ExploreLocal vs. national
The Englewood advantage: local knowledge at every level
National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Englewood around its own seasons and events, and our own cleaners and maintenance staff look after the homes.
Short-term rental and Airbnb management in Englewood
Englewood is an unincorporated community on Lemon Bay, split between southern Sarasota County and western Charlotte County. Across the bay lies Manasota Key, a long barrier island with Gulf-front condos and houses. On the mainland, older canal homes and bayfront properties sit around the historic Dearborn Street district.
Because there is no city government, property management in Englewood means working out which county a property is in before anything else. The county line runs through the community and through Manasota Key, and the two counties have different codes and different tourist tax rates. Short-term rental management here is parcel by parcel: county first, then zoning, then any condominium or homeowners’ association rules.
Where guests come from
The Gulf beaches are the reason most people come. Englewood Beach sits on Manasota Key near the Tom Adams Bridge, and Stump Pass Beach State Park at the southern tip of the key offers a quieter walk out to the pass. Shelling on the Gulf side and fishing in Lemon Bay fill the rest of a week.
Dearborn Street, the old downtown, has restaurants, galleries and a waterfront park on Lemon Bay. Boca Grande on Gasparilla Island is a short drive south, and Venice is a short drive north. Most visitors fly into Southwest Florida International Airport (RSW), Sarasota Bradenton International Airport (SRQ) or Punta Gorda Airport, which is run by the Charlotte County Airport Authority.
Englewood short-term rental rules
On the Sarasota County side, the rules are in the county’s Unified Development Code. §124-305 defines a transient accommodation as a dwelling rented for less than monthly periods, meaning a calendar month or 30 days, and allows transient accommodations only in zoning districts that list them. Dwellings zoned RMF on the barrier islands are carved out of that definition.
§124-76 then lists the short-term rental as an RMF use permitted on the barrier islands only, with rentals of less than 30 days allowed and records of each lessee, rental period and occupant count kept by the owner or managing agent. Single-family RSF districts do not list transient accommodations, so a house there is a monthly rental.
For the Charlotte County side we have not verified a county vacation rental ordinance, so we do not describe one. Every short-term rental in either county needs the state DBPR license under §509.241, and condominium documents on Manasota Key may set their own minimum stays.
Taxes on Englewood vacation rentals
All stays of six months or less owe Florida’s 6% sales tax under §212.03 and any county discretionary sales surtax. The Department of Revenue’s DR-15TDT lists Sarasota County’s tourist development tax at 6% and Charlotte County’s at 5%, and both counties collect their own. An Englewood owner registers with whichever county holds the parcel.
How Florida Hosts manages Englewood rentals
Florida Hosts helps Englewood owners get licensed, with the DBPR license and a tourist tax account in whichever county holds the parcel. In Englewood we pull the parcel record first, register the rental with the correct county, keep the lessee records the Sarasota County code calls for, and price Manasota Key condos as vacation rentals and mainland houses for monthly winter stays where the zoning requires it. Our cleaning and maintenance staff handle turnovers, and guest messages are answered 24/7.
Airbnb management is 18–25% of booking revenue, quoted in writing, with a free rental projection within one business day. Mid-term furnished rentals and long-term leases are also available, with licensed brokers handling the leasing.

The rules
Englewood vacation rental rules
On the Sarasota County side of Englewood, the county's Unified Development Code treats a dwelling rented for less than monthly periods (a calendar month or 30 days) as a transient accommodation, allowed only in districts that list it. Dwellings zoned RMF on the barrier islands are excluded from that definition and may be rented for less than 30 days, with the owner or managing agent keeping records of each lessee, rental period and occupant count. A Charlotte County vacation rental ordinance for the rest of Englewood was not verified.

- A condominium or cooperative unit, or a house of up to four units, that is a transient public lodging establishment (and not a timeshare) is a "vacation rental" under Florida law.Fla. Stat. §509.242(1)(c) (2026)

Common questions
Englewood vacation rental management — FAQs
Is Airbnb legal in Englewood?
It depends on which county the home is in. Englewood is not a city, and the part in Sarasota County follows the county's Unified Development Code: dwellings zoned RMF on the barrier islands may be rented for less than 30 days, while a home rented for less than a month elsewhere counts as a transient accommodation, which the single-family RSF districts do not allow. We have not verified a separate Charlotte County vacation rental ordinance; there the state DBPR license, taxes and any association rules apply.
What taxes apply to short-term rentals in Englewood?
Stays of six months or less owe Florida's 6% sales tax (§212.03) plus any county discretionary sales surtax. The tourist development tax depends on the side of the county line: 6% in Sarasota County and 5% in Charlotte County (DOR DR-15TDT), and both counties collect it themselves.
How do I know which county my Englewood home is in?
Your property tax bill and the county property appraiser's record show it. Englewood addresses run across both counties, including on Manasota Key, so we confirm the county and the zoning from the parcel record before setting up a rental.
Can a single-family home in Englewood be rented by the month?
Yes. On the Sarasota County side, a rental for a calendar month or 30 days or longer is not a transient accommodation under the county code, so monthly and seasonal rentals of single-family homes are allowed.
What does Airbnb management in Englewood cost?
