The Sanibel advantage: local knowledge at every level
National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Sanibel around its own seasons and events, and our own cleaners and maintenance staff look after the homes.
Short-term rental and Airbnb management in Sanibel
Sanibel is a barrier island city off the Lee County coast, connected to the mainland by the Sanibel Causeway. Much of the island is protected land, and the rest is low-rise: Gulf-front condominium and resort complexes along the beaches, and single-family homes on canals and quiet streets inland.
Sanibel’s code divides those properties sharply. Units where resort housing is permitted, mostly in the Resort Housing District, can take guests for any length of stay. Everything else rents for four consecutive weeks or longer. Property management in Sanibel therefore splits into two businesses: short-term rental management for resort-zoned condos and cottages, and monthly or seasonal rental management for the island’s homes.
Where guests come from
Nature is Sanibel’s draw. The J.N. “Ding” Darling National Wildlife Refuge, on Wildlife Drive, is part of the largest undeveloped mangrove ecosystem in the United States according to the U.S. Fish and Wildlife Service, and birders plan whole trips around it. Shelling brings everyone else to the beaches, and the Bailey-Matthews National Shell Museum & Aquarium on Sanibel Captiva Road is a rainy-day stop.
Guests also come for the bike paths, the lighthouse at the island’s eastern tip and the Captiva end of the island road. Winter visitors who return to the same home for a month or more every season are a natural fit for the four-week rule. Southwest Florida International Airport (RSW) is the arrival airport, with the drive running through Fort Myers to the causeway.
Sanibel short-term rental rules
The key section is §126-1076. Where resort housing is a permitted use in compliance with the code, including the Resort Housing District rules, there is no limit on how often occupants change or how long they stay. Where it is not, units may not be made available for rent for periods of less than four consecutive weeks. Several residential zones, including the Gulf Beach Ridge and Mid-Island Ridge zones, list the same limit as a permitted use: rental by one family for no less than four consecutive weeks.
Advertising a unit for less than four weeks, recording condominium documents that allow it, or creating timeshare periods under four weeks are all treated as evidence of resort housing use. Violations are a second-degree misdemeanor with fines of up to $500 per day, per unit, and the code computes fines on the number of rental days that would have been in violation.
Every dwelling rental, limited or unlimited, must also be registered under §126-1077 and hold a city dwelling rental license under §126-1078. Registration needs the owner’s and manager’s contacts, the parcel number, a city business tax receipt, Lee County tourist tax registration, the state tax certificate and the DBPR license under §509.241 where they apply, and a notarized acknowledgment. Licenses run January 1 to December 31, are not transferable on sale, and the license number must appear in all advertising.
Taxes on Sanibel vacation rentals
Any stay of six months or less, including a four-week or seasonal rental, owes Florida’s 6% sales tax under §212.03 and any county discretionary sales surtax. Lee County’s 5% tourist development tax applies on top; the Department of Revenue’s DR-15TDT shows Lee County collects it, and Sanibel’s license application asks for proof of that county account.
How Florida Hosts manages Sanibel rentals
Florida Hosts assembles the documents a Sanibel dwelling rental license asks for, including the DBPR license and the county and state tax accounts. On Sanibel we confirm whether a unit is lawful resort housing before setting any stay under four weeks, keep the city license and its number current on every listing, and build calendars around four-week and seasonal bookings for homes outside the Resort Housing District. Our own cleaning and maintenance staff cover the island, and guests reach us 24/7.
Vacation rental and Airbnb management is 18–25% of booking revenue, quoted in writing, and a free rental projection comes back within one business day. Mid-term furnished rentals of a month or more and long-term leases are also available, with licensed brokers handling the leasing.

The rules
Sanibel vacation rental rules
Sanibel Code §126-1076 states that where resort housing is a permitted use in compliance with the code, including the Resort Housing District rules in Article XII, there is no limit on the frequency of change or length of stay. Where it is not, dwelling units may not be made available for rental for periods of less than four consecutive weeks, and advertising a shorter stay is evidence of resort housing use. Under §§126-1077 and 126-1078 every owner of a dwelling rental must register and hold a city dwelling rental license, renewed each calendar year, with the license number shown in all advertising.

Common questions
Sanibel vacation rental management — FAQs
Is Airbnb legal on Sanibel?
Only in a limited way. Where resort housing is a permitted use under Sanibel's code, mostly the Resort Housing District, there is no limit on length of stay. Everywhere else, a dwelling may not be made available for rent for less than four consecutive weeks. Every rental, short or long, also needs a city dwelling rental license, and the license number must appear in its advertising.
What taxes apply to short-term rentals on Sanibel?
Stays of six months or less owe Florida's 6% sales tax (§212.03) plus any county discretionary sales surtax, and Lee County's 5% tourist development tax (DOR DR-15TDT), collected by the county.
What happens if a Sanibel home is advertised for a one-week stay?
Advertising a unit for less than four consecutive weeks is evidence of resort housing use under the code. If the unit is not in a permitted resort housing location, the violation is a second-degree misdemeanor with fines of up to $500 per day, per unit, and a code enforcement notice carries $250 a day for a first offense and $500 for a second.
What does the Sanibel dwelling rental license require?
Registration with the city, the owner's and property manager's contact details, the parcel number, a city business tax receipt, Lee County tourist tax and state tax and DBPR registrations where they apply, and a notarized acknowledgment of the rules. The license runs January 1 to December 31 and lapses if not renewed.
