Orlando, FL

Why Orlando — and what it means for your property

Orlando splits short-term renting by address: the city allows hosted home sharing, while whole-home stays depend on zoning. We manage within those lines, from home shares to 30-day furnished stays.

Orlando sits in Orange County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.

What stands out about Orlando

  • City home sharing requires an on-site host and a yearly registration
  • Whole-home stays of 7 to 29 days only as Commercial Dwelling Units in O-3, MU or AC zoning
  • Unincorporated Orange County limits short-term rental to commercial, industrial, R-3 and approved PD land
  • Orange County Convention Center, Kia Center and Camping World Stadium drive event demand
  • Orlando Regional Medical Center, AdventHealth Orlando and the Orlando VA Medical Center

How short-term rental management works in Orlando

What short-term rental management actually covers

Short-term rental management means someone else runs the business your home has become: the listing, the price of every night, every guest message, every turnover, every repair and every statement. Done properly it is a full-time operation — which is exactly why most owners hand it over.

We have hosted short-term rentals since 2016 and manage 350+ homes across Florida. Cleaning and maintenance are done by our own staff, not a rotating list of strangers, and guest communication runs around the clock.

Pricing every night, not once a season

Florida demand moves with snowbird season, spring break, school holidays, festivals, race weeks and summer on the Gulf and the Panhandle. A rate set once leaves money behind on the busy nights and empty nights in the quiet weeks.

We review your calendar daily and price each night around real demand, the competing homes near you and the events coming up — then check the result in your monthly statement.

What short-term rental management looks like in Orlando specifically

Inside the City of Orlando, a short-term rental is any stay under 30 days, and renting an entire home for that long is not allowed in residential (R) zoning. Whole-unit stays of 7 to 29 days are possible only as a Commercial Dwelling Unit, which the city limits to O-3, MU and AC zoning districts; a stay under seven days counts as a motel. So short-term rental management for a whole Orlando home starts with the zoning map, not the calendar.

Some homes with an Orlando mailing address sit in unincorporated Orange County instead. There, Orange County Code §38-1 treats any stay of 179 days or less as short-term rental, and the county permits it only in C-1, C-2, C-3 and industrial districts or in planned developments that expressly allow it, with single-family stays under 30 days allowed only in R-3. We confirm the municipality on the Orange County Property Appraiser record before quoting.

Where a short stay is allowed, Orange County's 6% tourist development tax is filed with the county, not the state, on top of Florida's 6% sales tax and the county's 0.5% surtax. Orlando's home-sharing code makes remitting both sales and tourist development taxes a condition of keeping the registration.

Want the whole property handled, not just short-term rental management? Orlando property management covers short-term, long-term and everything between — one team, one point of contact.

Orlando questions

Owning and renting in Orlando

Is Airbnb legal in Orlando?

Inside city limits, only in limited forms. Orlando Code §58.989 allows owner-occupied home sharing: the owner or tenant lives on the property, is present for the visit, takes one booking at a time and rents no more than half the bedrooms, after registering with the city (§58.990). Renting an entire home for under 30 days is not allowed in residential zoning; whole-unit stays of 7 to 29 days are possible only as a Commercial Dwelling Unit in O-3, MU or AC zoning. Stays of 30 days or more are ordinary residential leases. Homes with an Orlando mailing address that sit in unincorporated Orange County follow the county's zoning instead.

What taxes apply to short-term rentals in Orlando?

Stays of six months or less carry Florida's 6% sales tax (§212.03), Orange County's 0.5% discretionary sales surtax (DR-15DSS, 2026) and Orange County's 6% tourist development tax (DR-15TDT). The tourist tax is paid to the county, not the state. Orlando's home-sharing code (§58.990(d)) requires both sales and tourist development taxes to be remitted.

How do I know if my Orlando address is in the city or unincorporated Orange County?

The City of Orlando's short-term rental fact sheet says to look the address up on the Orange County Property Appraiser site (ocpafl.org) and read the Municipality field. If it says Unincorporated, Orange County's zoning applies, not the city's home-sharing rules.
