Miami Beach, FL
Why Miami Beach — and what it means for your property
Miami Beach bans short-term rentals in every single-family home and in many apartment buildings. We manage the units that qualify, and lease the rest for six months and a day or longer.
Miami Beach sits in Miami-Dade County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.
What stands out about Miami Beach
- Short-term rentals barred in all single-family homes citywide
- Permitted only in buildings on the city's Short-Term Rental Zoning Map
- Business Tax Receipt and resort tax numbers required on every listing
- 4% city resort tax plus Miami-Dade's 3% convention development tax
- Art Basel Miami Beach at the Miami Beach Convention Center each December
How short-term rental management works in Miami Beach
What short-term rental management actually covers
Short-term rental management means someone else runs the business your home has become: the listing, the price of every night, every guest message, every turnover, every repair and every statement. Done properly it is a full-time operation — which is exactly why most owners hand it over.
We have hosted short-term rentals since 2016 and manage 350+ homes across Florida. Cleaning and maintenance are done by our own staff, not a rotating list of strangers, and guest communication runs around the clock.
Pricing every night, not once a season
Florida demand moves with snowbird season, spring break, school holidays, festivals, race weeks and summer on the Gulf and the Panhandle. A rate set once leaves money behind on the busy nights and empty nights in the quiet weeks.
We review your calendar daily and price each night around real demand, the competing homes near you and the events coming up — then check the result in your monthly statement.
What short-term rental management looks like in Miami Beach specifically
Short-term rental management in Miami Beach starts with a yes-or-no check. The city prohibits short-term rentals, defined as stays of less than six months and one day, in all single-family homes and in many multi-family buildings in certain zoning districts. A unit has to sit in a qualified zone on the city’s Short-Term Rental Zoning Map, and the city’s Practice Safe Renting lookup shows whether it is authorized.
For qualified units, City Code §102-386 sets the owner’s duties before any listing: a sworn affidavit, a Vacation/Short-Term Rental Business Tax Receipt, a resort tax registration certificate, written condo association authorization, liability insurance and Florida Department of Revenue registration. Occupancy is capped at two persons per bedroom, outdoor amplified sound is prohibited, and the owner must keep a register of every guest and their dates of stay.
Want the whole property handled, not just short-term rental management? Miami Beach property management covers short-term, long-term and everything between — one team, one point of contact.

Miami Beach questions
Owning and renting in Miami Beach
Is Airbnb legal in Miami Beach?
Only in qualified locations. The City of Miami Beach says vacation and short-term rentals (under six months and one day) are prohibited in all single-family homes and in many multi-family buildings in certain zoning districts. A property in a qualified zone on the city's Short-Term Rental Zoning Map can operate with a Vacation/Short-Term Rental Business Tax Receipt and a resort tax account.
What taxes apply to short-term rentals in Miami Beach?
Florida's 6% sales tax (§212.03) and Miami-Dade's 1% discretionary sales surtax (DR-15DSS, 2026), plus a 7% local rate listed for Miami Beach on DOR form DR-15TDT. Miami-Dade's tourist tax page explains that rate as the county's 3% convention development tax plus the City of Miami Beach's 4% resort tax on room rent, which is filed with the city.
How do I check if a Miami Beach unit is approved for short-term rental?
The city runs a Practice Safe Renting lookup that shows whether a unit is authorized, and publishes a list and map of apartment buildings authorized for short-term rental. We check both before taking on a property.
