occupied units, condominiums, cooperatives and rentals of 30 consecutive days or more are exempt. The minimum stay for all vacation rentals in city limits is seven full days and seven full nights. Certificates expire each December 31, the rental is inspected annually, a designated responsible party must be reachable 24 hours a day, and the certificate number must appear in every listing.

Common questions
Sarasota vacation rental management — FAQs
Is Airbnb legal in Sarasota?
Yes, inside the rules. Any one- to four-family home in a residential zone citywide needs a City of Sarasota vacation rental certificate of registration before it is advertised or rented, and every vacation rental in city limits must keep a minimum stay of seven full days and seven full nights. Owner-occupied rentals, condominiums, cooperatives and rentals of 30 consecutive days or more are exempt from registration. A Florida DBPR license is also required.
What taxes apply to short-term rentals in Sarasota?
Stays of six months or less owe Florida's 6% sales tax (§212.03) plus any county discretionary sales surtax, and Sarasota County's 6% tourist development tax (DOR DR-15TDT). Sarasota County collects that tax itself, and the city asks for evidence that it is being remitted to the Sarasota County Tax Collector when you register.
Can I list my Sarasota home for a two-night weekend?
No. The city's minimum stay is seven full days and seven full nights, and the city's owner declaration says every listing must show that minimum. We set the booking rules on Airbnb and Vrbo to match before the listing goes live.
What does the city inspect?
Each registered vacation rental is inspected every year. The checklist covers pool, spa and hot tub barriers, smoke detectors in and outside each sleeping area, carbon monoxide alarms where required, a 2A:10B:C fire extinguisher on each floor, and a posted welcome binder with the responsible party's number, trash days and evacuation instructions.
