Short-term rental and Airbnb management in Homestead

Homestead is the southern end of Miami-Dade’s suburbs, where subdivisions give way to plant nurseries, avocado and mango groves, and the edge of the Everglades. Many rental candidates are single-family houses and townhomes, many with yards and room for a boat or trailer. That suits guests who come to fish, paddle or drive on to the Keys, and who want more space than a hotel room.

Property management in Homestead is also about distance. Homestead is a long drive from Miami’s urban core, and a vacation rental here needs a team that can turn a house over and fix a leak without a long wait. Our short-term rental management covers that with our own staff.

Where guests come from

Two national parks start at Homestead’s edge. The main entrance to Everglades National Park and its Ernest F. Coe Visitor Center are west of town on State Road 9336, and Biscayne National Park’s Dante Fascell Visitor Center is at Convoy Point at the east end of SW 328th Street, beside Homestead Bayfront Marina. Visitors to both parks look for a base close to the gates.

Homestead-Miami Speedway brings race fans for its event weekends. Homestead Air Reserve Base and Baptist Health’s Homestead Hospital bring service members, contractors and medical staff who need housing for weeks or months. The Redland’s farm stands, U-pick fields and Schnebly Redland’s Winery draw weekend visitors, and US-1 carries traffic south through Florida City toward Key Largo.

Homestead short-term rental rules

Florida requires a vacation rental license from DBPR’s Division of Hotels and Restaurants for any home rented more than three times a year for less than 30 days at a time, as defined in §509.013. Under §509.032(7)(b), cities cannot ban vacation rentals or limit their duration or frequency unless the rule was adopted on or before June 1, 2011.

We did not find a short-term rental ordinance in the City of Homestead’s code, so we have no city-specific rule to cite here. That does not mean every home qualifies: HOA covenants, building and zoning rules, and the city’s business tax requirements can still apply, and we check them for each address.

City limits matter here. Many homes with a Homestead mailing address sit in unincorporated Miami-Dade, where County Code §33-28 requires a Certificate of Use, renewed annually and subject to inspection, before a property can be offered for stays of less than 30 days.

Taxes on Homestead vacation rentals

Stays of six months or less carry Florida’s 6% sales tax under §212.03 and Miami-Dade’s 1% surtax from the state’s DR-15DSS for 2026. The state’s DR-15TDT chart lists Miami-Dade’s local transient rental tax at 6%. Miami-Dade’s tourist tax page breaks that into a 3% convention development tax, a 2% tourist development room tax and a 1% professional sports tax, and requires each rental to be registered separately.

How Florida Hosts manages Homestead rentals

In Homestead our Airbnb management covers listing, pricing for park season and race weekends, guest screening, 24/7 guest communication, and cleaning and maintenance by our own staff, along with the state, county and tax registrations.

Our short-term rental management fee is 18–25% of booking revenue, quoted in writing. We also manage mid-term stays of 30 days or more and annual leases, with licensed brokers handling the leasing. Ask for a free rental projection and you will have it within one business day.

The rules

Homestead vacation rental rules

Florida licenses vacation rentals at state level, and cities, counties and condo or HOA documents can add their own requirements. We check what applies to your Homestead address — license, registration and building rules — before a single guest books.

Rules change, so always confirm the current position for your address — we will tell you exactly what applies.

  • In Florida, a home rented to guests more than three times in a calendar year for stays of less than 30 consecutive days — or advertised as regularly available for such stays — is a transient public lodging establishment.
    Fla. Stat. §509.013(4)(a)1 (2026)
  • A condominium or cooperative unit, or a house of up to four units, that is a transient public lodging establishment (and not a timeshare) is a "vacation rental" under Florida law.
    Fla. Stat. §509.242(1)(c) (2026)
  • Each public lodging establishment, vacation rentals included, must hold a license from the Division of Hotels and Restaurants of the Florida Department of Business and Professional Regulation (DBPR).
    Fla. Stat. §§509.013(1), 509.241(1) (2026)
  • A Florida local law may not prohibit vacation rentals or regulate how long or how often they are rented — unless that local law was adopted on or before June 1, 2011.
    Fla. Stat. §509.032(7)(b) (2026)

Common questions

Homestead vacation rental management — FAQs

Is Airbnb legal in Homestead?

Florida law allows vacation rentals with a state license from DBPR's Division of Hotels and Restaurants. We did not find a short-term rental ordinance in the City of Homestead's code, but HOA rules, zoning and building rules still vary by address. Homes just outside city limits in unincorporated Miami-Dade need a county Certificate of Use under County Code §33-28.

What taxes apply to short-term rentals in Homestead?

Stays of six months or less carry Florida's 6% sales tax (§212.03), Miami-Dade's 1% discretionary sales surtax (DR-15DSS, 2026) and Miami-Dade's 6% local transient rental tax (DR-15TDT): 3% convention development, 2% tourist development and 1% professional sports franchise facility tax, filed with the county.

Is my Homestead address inside the city?

Not always. Many homes with a Homestead mailing address, including much of the Redland farm area and Leisure City, are in unincorporated Miami-Dade County. There, Miami-Dade County Code §33-28 requires a Certificate of Use, renewed every year, before a home can be offered for stays of less than 30 days.

Do you manage mid-term rentals in Homestead?

Yes. We manage furnished stays of 30 days or more and annual leases, with licensed brokers handling the leasing. Homestead Hospital and Homestead Air Reserve Base both bring people who need housing for longer than a vacation.

What does short-term rental management cost in Homestead?

Our short-term and Airbnb management fee is 18–25% of booking revenue, quoted in writing. A free rental projection comes back within one business day.
