Vacation Rental & Airbnb Management in Palm Beach County, FL

Palm Beach County runs from Boca Raton to Jupiter, and its rental rules vary more than its beaches. The county Tax Collector requires a tourist tax account and a short-term rental receipt for every vacation rental, West Palm Beach licenses and inspects every rental unit, Delray Beach limits turnovers in single-family zoning, and the Town of Palm Beach sets a three-month minimum for residential occupancy. Florida Hosts sorts out which of those apply before taking on a home, then manages it as an Airbnb, a furnished mid-term stay or a seasonal or annual lease.

Why Palm Beach County

Palm Beach International Airport in West Palm Beach and Brightline stations in West Palm Beach and Boca Raton bring guests in. Florida Atlantic University’s main campus in Boca Raton, spring training for the St. Louis Cardinals and Miami Marlins at Roger Dean Chevrolet Stadium in Jupiter, the Kravis Center in West Palm Beach and Worth Avenue on Palm Beach island add steady reasons to visit, and the winter season brings longer stays.

Local vs. national

The Palm Beach County advantage: local knowledge at every level

A national platform prices Palm Beach County from a spreadsheet and sends whoever is free to turn the unit. We work it address by address: which city or county code applies, which tax accounts the stay needs, and our own cleaning and maintenance staff on every turnover, with guests able to reach us 24/7.

Regulatory compliance

Palm Beach County short-term rental rules

The Palm Beach County Tax Collector requires anyone offering transient accommodations to register a tourist development tax account, and each vacation rental also needs a Short-Term Rental Local Business Tax Receipt, renewed by September 30, with both numbers shown on online listings. City rules sit on top: West Palm Beach requires a city rental license and inspection for every rental unit, Delray Beach presumes a prohibited transient use when a home in single-family or planned residential zoning turns over more than six times a year, and the Town of Palm Beach classifies stays under three months, more than three times a year, as a commercial use.

Always confirm the latest rules with the relevant local authority before listing — we'll point you to exactly what applies to your property.

Common questions

Palm Beach County STR management — FAQs

What tourist tax applies to vacation rentals in Palm Beach County?

Palm Beach County charges a 6% tourist development tax on rentals of six months or less, collected by the county Tax Collector. Guests also pay Florida’s 6% sales tax and, for 2026, Palm Beach County’s 0.5% discretionary sales surtax, after the county’s previous 1% infrastructure surtax was repealed at the end of 2025.

Does Airbnb collect the Palm Beach County tourist tax for hosts?

No. The Palm Beach County Tax Collector says online platforms do not remit tourist development tax to it. The host collects the tax from guests, files a return every month, and files a $0 return in months with no rental activity.

Can I run an Airbnb on the island of Palm Beach?

Not on a nightly or weekly basis in a residential district. The Town of Palm Beach zoning code defines residential use as occupancy of at least three months, allowing shorter occupancies no more than three times a year, and treats more frequent short occupancy as a commercial use. Seasonal leases of three months or more are allowed, and we manage those.
