Miami Beach, FL
Why Miami Beach — and what it means for your property
Miami Beach bans short-term rentals in every single-family home and in many apartment buildings. We manage the units that qualify, and lease the rest for six months and a day or longer.
Miami Beach sits in Miami-Dade County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.
What stands out about Miami Beach
- Short-term rentals barred in all single-family homes citywide
- Permitted only in buildings on the city's Short-Term Rental Zoning Map
- Business Tax Receipt and resort tax numbers required on every listing
- 4% city resort tax plus Miami-Dade's 3% convention development tax
- Art Basel Miami Beach at the Miami Beach Convention Center each December
How long-term rental management works in Miami Beach
What long-term rental property management covers
Long-term rental management is everything between “this house should be rented” and a monthly deposit in your account: pricing the rent, marketing the home, screening applicants, the lease, collecting rent, maintenance, inspections and renewals.
Leasing is done with licensed brokers, and maintenance by our own staff — the same people who look after our short-term homes across Florida.
Finding the right tenant
A good tenant is worth more than a few dollars of rent. We price the home against comparable rentals nearby, market it, show it, and screen every applicant before a lease is offered — then walk you through the lease before it is signed.
What long-term rental management looks like in Miami Beach specifically
Because Miami Beach bars stays under six months and one day in every single-family home and in many apartment buildings, long-term leasing is the main legal rental option for much of the city’s housing, including the houses on the Sunset Islands and La Gorce Island. Leases must run at least six months and one day to stay outside the city’s short-term rental rules.
A lease of more than six months also falls outside the transient rental taxes, which apply to rentals of six months or less. Licensed brokers handle the tenant leasing for us, and our own maintenance staff look after the home once the lease begins.
Want the whole property handled, not just long-term rental management? Miami Beach property management covers short-term, long-term and everything between — one team, one point of contact.

Miami Beach questions
Owning and renting in Miami Beach
Can I rent my Miami Beach condo for 30 days or more instead?
Miami Beach defines a short-term rental as less than six months and one day, so a one-, two- or three-month furnished stay is still a short-term rental under city rules. In a building that does not qualify, the compliant option is a lease longer than six months, which we manage with licensed brokers.
Is Airbnb legal in Miami Beach?
Only in qualified locations. The City of Miami Beach says vacation and short-term rentals (under six months and one day) are prohibited in all single-family homes and in many multi-family buildings in certain zoning districts. A property in a qualified zone on the city's Short-Term Rental Zoning Map can operate with a Vacation/Short-Term Rental Business Tax Receipt and a resort tax account.
What taxes apply to short-term rentals in Miami Beach?
Florida's 6% sales tax (§212.03) and Miami-Dade's 1% discretionary sales surtax (DR-15DSS, 2026), plus a 7% local rate listed for Miami Beach on DOR form DR-15TDT. Miami-Dade's tourist tax page explains that rate as the county's 3% convention development tax plus the City of Miami Beach's 4% resort tax on room rent, which is filed with the city.
