Vacation Rental & Airbnb Management in Lee County, FL

Lee County runs from Cape Coral's canals and the City of Fort Myers on the Caloosahatchee out to Sanibel and Estero Island, and south to Bonita Springs. Each city sets its own rental rules, from Sanibel's four-week minimum to Cape Coral's annual registration, so we manage every property to the code of the city it sits in, and check whether a Fort Myers address is actually in unincorporated Lee County.

Local vs. national

The Lee County advantage: local knowledge at every level

A national platform prices Lee County from a spreadsheet and sends whoever is free to turn the unit. We work it address by address: which city or county code applies, which tax accounts the stay needs, and our own cleaning and maintenance staff on every turnover, with guests able to reach us 24/7.

Regulatory compliance

Lee County short-term rental rules

Rental rules in Lee County are set city by city. Fort Myers Beach requires town registration and limits some residential districts to one rental a month of at least a week. Sanibel requires four consecutive weeks outside resort housing areas and an annual license. Cape Coral registers every rental each year, and Bonita Springs requires a three-year rental permit with inspection. Fort Myers' rental inspection rules exclude licensed vacation rentals.

Always confirm the latest rules with the relevant local authority before listing — we'll point you to exactly what applies to your property.

Common questions

Lee County STR management — FAQs

What is the Lee County tourist development tax?

Lee County charges a 5% tourist development tax on rentals of six months or less, in addition to the 6% state sales tax and any surtax. It is reported and paid to the county, not the Department of Revenue.

Which Lee County cities have their own rental registration?

Fort Myers Beach, Sanibel, Cape Coral and Bonita Springs each require their own registration, license or permit. The City of Fort Myers inspects long-term rentals but excludes licensed vacation rentals from that program.

Where can you rent for less than a week in Lee County?

It depends on the city and the district. Sanibel allows stays under four weeks only where resort housing is permitted, and parts of Fort Myers Beach require at least a week. Cape Coral states a six-night minimum for short-term rentals. We check the rule for each address before setting a minimum stay.
