ExploreLocal vs. national
The Sunny Isles Beach advantage: local knowledge at every level
National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Sunny Isles Beach around its own seasons and events, and our own cleaners and maintenance staff look after the homes.
Short-term rental and Airbnb management in Sunny Isles Beach
Sunny Isles Beach is a narrow barrier-island city between the Atlantic Ocean and the Intracoastal Waterway, north of Haulover Inlet and south of Golden Beach. Almost everything that matters to a vacation rental sits along Collins Avenue: a long run of oceanfront condo towers, with smaller condos, townhomes and a few single-family streets on the bay side.
That makes property management in Sunny Isles Beach mainly a condo business, and the city regulates condos unit by unit. Before any Airbnb management starts, the building has to allow short-term rentals and the unit needs its own city license. Our short-term rental management begins with those two checks.
Where guests come from
The beach is the reason most guests come. The city’s Newport Fishing Pier sits on the ocean at Sunny Isles Beach Boulevard and Collins Avenue, open for fishing and walking. Samson Oceanfront Park and Heritage Park, both on Collins Avenue, add open space off the sand, and Heritage Park has playgrounds, a splash pad and a dog park.
Location helps too. Aventura Mall and Brightline’s Aventura station are a short drive across the causeway, Oleta River State Park is just southwest, and both Miami International and Fort Lauderdale-Hollywood International airports are within driving range. Winter visitors who stay for a month or more fit the city’s license rules as easily as a week-long family trip.
Sunny Isles Beach short-term rental rules
City Code Chapter 217 splits short-term rentals by building type. Article II covers condominiums, apartments and co-ops: an owner or responsible party must hold a Short-Term Vacation Rental License before renting any unit for less than six months, with a separate license for each unit. The application includes a DBPR transient public lodging license, a Florida Department of Revenue registration, a Miami-Dade tourist tax account, a city Local Business Tax Receipt, proof of insurance, the lease form, the guest parking spaces and the condo declaration or association consent. The city will not license a unit where the association or building owner prohibits short-term rental.
Licensed units follow set standards. Occupancy is two persons per bedroom plus two more, up to 12, excluding children under three, or the association’s limit if stricter. The responsible party must answer the phone 24/7, be able to respond in person within one hour, keep a guest list, and inspect the unit at the end of each stay. A one-page notice with the contact, occupancy, parking, trash days, evacuation map and police number goes by the entrance, outdoor amplified sound is never allowed, and the license number appears on every listing. Licenses expire each September 30. Fines are $1,000 for a first violation and $2,500 for a second, and a third in 12 months suspends the license for a year.
Article I covers single-family homes in the R-1 and R-TH zones. Every rental period of up to six months needs its own city registration, and the city issues no more than four registrations in 12 months.
Taxes on Sunny Isles Beach vacation rentals
Stays of six months or less carry Florida’s 6% sales tax under §212.03 and Miami-Dade’s 1% surtax from the state’s DR-15DSS for 2026. The state’s DR-15TDT chart lists Miami-Dade’s local transient rental tax at 6% here, which the county splits into a 3% convention development tax, a 2% tourist development room tax and a 1% professional sports tax.
