Local vs. national

The Aventura advantage: local knowledge at every level

National platforms run algorithms, not relationships — pricing from national datasets, turnovers by whoever is free, and support with no feel for your market. We price Aventura around its own seasons and events, and our own cleaners and maintenance staff look after the homes.

Short-term rental and Airbnb management in Aventura

Aventura is a small city in the northeast corner of Miami-Dade, bordered by the Intracoastal Waterway on the east and Hallandale Beach to the north. Its housing is mostly condominiums: towers along the water and around Country Club Drive, the gated island community of Williams Island, and mid-rise buildings close to Biscayne Boulevard.

That makes property management in Aventura a condo-by-condo exercise. The building’s declaration and rules, not a city ordinance, usually decide whether a unit can take guests for a week, a month or only a year at a time. Our short-term rental management starts by reading those documents, then sets the listing up to fit them.

Where guests come from

Aventura Mall on Biscayne Boulevard is the city’s best-known address, and Brightline’s Aventura station sits across the boulevard from it, with trains north to Fort Lauderdale, West Palm Beach and Orlando and south to Downtown Miami. That makes Aventura a practical base for visitors who want the beach at Sunny Isles Beach, a short drive east, without staying on Collins Avenue.

The JW Marriott Miami Turnberry Resort and its golf courses on West Country Club Drive bring golfers and conference groups, and the Don Soffer Exercise Path circles the Turnberry course. HCA Florida Aventura Hospital on Biscayne Boulevard brings patients’ families and contract medical staff who need furnished housing for weeks or months. Founders Park and the Aventura Arts and Cultural Center give longer-stay guests something close to home.

Aventura short-term rental rules

Florida requires a vacation rental license from DBPR’s Division of Hotels and Restaurants for any unit rented more than three times a year for less than 30 days at a time, as defined in §509.013. Under §509.032(7)(b), cities cannot ban vacation rentals or limit their duration or frequency unless the rule was adopted on or before June 1, 2011.

We did not find a short-term rental ordinance in Aventura’s city code, so we do not cite one here. The city’s business tax receipt package does say that all business owners operating in Aventura need both a Certificate of Use and a Local Business Tax Receipt, and we confirm with the city how that applies to a rental.

The bigger limits are private. Condo declarations in Aventura can set minimum lease terms, cap the number of leases a year, require association approval of each tenant, or ban short stays outright, and the association’s documents bind owners regardless of what the city allows. If a building’s rules rule out short-term stays, we will tell you before you list.

Taxes on Aventura vacation rentals

Stays of six months or less carry Florida’s 6% sales tax under §212.03 and Miami-Dade’s 1% surtax from the state’s DR-15DSS for 2026. The state’s DR-15TDT chart lists Miami-Dade’s local transient rental tax at 6% in Aventura, which the county splits into a 3% convention development tax, a 2% tourist development room tax and a 1% professional sports tax.

How Florida Hosts manages Aventura rentals

For an Aventura condo, our Airbnb management covers association approvals, building registration and guest access rules, pricing, 24/7 guest communication, and cleaning and maintenance by our own staff.

Our short-term rental management fee is 18–25% of booking revenue, quoted in writing. Where a building only allows longer leases, we manage furnished mid-term stays and annual leases, with licensed brokers handling the leasing. A free rental projection comes back within one business day.

The rules

Aventura vacation rental rules

Florida licenses vacation rentals at state level, and cities, counties and condo or HOA documents can add their own requirements. We check what applies to your Aventura address — license, registration and building rules — before a single guest books.

Rules change, so always confirm the current position for your address — we will tell you exactly what applies.

  • In Florida, a home rented to guests more than three times in a calendar year for stays of less than 30 consecutive days — or advertised as regularly available for such stays — is a transient public lodging establishment.
    Fla. Stat. §509.013(4)(a)1 (2026)
  • A condominium or cooperative unit, or a house of up to four units, that is a transient public lodging establishment (and not a timeshare) is a "vacation rental" under Florida law.
    Fla. Stat. §509.242(1)(c) (2026)
  • Each public lodging establishment, vacation rentals included, must hold a license from the Division of Hotels and Restaurants of the Florida Department of Business and Professional Regulation (DBPR).
    Fla. Stat. §§509.013(1), 509.241(1) (2026)
  • A Florida local law may not prohibit vacation rentals or regulate how long or how often they are rented — unless that local law was adopted on or before June 1, 2011.
    Fla. Stat. §509.032(7)(b) (2026)

Common questions

Aventura vacation rental management — FAQs

Is Airbnb legal in Aventura?

Florida law allows vacation rentals with a state license from DBPR's Division of Hotels and Restaurants. We did not find a short-term rental ordinance in Aventura's city code, but most homes here are condos, and each association's declaration can limit or ban short leases. We read those documents before taking on a unit.

What taxes apply to short-term rentals in Aventura?

Stays of six months or less carry Florida's 6% sales tax (§212.03), Miami-Dade's 1% discretionary sales surtax (DR-15DSS, 2026) and Miami-Dade's 6% local transient rental tax (DR-15TDT): 3% convention development, 2% tourist development and 1% professional sports franchise facility tax, registered separately for each rental.

Do I need a city business license for an Aventura rental?

Aventura's business tax receipt package says all business owners operating in the city must obtain a Certificate of Use and a Local Business Tax Receipt. Miami-Dade also says a business in a city must hold both a city and a county receipt. We confirm with the city's business tax office how that applies to your unit.

Do you manage mid-term rentals in Aventura?

Yes. Furnished stays of 30 days or more suit hospital staff at HCA Florida Aventura Hospital and families between homes, and we also manage annual leases. Licensed brokers handle the leasing.

What does Airbnb management cost in Aventura?

Our short-term and Airbnb management fee is 18–25% of booking revenue, quoted in writing after we review the unit and its association rules. A free rental projection comes back within one business day.
