Short-term rental and Airbnb management in Doral

Doral is a city of townhouse communities, gated single-family neighborhoods and newer mid-rise condos, built around golf courses, warehouses and corporate offices on the western edge of Miami International Airport. It is a working city first, which shapes who rents here: people who need a place for a week, a month or a season rather than a single night.

Doral’s code reinforces that. Property management in Doral cannot mean one-night Airbnb turnovers, because the city prohibits rentals shorter than seven days. Short-term rental management here means fewer, longer stays, each registered with the city, plus furnished mid-term and annual leases for the rest of the year.

Where guests come from

Miami International Airport borders Doral to the east, which makes the city practical for airline crews, travelers with early flights and business visitors to the offices and warehouses along the Palmetto Expressway. Trump National Doral, the golf resort on NW 87th Avenue, draws golfers and corporate groups.

Shopping and dining keep families coming back. Miami International Mall sits on NW 107th Avenue, and CityPlace Doral and Downtown Doral mix restaurants with apartments. Visitors who come for a weekend cannot book a private home here, because the minimum stay is seven days.

Doral short-term rental rules

Doral regulates short-term rentals in City Code §5-271, which defines a short-term or vacation rental as any occupancy of a single-family, two-family, multi-family or townhouse unit for not less than seven days and no more than six months. Rentals of less than seven days are prohibited in the city.

Every rental period needs its own city registration, and the city issues no more than three registrations in a 12-month period. The application lists a responsible party who answers the phone 24 hours a day, seven days a week, proof of ownership and proof that any homeowners’ association has been notified in writing. The owner also acknowledges parking, noise and trash rules, a limit of two overnight guests per available bed up to eight people, one fire extinguisher per 1,000 square feet, and a fire sprinkler system inspected and approved by the Miami-Dade County Fire Department. Fines are $500, $1,500, $5,000 and $7,500 for the first through fourth violation in 12 months.

The current text was adopted by Ordinance 2011-17 on July 6, 2011. Florida’s §509.032(7)(b) limits local rules on rental duration and frequency adopted after June 1, 2011, so how those limits apply is a question for the city and your attorney. We follow the code as written. A state DBPR license is also needed for transient rentals.

Taxes on Doral vacation rentals

Stays of six months or less carry Florida’s 6% sales tax under §212.03 and Miami-Dade’s 1% surtax from the state’s DR-15DSS for 2026. The state’s DR-15TDT chart lists Miami-Dade’s local transient rental tax at 6%, which the county splits into a 3% convention development tax, a 2% tourist development room tax and a 1% professional sports tax. Doral’s code also says owners are subject to resort taxes established by city law.

How Florida Hosts manages Doral rentals

In Doral, our Airbnb management is built around week-plus stays: we set minimum-night rules on every listing, file the city registration for each booking, keep the sprinkler and extinguisher paperwork in order, and handle 24/7 guest communication with our own cleaning and maintenance staff.

Doral’s definition covers every stay from seven days to six months, so a 30- or 90-day furnished stay also needs a registration and counts toward the three-a-year cap. For the rest of the year, a furnished or unfurnished lease of more than six months is the practical option, and licensed brokers handle that leasing for us. Our short-term rental management fee is 18–25% of booking revenue, quoted in writing, and a free rental projection comes back within one business day.
