Short-term rental and Airbnb management in Jupiter

Jupiter sits at the north end of Palm Beach County where the Loxahatchee River meets the Atlantic at the Jupiter Inlet. Its rental stock leans toward single-family homes, many with docks on the river or the Intracoastal, along with townhouses in Abacoa and condos near the beach and Harbourside Place.

Property management in Jupiter is driven by water and baseball. Guests come to fish, dive and boat, or to watch spring training, and many of them want a house with room for gear and a group. Because many homes sit in HOA communities, Airbnb management here starts with the association rules for each address.

Where guests come from

Roger Dean Chevrolet Stadium in Abacoa is the spring training home of both the St. Louis Cardinals and the Miami Marlins, and it hosts minor league baseball the rest of the year. Spring training games run from February into March, and fans travel in to follow their team.

The Jupiter Inlet Lighthouse & Museum, Jupiter Beach Park, Carlin Park and Riverbend Park on the Loxahatchee draw families and outdoor visitors, and charter fishing and dive boats work out of the inlet. Jupiter Medical Center brings patients and families who need longer stays, and Florida Atlantic University’s John D. MacArthur campus in Abacoa adds visiting faculty and families. Palm Beach International Airport is the nearest commercial airport.

Jupiter short-term rental rules

A Jupiter vacation rental falls under state and county requirements. Under §509.013, a unit rented more than three times a year for less than 30 days is a transient public lodging establishment, and §509.241 requires a license from DBPR’s Division of Hotels and Restaurants.

The Palm Beach County Tax Collector requires a tourist development tax account for anyone offering transient accommodations and a Short-Term Rental Local Business Tax Receipt for each vacation rental account. Both numbers must be shown on online listings, the receipt is renewed by September 30, and the county accepts applications online, in person or by mail.

Town zoning and private covenants can still limit short stays at a particular address. Many Jupiter neighborhoods are governed by homeowner associations whose documents set minimum lease terms or require approval of tenants, and those rules are enforceable. We review the association documents and confirm zoning with the Town where needed before a home is listed.

Taxes on Jupiter vacation rentals

Stays of six months or less carry Florida’s 6% sales tax under §212.03 and Palm Beach County’s 0.5% discretionary sales surtax for 2026 (DR-15DSS). Palm Beach County’s 6% tourist development tax (DR-15TDT) is collected by the county Tax Collector, which says booking platforms do not remit it, so hosts file a return every month.

How Florida Hosts manages Jupiter rentals

Florida Hosts helps Jupiter owners get licensed: the DBPR license, the Palm Beach County tourist tax account and the county short-term rental receipt. In Jupiter we check HOA rules, set up the county tax account and receipt, file the monthly tourist tax, and look after guests 24/7, with our own cleaning and maintenance staff handling turnovers for riverfront homes and Abacoa townhouses.

Our short-term rental management and Airbnb management fee in Jupiter is 18–25% of booking revenue, and we put the exact figure in writing. For homes in associations that require longer leases, we manage mid-term furnished stays of 30 days or more, such as a spring training season or a hospital stay, and annual leases through licensed brokers. The rules

Jupiter vacation rental rules

Palm Beach County requires anyone offering transient accommodations in Jupiter to register a tourist development tax account with the county Tax Collector and hold a Short-Term Rental Local Business Tax Receipt for each account, renewed by September 30, with both numbers shown on online listings. The county's 6% tourist development tax applies to rentals of six months or less and is filed by the host, since online platforms do not remit it. These are county requirements; Town zoning and HOA rules apply on top.

  • A condominium or cooperative unit, or a house of up to four units, that is a transient public lodging establishment (and not a timeshare) is a "vacation rental" under Florida law.

Common questions

Jupiter vacation rental management — FAQs

Is Airbnb legal in Jupiter?

Short-term rentals in the Town of Jupiter need the state DBPR license when rented more than three times a year for under 30 days, plus a Palm Beach County tourist development tax account and a county short-term rental business tax receipt. Many Jupiter homes are in HOA communities whose documents can limit or ban short stays, so we check each property's association rules and zoning before listing it.

What taxes apply to short-term rentals in Jupiter?

Florida's 6% sales tax on rentals of six months or less (§212.03), Palm Beach County's 0.5% discretionary sales surtax for 2026 (DR-15DSS) and Palm Beach County's 6% tourist development tax (DR-15TDT). The county Tax Collector says online platforms do not remit the tourist tax to it, so the host files it monthly.

When is the busiest time for Jupiter vacation rentals?

Spring training brings the St. Louis Cardinals and Miami Marlins to Roger Dean Chevrolet Stadium in Abacoa each February and March, and the winter months bring seasonal visitors. Boating and fishing on the inlet and the Loxahatchee River draw guests year round.

Does Palm Beach County require a separate receipt for each rental?

Yes. The Palm Beach County Tax Collector requires a Short-Term Rental Local Business Tax Receipt for each tourist development tax account, renewed by September 30, and both the receipt and tax account numbers must be shown when the property is advertised online.
