Local vs. national

The Punta Gorda advantage: local knowledge at every level

National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Punta Gorda around its own seasons and events, and our own cleaners and maintenance staff look after the homes.

Short-term rental and Airbnb management in Punta Gorda

Punta Gorda is the Charlotte County seat and the only incorporated city in the county, set where the Peace River opens into Charlotte Harbor. Its historic downtown sits on the harbor’s south shore, and the city’s best-known neighborhoods, Punta Gorda Isles and Burnt Store Isles, are built around canals that lead out to the harbor.

That water shapes the rental stock. Most homes worth renting are single-family canal houses with pools and docks, alongside harborfront condominiums near downtown. Property management in Punta Gorda means looking after those docks, pools and lanais as carefully as the listing, and checking each subdivision’s deed restrictions before a home is offered for short stays. Short-term rental management here sits comfortably alongside monthly winter rentals.

Where guests come from

Charlotte Harbor is the attraction. Fishermen’s Village, a waterfront shopping and dining complex at the end of Marion Avenue, and the Harborwalk along the shore give guests a walkable downtown. Sailing, fishing and dolphin tours run from the city’s marinas, and Gilchrist Park on the harbor hosts events through the year.

Getting here is easy: Punta Gorda Airport (PGD), run by the Charlotte County Airport Authority, sits just east of the city, so guests can be at a rental shortly after landing. Southwest Florida International Airport (RSW) is a short drive south down I-75. The Gulf beaches at Boca Grande and Englewood are a drive west, which many guests combine with a harbor stay.

Punta Gorda short-term rental rules

We have not verified a current City of Punta Gorda ordinance that registers or limits vacation rentals, so this page does not describe one. The state rules apply to every vacation rental: a unit rented more than three times a year for less than 30 days is transient under §509.013 and needs a DBPR license under §509.241.

§509.032(7)(b) prevents local governments from banning vacation rentals or regulating how long or how often they are rented, unless the rule was adopted on or before June 1, 2011. That statute does not override private restrictions. Deed restrictions, civic association covenants and condominium declarations can set minimum stays or limit rentals, so we read them for each address before listing. City and county rules can change, and we recheck them each year.

Taxes on Punta Gorda vacation rentals

Rentals of six months or less owe Florida’s 6% sales tax under §212.03 and any county discretionary sales surtax. Charlotte County levies a 5% tourist development tax under §125.0104. The Department of Revenue’s DR-15TDT lists Charlotte as a county that collects its own tourist tax, so owners register with Charlotte County for it and with the state for sales tax.

How Florida Hosts manages Punta Gorda rentals

Florida Hosts treats licensing and tax registration as part of managing a Punta Gorda home. In Punta Gorda we check deed restrictions and association rules first, set up the DBPR license and the Charlotte County tourist tax account, and keep canal homes, pools and docks ready with our own cleaning and maintenance staff. Guests get answers 24/7, including late arrivals off evening flights into PGD.

Our Airbnb management fee is 18–25% of booking revenue, quoted in writing, and a free rental projection comes back within one business day. We also manage mid-term furnished stays for winter visitors and long-term leases, with licensed brokers handling the leasing.

The rules

Punta Gorda vacation rental rules

Florida licenses vacation rentals at state level, and cities, counties and condo or HOA documents can add their own requirements. We check what applies to your Punta Gorda address — license, registration and building rules — before a single guest books.

Rules change, so always confirm the current position for your address — we will tell you exactly what applies.

  • In Florida, a home rented to guests more than three times in a calendar year for stays of less than 30 consecutive days — or advertised as regularly available for such stays — is a transient public lodging establishment.
    Fla. Stat. §509.013(4)(a)1 (2026)
  • A condominium or cooperative unit, or a house of up to four units, that is a transient public lodging establishment (and not a timeshare) is a "vacation rental" under Florida law.
    Fla. Stat. §509.242(1)(c) (2026)
  • Each public lodging establishment, vacation rentals included, must hold a license from the Division of Hotels and Restaurants of the Florida Department of Business and Professional Regulation (DBPR).
    Fla. Stat. §§509.013(1), 509.241(1) (2026)
  • A Florida local law may not prohibit vacation rentals or regulate how long or how often they are rented — unless that local law was adopted on or before June 1, 2011.

Common questions

Punta Gorda vacation rental management — FAQs

Is Airbnb legal in Punta Gorda?

We have not verified a City of Punta Gorda ordinance that registers or limits vacation rentals, so we do not describe one. Every short-term rental needs a Florida DBPR license under §509.241, and Florida law limits local rules on rental duration and frequency. Deed restrictions and homeowners' or condominium association rules can still limit rentals, and we check them for every address.

What taxes apply to short-term rentals in Punta Gorda?

Stays of six months or less owe Florida's 6% sales tax (§212.03) plus any county discretionary sales surtax, and Charlotte County's 5% tourist development tax (DOR DR-15TDT), which Charlotte County collects itself.

Do guests in Punta Gorda Isles have boat access?

Many Punta Gorda Isles and Burnt Store Isles homes back onto canals that lead to Charlotte Harbor. We describe each dock honestly, including any limits the owner has confirmed, so guests with boats know what to expect.

Is Punta Gorda better for nightly or monthly rentals?

It depends on the home and its deed restrictions. Monthly winter stays and shorter nightly bookings can run from the same calendar, and we price each home for the season and move it between short-term and mid-term stays as needed.

What does Airbnb management in Punta Gorda cost?

Our short-term and Airbnb management fee is 18–25% of booking revenue, quoted in writing. A free rental projection comes back within one business day.
