Short-term rental and Airbnb management in Boca Raton

Boca Raton is a planned, well-kept city in southern Palm Beach County, and much of its housing sits inside gated communities and condo associations. Rental stock ranges from oceanfront condos on the barrier island along A1A to single-family homes in older neighborhoods east of Interstate 95 and townhouses near the university.

Property management in Boca Raton starts with the paperwork, not the furniture. Many homes here are governed by association documents that set minimum lease terms, limit how many times a year a unit can be rented, or require board approval for each tenant. Our Airbnb management in Boca is only offered where those documents allow it, and where they do not we look at longer furnished stays instead.

Where guests come from

Florida Atlantic University’s main campus brings parents, visiting faculty, recruits and graduation crowds, and Lynn University adds its own calendar of events. Boca Raton Regional Hospital draws patients and families from across the region, a group that often needs a furnished home for weeks rather than nights.

Leisure guests come for the public beach parks at Red Reef, Spanish River and South Beach Park, the Gumbo Limbo Nature Center, and the shops and restaurants at Mizner Park and Town Center at Boca Raton. Boca Raton Airport handles private and corporate aircraft, while airline passengers use Fort Lauderdale-Hollywood or Palm Beach International. Brightline’s Boca Raton station, near Mizner Park, connects the city to Miami, Fort Lauderdale, West Palm Beach and Orlando.

Boca Raton short-term rental rules

A Boca Raton vacation rental has to meet state and county requirements. Under §509.013, a unit rented more than three times a year for less than 30 days is a transient public lodging establishment, and §509.241 requires a DBPR license for it.

At the county level, the Palm Beach County Tax Collector requires anyone offering transient accommodations to register a tourist development tax account online, and every vacation rental needs a Short-Term Rental Local Business Tax Receipt for each account. Both numbers must appear in online listings, and the receipt is renewed by September 30 each year. The county takes applications online, in person or by mail.

Zoning and private rules can still decide whether a particular address works. City zoning applies by district, and condo and homeowner association documents can restrict short-term leasing or ban it outright. Before we take on a property, we confirm the zoning, read the association’s declaration and rules, and confirm with the city where needed. If a building does not allow stays under 30 days, we will tell you so.

Taxes on Boca Raton vacation rentals

Stays of six months or less carry Florida’s 6% sales tax under §212.03 and Palm Beach County’s 0.5% discretionary sales surtax, which took effect January 1, 2026 according to DR-15DSS. Palm Beach County’s 6% tourist development tax (DR-15TDT) is collected by the county Tax Collector.

The detail that catches new hosts out: the Tax Collector’s page says online platforms do not remit the tourist development tax to it, so the host must collect it from guests and file monthly, including $0 returns in empty months.

How Florida Hosts manages Boca Raton rentals

Florida Hosts helps Boca Raton owners with the DBPR license, the Palm Beach County tourist tax account and the county short-term rental receipt. In Boca Raton we review association rules first, set up the county tax account and receipt, file the monthly tourist tax returns, and handle guests 24/7 with our own cleaning and maintenance staff.

Short-term rental management and Airbnb management cost 18–25% of booking revenue, quoted in writing. Some Boca properties are better suited to mid-term furnished rentals of 30 days or more for FAU and hospital visitors, or to annual leases, which we manage with licensed brokers. We can send a free rental projection within one business day.

The rules

Boca Raton vacation rental rules

Palm Beach County requires anyone offering transient accommodations to register a tourist development tax account with the county Tax Collector, and vacation rentals also need a Short-Term Rental Local Business Tax Receipt for each account, renewed by September 30, with both numbers shown when advertising online. The county's 6% tourist development tax applies to rentals of six months or less, and the Tax Collector says online platforms do not remit it, so the host must. These are county requirements; condo and HOA leasing rules apply on top.

Common questions

Boca Raton vacation rental management — FAQs

Is Airbnb legal in Boca Raton?

Short-term rentals in Boca Raton need the state DBPR license when rented more than three times a year for under 30 days, a Palm Beach County tourist development tax account and a county short-term rental business tax receipt. Condo and HOA documents can limit or ban short stays, and those private rules are enforceable, so every property has to be checked individually before it is listed.

What taxes apply to short-term rentals in Boca Raton?

Florida's 6% sales tax on rentals of six months or less (§212.03), Palm Beach County's 0.5% discretionary sales surtax for 2026 (DR-15DSS) and Palm Beach County's 6% tourist development tax (DR-15TDT). The Palm Beach County Tax Collector says online platforms do not remit the tourist development tax to it, so the host must collect and file it.

Do Airbnb and Vrbo pay the Palm Beach County tourist tax for me?

No. The Palm Beach County Tax Collector states that online platforms do not remit tourist development tax to the Tax Collector. The host collects it from the guest, files a return each month and files a $0 return in months with no rentals.

Is there demand for furnished monthly rentals in Boca Raton?

Boca Raton is home to Florida Atlantic University's main campus, Lynn University and Boca Raton Regional Hospital, which bring visiting faculty, families and medical visitors who need a furnished place for weeks or months. Stays of six months or less are still subject to sales and tourist taxes.
