ExploreLocal vs. national
The West Palm Beach advantage: local knowledge at every level
National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price West Palm Beach around its own seasons and events, and our own cleaners and maintenance staff look after the homes.
Short-term rental and Airbnb management in West Palm Beach
West Palm Beach is Palm Beach County’s urban center. Downtown condo towers line Flagler Drive along the Lake Worth Lagoon, and historic neighborhoods such as El Cid, Flamingo Park and Grandview Heights hold older houses, some with guest cottages or garage apartments. To the north and south, single-family streets and townhouse communities fill in the rest.
Property management in West Palm Beach involves both the city and the county. The city licenses and inspects every rental dwelling, short or long term, and the county requires its own short-term rental receipt and a monthly tourist tax return. Our Airbnb management here covers both sets of filings so the owner does not have to.
Where guests come from
Palm Beach International Airport sits just west of downtown. Brightline’s West Palm Beach station puts Fort Lauderdale, Miami and Orlando within reach by train, and Tri-Rail runs south toward Miami.
Downtown is the main draw: Clematis Street and Rosemary Square for dining and nightlife, the Kravis Center for the Performing Arts for touring shows and concerts, and the Norton Museum of Art. The Palm Beach County Convention Center brings trade show attendees. St. Mary’s Medical Center and Good Samaritan Medical Center bring patients and families, and the Town of Palm Beach, with Worth Avenue, is across the bridges over the lagoon.
West Palm Beach short-term rental rules
The city’s rule is broad. Chapter 22, Article XII of the City Code makes it unlawful for anyone, whether owner, lessee, agent or manager, to rent a dwelling unit without first obtaining a business tax receipt and a rental license or temporary certificate. The license fee is set by city commission resolution and is paid annually.
After a complete application and fee are received, the city issues a temporary certificate and then inspects the unit against the housing standards in Chapter 18. A license is issued once the unit passes. A unit newly converted to rental use cannot be occupied before the license is issued. The owner must also designate, in writing, the owner or a resident agent to receive notices of violation, and that agent must live in the city or work at a business location there.
At the county level, the Palm Beach County Tax Collector requires a tourist development tax account for anyone offering transient accommodations and a Short-Term Rental Local Business Tax Receipt for each vacation rental, renewed by September 30, with both numbers shown on online listings. The state DBPR license under §509.241 applies to units rented more than three times a year for under 30 days.
Zoning and condo or HOA rules can still limit short stays at a particular address. We check the association documents and confirm with the city where needed before listing.
Taxes on West Palm Beach vacation rentals
Stays of six months or less carry Florida’s 6% sales tax under §212.03 and Palm Beach County’s 0.5% discretionary sales surtax for 2026 (DR-15DSS). Palm Beach County’s 6% tourist development tax (DR-15TDT) is filed monthly with the Tax Collector, which says booking platforms do not remit it on the host’s behalf.
How Florida Hosts manages West Palm Beach rentals
Florida Hosts takes West Palm Beach owners through both sets of licensing, city and county, along with the state DBPR license. In West Palm Beach we prepare the city rental license and inspection, the county receipt and the monthly tourist tax returns, and we answer guests 24/7, with our own cleaning and maintenance staff serving downtown condos and historic-district cottages alike.
For short-term rental management and Airbnb management in West Palm Beach, our fee is 18–25% of booking revenue, set out in a written quote. For owners near St. Mary’s or Good Samaritan, or with a garage apartment better suited to longer stays, we also manage mid-term furnished rentals of 30 days or more and annual leases through licensed brokers. Common questions
West Palm Beach vacation rental management — FAQs
Is Airbnb legal in West Palm Beach?
Short-term rentals can operate in West Palm Beach with the right licenses. Chapter 22, Article XII of the City Code makes it unlawful to rent any dwelling unit without a city business tax receipt and rental license, issued after an inspection. Palm Beach County also requires a tourist development tax account and a short-term rental business tax receipt, and the state DBPR license applies to units rented more than three times a year for under 30 days. Condo and HOA rules can restrict short stays further.
What taxes apply to short-term rentals in West Palm Beach?
Florida's 6% sales tax on rentals of six months or less (§212.03), Palm Beach County's 0.5% discretionary sales surtax for 2026 (DR-15DSS) and Palm Beach County's 6% tourist development tax (DR-15TDT), which the host files with the county Tax Collector every month.
Does West Palm Beach inspect rental properties?
Yes. Under City Code §§22-444 and 22-445, the city issues a temporary certificate when a complete application and fee are received, then inspects the unit for compliance with the city's housing standards before issuing the rental license. Units converted to rentals cannot be occupied until the license is issued.
Do I need a local agent for a West Palm Beach rental?
City Code §22-446 requires the owner to designate, in writing, the owner or a resident agent to receive notices of code violations. The resident agent must be an adult who lives in the city or is regularly present at a business location there.
Who pays the Palm Beach County tourist tax on Airbnb bookings?
The host. The Palm Beach County Tax Collector says online platforms do not remit tourist development tax to it, so the host collects it from guests and files a return every month, including $0 returns in months without rentals.
