ExploreLocal vs. national

Short-term rental and Airbnb management in Coral Gables
Owners often ask us about Airbnb management in Coral Gables because the city looks like a natural fit: tree-lined streets, Mediterranean Revival houses, a university and a hotel district. The honest answer is that the city does not allow it. Coral Gables bars stays of less than six months in its residential zones, and it enforces that rule with daily fines.
That changes what property management in Coral Gables means for us. We do not run short-term rental management or vacation rental listings on homes or condos in the city’s residential zones. We manage them as long-term rentals instead, with leases of at least six months, and we explain the rule to any owner who arrives expecting nightly bookings.
Where tenants come from
The University of Miami’s main campus sits in Coral Gables along US-1, and its faculty, staff, visiting researchers and graduate students all look for housing within a short drive. Doctors Hospital, part of Baptist Health, is on University Drive, and medical staff on longer contracts are a natural fit for a furnished lease of six months or more.
The city’s downtown, along Miracle Mile and Ponce de Leon Boulevard, adds office workers who want to live close to where they work. Landmarks such as the Biltmore Hotel, Venetian Pool and Fairchild Tropical Botanic Garden are part of why tenants want to live here, even though they cannot book a weekend stay in a private home.
Coral Gables short-term rental rules
The City of Coral Gables published a short-term rental reminder on August 12, 2026. It states that, with the exception of designated historic bed-and-breakfast establishments, short-term rentals, meaning stays of less than six months, are not permitted in areas zoned for single-family or multifamily residential use. Rental agreements in those areas must be for a minimum of six months.
Enforcement is set out in the City Manager’s Administrative Order 2021-05, which grounds the rule in Zoning Code Article 2, Section 2-101. Code officers and police cite the owner of record immediately, with no warning, at $150 per day for a first violation and $500 per day for each repeat violation with new tenants. Fines can keep running until the owner removes online listings, stops providing daily or weekly stays, and gives the city a compliant lease or vacant property registration.
The six-month floor also covers furnished stays of 30, 60 or 90 days. In Coral Gables, a mid-term rental is still a short-term rental under city rules, so our furnished leases here start at six months.
Taxes on Coral Gables rentals
Florida’s 6% sales tax under §212.03 and Miami-Dade’s 6% local transient rental tax, listed on the state’s DR-15TDT chart, apply to stays of six months or less, along with the county’s 1% surtax. Miami-Dade’s tourist tax page says a rental for more than six months is exempt from the county taxes if a written lease is available on request. A compliant Coral Gables lease, which must run at least six months, should be written to clear that line.
How Florida Hosts manages Coral Gables rentals
In Coral Gables we focus on long-term rentals: licensed brokers handle tenant leasing, and our own maintenance staff look after the property once the lease starts.
If you own elsewhere in South Florida where short-term rentals are allowed, our Airbnb management fee there is 18–25% of booking revenue, quoted in writing. For any property, a free rental projection comes back within one business day.

Common questions
Coral Gables vacation rental management — FAQs
Is Airbnb legal in Coral Gables?
Not in residential areas. The City of Coral Gables says that, except for designated historic bed-and-breakfast establishments, short-term rentals (stays of less than six months) are not permitted in areas zoned for single-family or multifamily residential use, and rental agreements there must be for at least six months.
What taxes apply to short-term rentals in Coral Gables?
Where a stay of six months or less is lawful, it carries Florida's 6% sales tax (§212.03), Miami-Dade's 1% discretionary sales surtax (DR-15DSS, 2026) and Miami-Dade's 6% local transient rental tax (DR-15TDT). In Coral Gables' residential zones, though, leases must run at least six months, and a bona fide written lease longer than six months falls outside those transient rental taxes.
What happens if a Coral Gables home is used as a short-term rental?
City Manager Administrative Order 2021-05 directs code officers and police to cite the owner immediately, with no warning, at $150 per day for a first violation and $500 per day for repeat violations. Fines can keep running until the listing is removed and a compliant lease or vacant property registration is provided.
Can I do a 30-day or 90-day furnished rental in Coral Gables?
Not in a residential zone. The city's six-month minimum covers furnished mid-term stays too, so a one- or three-month rental is still a short-term rental under city rules. We manage furnished leases of six months or longer.
